DescriptionBuilt of squared coursed marlstone under a Welsh slate and Stonesfield slate roof, Berwick House

dates from the 17th century with later alterations. This semi-detached house is centrally located in

the village, approached over a gravelled drive with a gated access. The property retains many period

features including inglenook fireplaces, ceiling beams and some flagstone floors. Berwick House

benefited from a substantial programme of sympathetic restoration and updating approximately two

years ago including some re-roofing, re-plastering, installation of wooden internal doors and a new tile

floor in the drawing room.

AccommodationThe accommodation is laid out over two floors plus a cellar as detailed on the floor plans opposite.

OutsideThe gravel drive continues past the front door to the outbuildings and offers extensive off-road

parking. The outbuildings include a substantial period double height stone built barn with potential

to renovate to provide garaging and/or additional accommodation, ie office or annexe subject to

obtaining planning permission and building regulations. There is a further outbuilding currently used

as a workshop/store with further potential. This could be used as garaging. A patio area lies off the

kitchen and drawing room, accessed via French doors from each of these rooms. The garden is

mainly laid to lawn with some fruit trees and flower and herbaceous borders. There are stone walls

to either side of the garden offering privacy and a stone and timber boundary to the rear.
