In new build situations, maximising theuseable space of a building byincorporating a substructure basement ismore and more becoming a considerationfor designers and clients alike. In existingdomestic properties adding value andlifestyle improvements by the conversionof damp/wet basements to provideadditional useable space offers significantlong term benefits.

Substructure waterproofing designguidance is given in BS 8102:2009Protection of structures against waterfrom the ground. This document assistsdesigners, engineers and specifiers inadvising on methods of dealing with andpreventing the entry of water fromsurrounding ground into a building below

Basements can provide valuable additional space in commercial, civil and of course domestic buildings

ground level, given the clients’ expectationsand existing structure type and condition.

The term ‘Tanking’ refers to theapplication of a bonded membrane to asubstrate which will prevent the passage ofground water. This method ofwaterproofing is categorised as Type Awithin BS 8102.

STRUCTURAL WATERPROOFING

TANKINGTanking systems are applied to either thepositive side or the negative side of a substrate.Positive tanking is achieved when the hydrostaticwater pressure is pushing the tanking onto thesubstrate and is generally used in new buildsituations.

Negative tanking is where the tankingsystem is applied to the other side of a wall and thehydrostatic water pressure will try to push thetanking off the substrate. This approach is generallyused in existing basements and complies with therequirements of BS 8102. Successful Tanking on thenegative side requires a comprehensivespecification, as supplied free of charge by Sovereignon request.

When tanking existing basements internally, products suchas asphalt, self adhesive membranes or liquid appliedmembranes all require a supporting vertical brick orblockwork lining wall, which isnormally backfilled with asand/cement mix and loaded with aconcrete slab or a minimum 50mmsand/cement floor screed, incurringobvious space penalties.

The Sovereign Hey’di K11Tanking System will provide

Type A protection inaccordance with this BritishStandard Code of Practice

The Sovereign Hey’di K11 Tanking System, however, can beapplied direct to the suitably prepared/rendered substrate,with a final thickness of less than 5mm, without the

necessity of a supporting backfilledwall or loading concrete slab. Thiscan lower overall project costs byreducing material quantities andlabour time.

Sovereign Hey’di K11 is an alkali-resistant synthetically modified cementwhich is mixed with styrene-butadiene and water, producing a waterproof

slurry coating preventing both damp and waterpenetration. The chemicals in theslurry react, penetrate and fill off or block thecapillaries, bonding onto the preparedsurface, forming a strong monolithic bondenabling it to resist hydrostatic pressure.

Lateral/penetrating damp in above and belowground situations can be resolved for both oldproperties and new buildings using the SovereignHey’di K11 Tanking System. The K11 TankingSystem has proved to be highly successful forwaterproofing many varying types of structureworldwide for many years.

Tanking is the creation of a watertight envelope as it must be assumed thatwater pressure will come to bear upon the structureat some point in its life - BS 8102 refers. Thereforewith any below ground or retaining structure, tankingshould be applied to all surfaces below ground level,and ideally linked in with an effective damp proofcourse above ground level in order to achieve acontinuous system.

If continuity is not achieved, for whatever reason,then the basement will remain vulnerable todamp/water ingress via untreated areas.

Preparation and Applicatio

The K11 Tanking System must be applied to structurally stable walls and floors, which must meet the current designstandards/regulations for the intended purpose and situation. Floors must be of such design so as to resist both floatation

stresses exerted by hydrostatic pressure and deflection from internal loading. Although not always possible, the inclusion of amaintainable external land drainage system should be considered as an integral part of the overall waterproofing design.

The following guidelines are for the preparation and application of the K11 Tanking System in an existing basement

has been used for providing Type A waterproofing ofsubstructures such as cellars and basements. However,the K11 system has also been successfully put to good

use in many other damp proofing or waterproofing situations, such as:
