every one o his creations. Jay puts hundreds o hours intoeach set o plans to ensure both beauty and utility. Workingwith an architect to produce a similar house rom scratchtypically costs $5,000 - $10,000. Our goal is to oer youan amazing home at an aordable price.

Each IBC compliant set o plans includes our elevations(ront, back and sides); a detailed oor plan or every story,a transverse section, a drawing o one roo and one oun-dation plan, an electrical plan or each oor, kitchen detailsand a basic materials list.

Kitchen details

Our plans come complete with a ull kitchen section depict-

ing every cabinet and drawer. We use standard kitchencabinet sizes that can be ound at virtually any homeimprovement outlet. It’s up to you to decide the style andfnish.

Material list

The plans include a list o windows, doors, and appliances.The plans do show the types o materials used in the ram-ing, insulation and roofng o the house, but do not includequantities. A licensed contractor can determine the quantity

o dierent materials that are needed.

Materials and Construction Costs

We’ve estimated the material costs. Materials are generallyabout the same price no matter where you go, but laborcosts can vary greatly. We estimate costs with a raisedperimeter concrete oundation. You can visit our website touse the cost calculator or determining construction costsin your area.

Building Codes

Our plans have been designed to meet the InternationalBuilding Code. Some municipalities have additional restric-tions or requirements. Please check with your local build-ing department to veriy that these plans meet your localcodes.

Square footage Estimates

The square ootage listed is an estimate. Unortunately, notall municipalities calculate square eet the same way. The

square ootage we list includes the bottom oor, plus thespace in the top oor where the ceiling height is 5’0” ortaller.

Altering Plans

When you purchase a set o plans, it includes a license tobuild one house. Unortunately, at this time, we don’t oer

alterations. I you require changes we suggest fnding a lo-cal architect or engineer who will do the alterations or you.For that purpose we have made the CAD and DFX flesavailable online. With those fles, your architect (or engi-neer) doesn’t need to start rom scratch; they can simplyopen the computer fle and start making the adjustmentsyou want.

TIP: Make sure the architect or engineer your select workswith AutoCAD (or other similar sotware) and is willing to

work with you on these plans. Some proessionals willonly take a job i they do it rom start to fnish. By careullyselecting someone to work with these plans, you can savethousands o dollars.

Our plans are designed to be printed directly on your printer

at home. What’s not included

• Heatingrequirementvarybyregion.Ourplansare

designed with a single freplace heater. Depending onwhere you live, you may need to work with a local archi-tect or engineer to submit plans that meet local require-ments.

• Acutsheet(whichshowsthequantityoflumberneed-ed) is not included. We do suggest the types o materi-als, but the quantity o each is not included. Windows,doors, kitchen cabinets and appliances are includedwith the drawings.

• ArchitectorEngineerseals.Somebuildingdepartments

require a licensed architect or engineer in your state toapprove the plans. This oten has to do with regionalsaety or energy issues,or example, hurricane saety in

Florida, fre saety in Caliornia, energy efciency in New
