Since Joining Jerde in 1988, David Rogers has been responsible for designing many of the firm’s most innovative, award-winning projects. David’s design approach is one of the new world modernist in a profession of ever expanding globalization. He believes the key to sustainability is creating and inventing lasting urban places that celebrate the human spirit and enhance quality of life. Prior to joining Jerde, David worked as an architect in diverse cities such as Minneapolis, Boston, Athens, Riyadh, Beverly Hills and Des Moines, and as a teacher with universities in California, Iowa, Minnesota and Saudi Arabia. He earned a Bacherlor of Architecture with honors from the University of Nebraska and a Masters of Architecture from the University of Minnesota. He is registered in California and is a member of the Amercian Institute of Architects and NCARB.

The Jerde Partnership also developed its placemaking and experiential philosophy with the design and planning of the Los Angeles 1984 Olympics, which became the only profitable Olympics to date. Based on the success of both Horton (from a retailing perspective), and the Olympics (from a placemaking concept), the firm continued to evolve is creative expertise in creating retail and entertainment destinations, designing the redevelopment of Fashion Island in Newport Beach, CA in 1989; the hugely successful $680M Mall of America[3] in Bloomington, Minnesota in 1992, the original Urban Entertainment Center Universal CityWalk in Los Angeles; the pirate show and facade of the Treasure Island Casino in Vegas in 1993; the Las Vegas Fremont Street Experience in 1995; and Bellagio in Las Vegas in 1998.
The firm developed into a major international company with key urban regeneration projects overseas, including Beursplein in Rotterdam, Netherlands, and Canal City Hakata in Fukuoka, Japan, both in 1996, as well as significant other projects in Japan,[4] China, and Europe. Jerde has continued to evolve its design expertise and more recently has completed a string of critically acclaimed urban mixed-use, sustainable developments, including: Namba Parks in Osaka, Japan, recently awarded the Urban Land Institute Awards of Excellence: Asia Pacific, 2009; Roppongi Hills in Tokyo, Japan; Kanyon in Istanbul, Turkey; and Zlote Tarasy in Warsaw, Poland; along with multiple high profile projects currently in the design and planning stages.
Jerde’s projects are consistently marked by three things: a respect for user experience unique among American architecture firms, a lasting sense of clarity and entertainment in the final environment, and a very high rate of return - both economically and socially. In the first 20 days of operation, the Las Vegas hotel/casino Bellagio that Jerde designed for Steve Wynn achieved an impressive annualized sales of $1800 per square foot ($19,000/m ²), an astonishing feat for even Vegas standards, particularly at a time when gaming revenues far exceeded non-gaming functions. In the architectural and development community, Jerde has received numerous awards for its projects and accomplishments over the past three decades.
The Jerde Partnership continues to design around the world as a multi-national design studio, currently working on projects in China, Korea, Asia Pacific, Eastern Europe, the UAE, and Los Angeles. Jon Jerde, FAIA serves as Chairman of the firm and Rick Poulos, AIA, is Executive Vice President and Partner-in-charge. The design is overseen by Jon Jerde and led by the firms three Design Directors: John Simones (Partner), David Rogers, AIA (Partner), and Tammy McKerrow (Partner).
Jon Jerde founded The Jerde Partnership in 1977 to pioneer a new design philosophy, called placemaking, that creates communal places with heightened experiences. Whether designing large scale, mixed-use urban districts or focusing on small-scale prototypes, experiences, not objects, are the focus. Jon believes globalization has caused many of the world’s cities to become generic. So his projects are designed to speak in the language of the local culture, ensuring that each project appropriate to the site and city. His projects use the city’s urban fabric as a starting point and are often composed out of fragments of existing buildings. As a result, his projects share characteristics with the local context while creating a new identity and urban catalyst for their surrounding areas. Jon’s projects have been recognized by the American Institute of Architects (AIA), the International Council of Shopping Centers, and two ministries of the Japanese government. In 2000, the University of Southern California established the Jon Adams Jerde, FAIA, Endowment toward a Chair in Architecture and the Distinguished Alumnus Award. Jon was named an AIA Fellow in 1990 and received AIA/LA’s Pacific Rim Award for global innovation and impact. Jon studied fine arts and engineering at the University of California, Los Angeles in 1957-58 and received his Bachelor of Arts degree in Architecture from the University of Southern California in 1964.

COMPANY HISTORYIt is our pleasure to introduce our company, PT. Wisma Benhil. Established in Jakarta in 1982, our company has becomed a well respected and diversified real-estate business. We are recognized as an early pioneer in Jakarta’s development as a result of projects such as the Wisma Benhil Building and the Papillon Apartment.
OUR FOUNDERMr Hindharto was born in Kudus in 1949. In the year 1968, he went to study and work in Germany for six years and returned to Jakarta in 1974. After his return, he spent many years in Borneo and Sumatra building various infrastructure projects and opening new areas for agriculture.
He entered the real-estate industry in 1981 with the establishment of PT. Wisma Benhil and completed his first building in 1983. Since then, he has continued to grow PT. Wisma Benhil through a wide range of property projects. Mr Hindharto is a highly respected, successful pioneer in the Indonesian property industry.
His vast experience and strong relationships with various authorities, consultants, marketing agents, contractors and financial institutions has enabled Mr Hindharto to be a worthy partner in all the projects he has undertaken.

A ILLUSTRATED SITE PLAN
Intended as a cultural gateway for people from the Jakarta region and other urban centers, the design concept will establish Benhil Central as a vibrant “heart” of the central business district with a wealth of communal and commercial activities, combined with entertainment and distinct o�erings. A series of processional features – Canal walk, buildings, plazas, arcades, terraced roof park and green space – will be arranged for visitors to discover and experience as they pass through dramatic contoured forms and gardens which represent metaphors of the mountains, waterways and urbanity of the region.
In order to deliver a truly new and compelling cultural commercial center, the mixed-use program and associated amenities are designed as icons within a seamlessly integrated and interactive pedestrian setting. This feature represents a new model of ‘cultural green’ attractions that blends modern design and amenities set into a strong natural environment inspired by Jakarta’s historical diversity and continued evolution as a dynamic international city.

A PROJECT DISTRICTS
SUSTAINABLE PLACE FOR PEOPLE:
In order to be truly unique and provide a new model of development for the region , the Benhil Central development must start with a sustainably centered framework . This idea is demonstrated by the world’s many great, timeless cities that have endured for centuries. Their fine grained circulation patterns – which define neighborhoods, districts and cultural centers – were developed over time, based on how people have historically lived, worked and traveled by foot or by public transportation. They continue to be walkable, compact, and integrated while addressing the complex contemporary necessities of modern life. These patterns are able to inform layouts and planning strategies related to the new development, with the following key principles :
- Design for people first
- Establish the urban resort district as the formative public core with a pedestrian fabric of interlinking connections to the various gathering spaces and surrounding developments
- Establish a comprehensive framework that is functional to the region’s modes of transportation
- Develop a concept which unites with its surrounding context and infrastructure so that growth does not inhibit sustainability
- Create a visually unique identity – a singular signature of exceptional design and quality of life.
- Become a landmark for environmental, societal, and economic growth and prosperity

A WET MARKET DISTRICT
DISTRICT 1. WET MARKET
As an integral part of the local neighborhood, the re-developed wet market district will play an important role in the new development. It is fundamental to integrate the local neighborhood and community as part of the project concept, so we intend to provide updated modern sanitary facilities, and well lit spacious circulation and service areas as part of the new wet market design. Our project is part of the local community, so the local community should be part of our project.

DISTRICT 2. INTERNATIONAL TRADE CENTER
The proposed ‘international trade center’ district of the project will bring an incredibly vibrant element to the development, with small leasable spaces allowing the energetic, young and emerging retailers and designers incubater areas and places to develop. The design of the retail space is non-orthographic, influenced by the surrounding neighborhoods quirky development o�-grid, and brings an element of discovery and excitement to the experience of the spaces.

A TERRACE GARDENS DISTRICT
DISTRICT 3. TERRACE GARDENS
A uniquely diversified multi level “retail market stall assemblage”, and a contemporary shopping center integrated with “Sky Parks and Terraces” are woven poetically throughout the project and compliment the overall Pocket Park master plan we are formulating for the district. The local markets will be woven together with the global international retailers, creating an exciting and lively interplay of di�ering program typologies. The interplay of inside and outside spaces, gardens and terraces create and extraordinary varied spatial experience, while allowing for a sustainable and ecological natural ventilation of the public spaces to mediate human comfort.

A URBAN PARK DISTRICT
DISTRICT 4. URBAN PARK
The parcel to the east of the site, adjacent to sudirman, is in an excellent strategic location for an urban park. Close to the canal, to office buildings, residential community, bus stop, MRT, and the local university, this would be the ideal location for an iconic, dense, urban city park.

The mid-market retail will be a mix of small shops, incubator space and food and beverage establishments that really accentuate the inside-outside relationships and take full advantage of the stepping terraces throughout the project.

A RETAIL CLOUD DISTRICT
DISTRICT 6. CANAL WALK
The proposed landscape amenity development and board walk design intent along the Canal adjacent to the site to the north will incorporate a comprehensive sustainable environmental strategy including “ON Site” water retention and a comprehensive canal filtration and rejuvena -tion system within our current master plan proposal.We recommend this strategy be considered as a “Pilot Project” for the Jakata water district as a whole.The goal being a multi-year urban design strategy to create a cohesive canal network that becomes an amenity to the city of Jakarta.

A TOWER DISTRICT
DISTRICT 7. OFFICE/HOTEL TOWERCompleting the symphony of o�erings within this “Urban Resort Live Work Play” community will be a hotel and offices located within a distinctive 180 meter tower with panoramic views of the city and harbor. The slightly turning tower will become a landmark for the city as well as the project, and become a new gateway to the local neighborhood.
