The EIU’s Liveability Ranking, part of the Worldwide Cost of Living Survey, assesses living conditions in 140 cities around the world by assigning a rating across five broad categories of stability, healthcare, culture and environment, education and infrastructure. Melbourne scores highly in all of the EIU’s criteria and achieves perfect scores in the areas of healthcare, education and infrastructure. Ongoing investment in Melbourne’s world-class infrastructure was highlighted in the report for keeping Melbourne at the top of the index.

The declaration was made just weeks after the Monocle named Melbourne’s quality of life the second best in the world- rising from fifth place in 2012. Melbourne’s constant strive to be world class is evident with new innovative buildings rising as The Monocle magazine states that ‘The intelligent charm of Melbourne is being matched by cleaver city-wide areas’, commending on the significant investment infrastructure and bicycle-ways.

Melbourne continues to stay top of the rankings due a number of reasons, from its low population density, which also leads to lower crime rates, greater work infrastructure and recreational activities, through to its consistency and strategic infrastructure investments. Cities such as London and New York have a higher population density than Melbourne where in return creates a higher crime rate, poorer working conditions and the unappealing recreation activities due to its congestion. The poor stability and the perceived terrorist threats have not contributed in the growth of the cities in the perception of many. High population dense cities such as Beijing are also affected in their rankings due its traffic congestion with both factors contributing to the pollution levels. Although that Melbourne is a big city, public transport from the international airport to the Melbourne CBD is only 20 minutes by a bus.

Melbourne’s growth did not affect its traditions heritage listed sites continue to stand strong from the foundation years where wide avenues and lush green parks continue today with multi-billion dollar developments such as the East-West Road Link, the expansion of the Melbourne Metro System and the continued investment in the Southbank Cultural Precinct.

Melbourne has once again been crowned as the best city in the world to live for the third straight time in accordance to the latest Economist Intelligence Unit (EIU) Liveability Survey 2013. The concept of liveability assesses which locations around the world provide the best or the worst living conditions. Assessing liveability has a broad range of uses, from benchmarking perceptions of development levels to assigning a hardship allowance as part of expatriate relocation packages. The Economist Intelligence Unit’s liveability rating quantifies the challenges that might be presented to an individual’s lifestyle in any given location, and allows for direct comparison between locations.

Melbourne has taken over the mantle that was once held by Vancouver as the best liveable city, which spanned for nearly a decade. Australian cities dominated the rankings by claiming four of the top ten spots, with Adelaide, Sydney and Perth ranking equal fifth, seventh and ninth respectively. Vienna once again came in at second place with Vancouver (3rd), Toronto (4th), Calgary (5th), Helsinki (8th) and Auckland rounding up the Top Ten.

Most Livable Top Ten RankingMelbourne is known for its high quality of life, with its vibrant multicultural community, renowned arts scene and world famous food and wine, as well as Australia’s best shopping and leisure opportunities. Furthermore, Melbourne continues to be recognized for its prestigious cultural and sporting events such as The Tennis Grand Slam (Australian Open), The Formula One Grand Prix, The Melbourne Cup and the up and coming Asian Football Cup in 2015. Such events gained recognition for Melbourne as the Ultimate Sporting City in 2008 where the city still ranks highly in the biennial Sport Business awards.

Tourism Minister Louise Asher said that Melbourne was an easy city to market because there was much to do and to explore.

“I like the range of restaurants, the number of events we have, both cultural and sporting,” she said.“I love walking along the beach - there aren’t too many cities in the world that have a great river ambience, a great bay ambience and have a range of activities to do.”

Australia is renowned for its world-class weather and landscape, however Melbourne can offer all four seasons like no other city. During the summer thousands flock to the beach and parks to enjoy the traditional Australian lifestyle of enjoying a barbeque and a cold beer with their friends and loved ones, while others enjoy laying on the beach sun bathing or catching waves on their surfboards. As winter falls many are given the opportunity to swap their surfboards for snowboards and enjoy the wonderful ski slopes that the Victorian County has to offer. Mount Buller snowfields is only three hours away from the Melbourne, close enough to drive but far enough for a getaway to unwind with the view of the Victorian Country sunset.

In the words of the French writer and philosopher, Albert Camus, autumn is like a second spring when every leaf’s a flower. Melbourne is renowned for its parks and gardens where the beautiful and uplifting sights of autumn are a unique sight to truly behold. The Royal Botanical Gardens golden sunlight, crisp sunny days and the smell of wood smoke in the air are the most favorable time of the year for Victorians.

For many, migration to Australia is more desirable than other country. There are key aspects to why people choose the city of Melbourne to live over the other Australian States or cities worldwide. One key factor is the adaption to society with much focus for the older demographic. The adaption for the elderly plays a pivotal role for most ethnic groups when the decision is made to move aboard. Air quality, weather conditions, traffic, low population density, transport and cultural communities are reasons why Melbourne is more desirable for migrants. Multicultural precincts are so prominent in Melbourne that migrants in these areas still don’t speak much English, more rather they communicate in their native tongue whilst continuing on with their traditional heritage with adaption to the Australian way of life.

Former premier Jeff Kennett said the appeal of Melbourne was a combination of its cultural heart and its greenery.

“It’s that huge bucket of energy that we’ve invested in that gives us a point of difference to any other city in the world in terms of its proximity to cultural activities being within walking distance to very fine hotels and a range of restaurants representing all shapes, colors and tastes of the world.”

Mr. Kennett also praised the openness of Victorians, saying they took everyone at face value -

“People here live together in harmony”.

Planning Minister Matthew Guy said that Melbourne was unique in that it offered a great life to anyone,

“Whether you’re a single, an older couple, a young couple or a family with kids”. “So much is so different from suburb to suburb and that’s what makes it such an interesting city, not just a liveable one,” he said.

Schools visa. This visa is designed for international students applying to study in Australia in a primary, junior secondary or senior secondary school course or an approved secondary school exchange program.

3. SUBCLASS 572

Vocational Education and Training visa. This visa is designed for international students applying to study in Australia and whose main course of study is a certificate, vocational education and training diploma, vocational education and training advanced diploma, vocational graduate certificate or vocational graduate diploma.

4. SUBCLASS 573

Higher Education visa. This visa is designed for international students applying to study in Australia and whose main course of study is a bachelor degree, associate degree, higher education diploma, higher education advanced diploma, graduate certificate, graduate diploma or Masters by coursework.

5. SUBCLASS 574

Postgraduate Research visa. This visa is designed for international students who want to study a Master’s degree by research or a Doctoral degree in Australia.

6. SUBCLASS 575

Non Award visa. This visa is designed for international students who want to study non award foundation studies or other full time courses not leading to an Australian award.

7. SUBCLASS 576

AusAID or Defence Sponsored visa. This visa is designed for international students who are sponsored by AusAID (under the Australia Awards) or Defence to study a full-time course of any type in Australia.

8. SUBCLASS 580

Student Guardian visa. This visa is designed for a parent or close relative to accompany an underage student to Australia.

To be eligible for a student visa, applicants must be accepted for full time study in a course listed on the Commonwealth Register of Institutions and Courses for Overseas Students (CRICOS). Applicants must also meet financial, health insurance, English language proficiency and health and character requirementsThere is no limit on the number of student visas issued each year. If applicants meet requirements, they will be granted a student visa. Student visas are issued for the entire period of study in Australia. Visas are issued in alignment with the period for which the applicant has Overseas Student Health Cover (OSHC).

FAMILY MEMBERS

Students can apply to have partners and dependant children under the age of eighteen accompany them to Australia. These family members are known as secondary visa holders and are counted in student visa numbers. A parent or guardian seeking to accompany an international student to Australia may be eligible for a Student Guardian (subclass 580) visa.

ABILITY TO WORK

Student visas include a visa condition that, once the course has commenced, allows most students to work for up to 40 hours per fortnight while their course is in session and for unlimited hours during course breaks. The limitation imposed by this visa condition reflects the purpose of a student visa; that it is to allow entry to Australia in order to study, not to work. From 26 March 2012, higher degree by research students on a Postgraduate Research (subclass 574) visa may work unlimited hours once their Masters or PhD course has commenced. Dependants of students studying a Masters or PhD research course have no limitation on their work hours.

APPLICATIONS

The department gives priority to offshore applications to ensure that prospective students receive their visas in time to travel to Australia to commence their courses. Onshore students are granted bridging visas pending finalisation of their new student visa applications and can still commence their courses. Depending on the relevant Assessment Level the service standards are that 75% of offshore applications are finalised within 14 to 90 days and 75% of onshore applications are finalised within 14 to 30 days.

研究型硕士和博士学位类,这一类签证针对前往澳大利亚攻读研究型硕士或博士学位的外国留学生。

6. 575类签证

非文凭学生签证,这一类签证针对前往澳大利亚攻读不授予学位或文凭的全日制课程的学生。

7. 576类签证

澳大利亚援助项目签证,这一类签证针对在澳大利亚国际开发署或者国防项目担保下,前往澳大利亚攻读任何一类全日制课程的外国留学生。

家庭成员

外国留学生可以申请家人陪同出国,尤其是18岁以下的未成年人。这些家庭成员是次签证持有人,也被计算在学生签证总数量之中。陪同外国留学生在澳大利亚学习的父母或者监护人有资格申请学生监护人签证,即580类签证。

工作时限

学生签证有一个规定,一旦课程开始,学期内,学生每两周有40小时的法定打工时间;学期间,打工时间则是没有限制的。这一限制条件清晰的反映了学生签证的目的,即录取学生到澳大利亚来是学习而非工作。次签证持有人也应当服从签证规定,每两周40小时的工作时间。从2012年3月26日起,持有高等教育签证(574类签证)的研究生,开始研究生或博士生课程之后,打工时间将不再受限。研究生或博士生的次签证持有人也将可以自由的决定打工时间。

8. 580类签证

学生监护人签证,这一类签证针对陪同未成年人前往澳大利亚读书的法定父母或亲属。

为了获得学生签证,申请者需要被正式录入联邦注册机构和海外学生课程机构认可的全日制学校,同时还必须拥有财务和健康保险,达到英语语言能力标准以及健康状况和性格特征标准。

每年发放的学生签证的数量是没有限制的,只要申请人符合上述条件,就可以获得学生签证。学生签证长期有效。而且签证期限与留学生的海外学生健康保险的期限应该是一致的。

签证的审批部门将给予国外申请优先权,以确保申请者能及时拿到签证,到澳大利亚开始上课程。国内的学生则能拿到过桥签证,即使申请的新学生签证仍在审核期间时,也并不影响他们上课。根据相关评估体系的业务标准:75%的国内申请能在14-90天内获审通过,这其中又有75%能在14-30天内获审通过。这里要强调的一点是,开始上课之后,将近80%的国内学生的申请资料都是不完整的,由于要等待申请人提供所需信息,审查官员往往要延长原定审核时间。

There is no doubt that Australia is isolated, however, this confinement has allowed for the nation to grow in a unique and undeterred manner never witnessed before. The world financial crisis badly affected, and continues to affect, most developed countries with the utmost severity. The Australian economy withstood such a demise, which is evident today through the current unemployment rate. Australia’s current unemployment stands at 5.5%, lower than both The United Kingdom and The United States at nearly 8%. The reality that crime and unemployment correlate cannot be ignored as safety and rest assurance contribute as major factors behind ones mentality to migrate.

But the main focus of migrants investing in Australia revolves around their child’s education and how the environment exposure could contribute to their development as a flourishing young adult. Aside from The United Kingdom and The United States, Australia has the most universities in The Top 100 World Rankings, with five universities acknowledged in 2013. The University of Melbourne is the Highest Ranked Australian University at 34, boasting an impressive proportion of excellence rating of 85.45%. According to OECD, 6.6% of all international students were studying in Australia, demonstrating the desire and level of respect Australian Tertiary Education is achieving. This may all seem relative, but we must take into account that The United Kingdom and The United States of America both boast bigger populations and have far more universities than Australia.

Australia’s population currently stands at just over 23 million, where as the UK and The United States are 62.23 million and 313.9 million respectively. Although Australia has the smallest population of the three nations, its sheer land size dwarfs the United Kingdom and is ultimately comparable to the United States. Now we must visualize in the eyes of a student… in

what environment are we likely to attain the highest level of focus and sanity? Which country out of the three would be the easiest to adjust to? Which country allows a freedom of thought and mobility to roam about? Which country would create the most opportunities in terms of employment, exposure and development?

Australia provides the right environment for a student to focus purely on their education. The under developed land and natural beauty are reasons that draw people to Australia. The endless coastline provides the best backdrop for any student to visualize their dreams, and, without the distractions of the big city life and hustle and bustle on the street, achieve them. For Asian students, the ease of flying to and from their home town to Australia is a lot easier. Direct flights on commercial and now budget airlines are frequent and more cost effective.

But how does the geographical size of Australia benefit its tertiary educational system? Enormous to be frank. Now that we have visualized the sheer size of Australia and its population in comparison, we must now reflect on the size of the classroom and the attractive professor to student ratio. Australia boasts many academic professors, with

many acknowledged for their work around the world, from legal professors being employed throughout Asia implementing legislations and amending new policies, to engineering professors overseeing developments.

Classrooms with fewer students, led by these elite mentors, provides a foundation to achieve goals set since childhood. The uncongested attention to detail towards students is something unique about Australian education. The opportunity to be mentored by a professor who not only wrote your text book and is the world leader in their field of expertise is something honorable in itself, but to learn directly one on one in a confined environment is a truly amazing experience. Some professors even move to and from their London or American university to their Australian university to enjoy the Australian summer and lifestyle.

The far superior attention to its students in Australia is evident through the nations great cultural diversity. The 2011 Australian Consensus report suggests that over one in four Australians are born overseas. A major issue for students establishing themselves abroad is the negative impacts on their cultural beliefs and understanding. Australia provides a platform through its cosmopolitan blend of cultures that allows migrants to settle a lot faster, with out facing external factors such as racial stereotypes.

Students are exposed to all major ethnic groups with the requirement to collaborate with their colleagues to strengthen their communication and networking skills. Such teamwork enables students to undertake different avenues of life and encourages their development into world-class leaders, something that may not be

affordable in other developed nations. With the large influx of students arriving from similar cultures, its more distinguishable for students to not only adapt to the Australian Culture and lifestyle, but to also keep their culture through the student and local communities. Students deriving from China migrate in large numbers to Australia and adapt quickly to the Australian-Chinese communities. Such detachment and isolation from your heritage is non-existent in Australia as many ethic groups are supported not only by the local government, but the local communities itself, such as Chinatown in the Victorian CBD, to the Melbourne suburban areas of Boxhill, Springvale and Glen Waverley .

Sino-Australian relations, the relationship between the Commonwealth of Australia and the Peoples Republic of China, has grown considerably over the years with both countries engaging more economically, culturally and politically, yielding progression and prosperity for both countries. These relations lead a surge in Australian educational interest in China with mining giants BHP Billiton contributing $2 Million to fund five scholarships to bolster Australian studies in Beijing.

The BHP Billiton chair of Australian Studies at Peking Univeristy in Beijing visits to raise profile and understanding of Australia in China. The program is run in partnership with the Australian Department of Foreign Affairs’ Australia-China Council, the Foundation for Australian Studies in China, Peking University, Universities Australia and the Commonwealth Department of Education. During the Australia China/China Australia Past, Present & Future conference in September 2013 at The Peking University, The Chair of the program, Professor David Walker, stated;

“The creation of the BHP Billiton Chair of Australian Studies at Peking University is a very important educational initiative. [It] sends the clearest possible signal to the already large and growing Australian Studies community in China that we are serous about wanting Chinese people to know Australia better across a wide spectrum of research fields and interests.”

“There are no better or more enduring ways of doing this than through strong educational links that permit sustained intellectual, cultural and social engagement. The scholarship program will bring the best and the brightest of our two societies together. This is a very practical way of strengthening ties between our two societies,” (2)

The Chair is expected to raise awareness and understanding of Australia in China and provide academic leadership to a network of over 30 Australian Study Centers in metropolitan and regional Chinese universities, which has been supported by the Australia-China council for already two decades. 3

This is a refection of Australia’s involvement within the Chinese educational sector, as relations are built beyond the scope of economic and financial objectives.

With Australia’s lower population and need for more skilled workers, immigration and permanent residency has been a focus point for many students studying in Australia. Australia’s population growth has led the Government to focus on Net Overseas Migration (NOM) with 60% of Australia’s population growth deriving from migration. Thus academic excellence and the enhancement of skill sets would contribute immensely for the possible employment and residency in Australia as lower unemployment rates provide a distinct opportunity with Chinese nationals setting the trend in recent years. 4

A combination of Australian hospitality, high caliber universities and a quality of life makes Australian education a world leader for students internationally. The diversity of nationalities allows you to seek out your compatriots if a sense of homesickness arises. This has swayed many migrants to choose Australia as the destination to settle and establish themselves. Recent trends have seen many Chinese nationals now migrating to Australia and establishing themselves as Australians. The investment of property coupled with an Australian education could lead to a long prosperous life in a land of opportunity. It’s a matter of time before the world realises that Australia provides the perfect platform for your family, your lifestyle and career after attaining a high level education in Australia. Just visualize the quality time spent one on one with your mentor followed by a ride on your bicycle to the coastline watching the sunset whilst reading your textbook. The dream could easily become reality.

The number of visas granted offshore also increased in 2012/2013 compared with the previous year, by +13% (+16,691). This growth was driven primarily by the Higher Education sub-class of visa (which includes ELICOS students who have English language courses packaged with higher education). Offshore Higher Education visa grants in 2012/2013 were up by +29% (+16,166).

Whilst a relatively small proportion of the overall ELICOS cohort, it was good to see increasing numbers of visas granted for stand-alone ELICOS visas (not packaged with programs in any other sector). Offshore Independent ELICOS visa grants were up by +1% (+159) – the first growth since 2008/2009, with onshore Independent ELICOS visa grants up by +19% (+1,650). It was also good to see an increase in the visa grant rates, with the offshore visa grant rate in 2012/2013 increasing to 91.1% compared with 85.7% in 2011/2012. The data shows no good news for VET providers, however, with total visa grants for VET continuing to decline (-16%), with offshore down by -12% and onshore down by -17%.

The number of offshore visa applications (new demand) has been increasing slowly since July 2011, with the renewal of demand accelerating in the last half of the 2012/2013 program year. There was a significant increase in visa applications in the 4th quarter in particular – both onshore (+23%) and offshore (+20%). Onshore applicants might have been trying to get in ahead of the visa fee increases being implemented from 1 July. Offshore applicants might have been influenced by the recent decline in the strength of the Aus$.

The Higher Education sector was ranked first by volume of enrolments and by volume of commencements at YTD June 2013. The two largest markets for enrolments were China (40.0%) and Malaysia (7.1%). The sector recorded a decline in enrolments of 2.6% however commencements increased by 3.3% on YTD June 2012 figures. Post-graduate research commencements were up by 2.5% over the same period, while other post-graduate commencements grew by 13.7%. Commencements at the under- graduate level of study declined by 2.7%.

The growth in Higher Education commencements in the first half of 2013 follows a nearly 12% growth in ELICOS commencements in the last half of 2012 and almost 15% growth in Higher Education student visas granted to offshore applicants in the first quarter of 20132 (compared to the equivalent period in 2012). This is likely to be the result of Australian Government reforms introduced in response to the Knight Review of Australia’s student visa system, notably the introduction of streamlined visa processing and new arrangements for post-study work visas.

The ELICOS sector ranked third by volume of enrolments and of commencements, recorded increases in both measures of 15.2% and 14.2% respectively on YTD June 2012. This follows on from the positive trend for the sector that was seen in the final half of 2012. China was the largest ELICOS market in the period with a 24.0% share of enrolments and 20.9%

There were 156,641 commencements in YTD June 2013, representing a 3.4% increase over the same period in 2012. This compares with the average YTD June growth rate for commencements of 5.0% per year in the preceding ten years.

45.4% of enrolments. The next largest markets were the Republic of Korea and Vietnam with 11.1% and 10.4% respectively.

Enrolments and commencements in courses such as exchange and foundation programs, included in the Non-award sector, both increased by 7.5% and 6.6% respectively.

The largest markets by volume of enrolments were China (26.8%) and the USA (17.4%). Commencements from China increased by 19.4% in YTD June 2012 figures however those from the USA declined by 11.7%.

As the E-Learning Leader and Coach for Jackson School Australia, a special education school, I am in a highly privileged position that allows me to work in a wonderful, multicultural area of Melbourne, Australia. My position as a driver of change in education, through the integration of modern learning technologies sees me at the forefront 21st Century education globally. My position allows me to collaborate with numerous other educators, professionals, and developers throughout Australia and the world, many of whom are Apple Distinguished Educators and Google Certified Teachers or create incredible educational tools and applications for students of all ages.

Being someone who has worked in both the government and private education sector I am extremely proud to have operated alongside numerous exceptional educators. Many of these people work tirelessly to provide their students with the best education possible, whether through extra 1:1 tuition, or spending tireless hours crafting engaging and content rich lessons. There is nothing more satisfying than watching a final year high school student qualify for the top 1% of students in the country and be granted the best positions in Australia’s best universities.

Being born into a family with migrant roots and recently married to a woman from Brasil, I know first-hand that Australia is a welcoming country for people of all nationalities and a land of opportunity. My own father is a testament to this. As a man who came from poor beginnings and who knew very little English, his high level engineering skills and knowledge are sought after worldwide. I’m proud to say that I attended the same university as him here in Australia. I have worked with young students of migrant families who started school in Australia with little to no English competency and have watched them go on to earn prestigious awards and move into high-paying and respected fields of employment.

Education in Australia is not just about study and prestige. Students here enjoy a wide range of experiences far beyond the traditional classroom. One of my favourite activities as a teacher is going on camps into Australian bushland where students get to learn a much broader range of skills and an understanding of Australia’s Indigenous people, flora, and fauna. It’s also a great bonding opportunity for students, one where those who may not have ever spoken to each other before the camp become great friends by its

end. I will never forget standing at the top of a downhill ski run in Falls Creek with a group of my students and taking in the beauty of the land that surrounded us. It’s these sorts of experiences that make intelligent, socially-aware and capable leaders, inventors, and creators for the 21st century.

The city of Melbourne has been voted for 3 years in a row as the best city in the world to live in because of its rich culture, excellent infrastructure, healthcare, and world-class education. Melbourne’s CBD is home to The University of Melbourne meaning students part of the city’s rich cultural tapestry and scenes just like the locals. Throughout my travels in Australia and the world I am yet to find a city quite as marvellous as Melbourne.

In Australia, recreational activities are an important part of life. Many of Melbourne’s most prestigious schools located in the city’s south-west suburbs, such as South Yarra, Richmond and Brighton are graced with beautiful beach settings nearby that everyone enjoys year round. In the colder months of the year many schools offer programs and camps for students such as ski trips in stunning mountain ranges that are only a few hours’ drive away. Whenever I have out of state visitors I regularly make trips with them to Mount Buller for a nice skiing weekend away. If that’s not your thing though all you need is to head further south to the

Australia is the lucky country and I am living proof of that. The recent event in the change of government has boosted investment confidence for business, with real estate activity and dwelling construction in particular to take a lift. Together with domestic positive signs, PM Tony Abbott is also eager to lure back foreign investment as in his first press conference since the election, Mr Abbott used the moment to send a strong signal that the nation welcomed foreign investment.

“It’s got to be the right foreign investment, it’s got to be foreign investment which is in our national interest, but one thing we can’t do is build walls against the world,” he said.

“If we build walls against the world, the world may very well build walls against us and we don’t want that to happen.”

The Push for Free Trade

Prime Minister Tony Abbott finished his first major international conference in Bali with negotiations over a trade agreement and key meetings with foreign powers on the sidelines.

Australia is “open for business”.

That was a phrase in Tony Abbott’s victory speech on election night, and a message that is repeated to his Asia Pacific counterparts while in Bali for the APEC summit.

“It is important that we increase trade and investment in our region. The prosperity of each country in the region, including Australia, critically depends on increased trade and investment.”

The APEC summit comes as Australia and the other 11 nations in the region continue negotiations on what is being called the Trans-Pacific Partnership (TPP) free trade agreement.

Mr Abbott said he thought a deal could be done on the 12-nation TPP agreement within the next three months. While In Bali, Mr Abbott also held bilateral talk with US Secretary of State John Kerry and China President Xi Jinping, both of the meetings having resulted with new commitments to free trade.

“I think it was a good meeting,” Mr Abbott said. “Australia has a strong relationship with China and it’s in everyone’s interests that that relationship grows stronger and broader and deeper. I want the relationship with China to be on as broad a basis as possible,”

Speaking about the prospects for a long-negotiated free trade deal between Australia and China, Mr Abbott said increased trade and investment was crucial for the prosperity of nations, including Australia. In short, Mr. Abbott is to visit China in the first half of next year and the Australia-China free trade agreement likely finalised within 12 months.

Australia and China share a strong and rapidly growing trade and economic relationship, with both governments committed to maintain the impressive trade and investment performance achieved in the past two decades. In that time, China has become Australia’s largest two-way trading partner and vital to Australia’s future economic prosperity. The major priority for both countries is to further strengthen and deepen this relationship.

AUSTRALIA-CHINA FREE TRADE AGREEMENT NEGOTIATIONS

On 18 April 2005, Australia and China agreed to commence negotiations on a Free Trade Agreement (FTA) following consideration of a joint FTA Feasibility Study. 在澳大利亚教书的这几年,我注意到这里的初高中教育对于不同文化存需的认同感在逐步提高,尤其体现为它对亚洲学生的欢迎。事实上,2011年澳大利亚人口普查显示,在10大移民澳大利亚的国家中,有5个是亚洲国家(即中国、印度、越南、菲律宾和马来西亚)。这种移民模式见证了澳大利亚教育的多元化发展。而这种文化多样性课程已经在全国范围内推行。如今在澳大利亚,年轻人正在学习如何与不同文化的人相处,并认识到只有愿意并且有能力与来自不同国家的人们合作,才能不断进步。澳大利亚人从小就被灌输这种观念,直到他们走进社会,成为澳大利亚的积极公民。我就是一个很好的例子。

In my years of teaching in Australia, it is increasingly obvious that education in the primary and secondary sectors acknowledges the presence and needs of many different cultures.

This is especially true when welcoming those of Asian descent. In matter of fact the Australian census, 2011 shows that 5 out of the top 10 countries migrating into Australia are of Asian origin (1) (China, India, Vietnam, Philippines and Malaysia). This establishment of migration is seeing the educational scene change and diversify. So much so that it is written into the national curriculum that is taught all around the country. Young students of Australia today are being taught how to work with people from varying cultures and realise that advancement can only be made if we are willing and able to work with people from all countries (2). These values taught to children carry on to their lives as they enter society as participating adults of Australia. This was reflected very much so in my own life.

Being of Asian descent, I understand the cultural significance and importance placed on education and career development within society. When moving to Australia, most people state that 2 of the top 10 reasons for migrating to Australia are career and education opportunities (3).

Even when entering higher education in Australia, there are social networks put into place to help Asian students survive and prosper in University.

Not only do these groups provide a social setting for new students, but also networking which opens up many new opportunities after the life of university.

Speaking frankly, many international students choose to come to Australia for their higher education needs due to the large array or courses offered in comparison other universities around the world. This fact; compounded with Australia’s high standard of living and inherently ingrained multiculturalism, it no wonder that so many families are sending their children to Australia. Not just for educational purposes, but for a better life. It is actually China that makes up the majority of the international students in Australia, making up an incredible 40% of overall enrolments in 2013 (4). This includes and impressive 13.7% growth of enrolments in post graduate commencements (4), hence showing how much international students and their families value Australian higher education and lifestyles.

These statistics are once again reflected in the secondary sectors and exchange programmes. Asia alone contributed an amazing 85.9% of all international enrolments, of which 78.2% were from China (4). It should also be noted that Chinese/Australian student exchange programmes accounted for 26.8% of all exchange programmes across Australia with the closest statistic being USA accounting for a mere 17.4% in comparison (4). From this statistic it could be deduced that educational exchange from China and Australia is a mutually valued asset to have.

In a recent survey it was shown that “75% of Australians believe that international students should be encouraged to stay in the country after completing their university studies (5)”. Belinda Robinson, the chief executive of Universities Australia, quotes that the “study showed that people strongly valued international students, who helped build deep cultural ties with their fellow students and the wider community (5)”. Education in Australia is not only providing opportunities for those who come and study abroad, but also for our very own citizens. Collaborating with international visitors to create opportunities for the wider community.

My position at my school of E-Learning Facilitator and Middle School Educator sees me travelling to many different schools around the country. In every school that I have visited there has been two unifying thoughts. First and foremost, the value of education and its place in the community; and secondly, the ever present love of our multicultural society. There is curriculum that teaches the evolution of multiculturalism in Australia and even extra-curricular activities run by students and teachers alike that further strengthen this view. In my school alone we run days dedicated to the acknowledgement of other cultures and their contribution to our society.

Overall, the experience of not only being a teacher in Australia, but studying in Australia as an Asian student has solidified my views of learning and living in this wonderful country. The opportunities presented to each and every individual regardless of colour or creed is endless. Australia was, and still is, a country that was founded from endless opportunity, acceptance and hard work. A place where education, family and community are all valued as a staple and existent in every household. A place where multiculturalism is not only an idea, but part of the very foundation that holds this great land in good steed. Tourism Australia sums this up the best; ‘Australia, There’s no place like it’.

AUSTRALIAN EDUCATION THE JOURNEY...

...IS THE REWARD

To get through the hardest journey we must take one step at a time. Sometimes the going may be slow, but we must keep on stepping. The desire to challenge oneself is becoming mere folklore with many youths, with many choosing to develop themselves in the easiest way imaginable. However, there are many aspiring migrants establishing themselves in Australia fulfilling the dreams and ambitions of their hard working and loving parents. Australia is, and always will be, the land of opportunity and freedom to achieve all of one’s personal goals.

Born and raised in Shanghai China, I was brought up in a traditional Chinese family with countless hours spent studying. It was an endeavor to find new ways to perfect my skills to and fulfill my parents high hopes for me, ensuring that their only son would be successful and make them proud. This nurturing, however, deprived me from developing into a man, disconnecting me from my desires to hone my skills to perfection. Little did I realize what was about to happen after my life long ambitions to study in Australia became a reality.

I was told by my peers in China to be wary of the western lifestyle and that it may change me into a different person, or that Westerners will treat me differently because of my Chinese heritage through their experiences in Europe and

America. What nobody had really spoke about was their experiences in Australia, and this began to worry me as I landed in Sydney. Here, I noticed that I blended into the cosmopolitan culture. Not only did I feel at home, but I realized that no body noticed me for my Chinese heritage. I recall my first English conversation was to ask for directions with a gentlemen responding ‘Not to worry mate!’ From this moment onwards I realized that the Australian culture is extremely friendly, and until this day my mentor and best friends are Australians. Cultural diversity is somewhat scarce in many countries, however according to the 2011 Australian Annual Consensus report, one in four Australians were born overseas. This diversity portrays the level of understanding by the Australian Nation and its acceptance of foreigners settling in their land. This enabled me to keep my Chinese heritage and develop with Australian qualities.

This exposure to the Australian Culture has opened my eyes and my ideas to a wider spectrum. I realized that I must adjust to the way of life in Australia as it was completely opposite to what I expected. Australians develop at a very young age. They are independent as they learn and adapt to scenarios a lot faster than most foreigners. Whilst being nurtured by my parents in China, it left me exposed to the qualities that I lacked in Australia with simple tasks such as laundry, directions or shopping. Fortunately it’s natural for Australians to be helpful and giving and their actions helped me to develop in an environment unforeseeable in China.

My knowledge and skills expanded exponentially throughout my tenure at Macquarie University, but I also established my distinctive ‘ Do It Yourself’ attitude that has made me successful today. Studying for a Bachelors Degree is not an easy task of itself, studying a bachelors degree in a foreign language harder yet, but I was fortunate enough that my professors and tutors mentored me and directed me into the right path to study by conducting my own research. They taught me never to rely on others and in order for me to succeed I must be different, that I must pursue my ideas and be creative. I was able to challenge my professors opinions and share my own thoughts, something that I never experienced in my time studying in China. Being able to interact directly with my mentors was a truly amazing experience as the classroom sizes

were small, allowing my interactions with persons of higher academic credentials enhancing my English speaking capabilities thus allowing me to flourish and also join various local organizations.

After I graduated from Macquarie University I attained a higher level of skill sets than I had previously thought imaginable. Academically I grew strength to strength during my time in Australia, however no institution could provide the knowledge and communication skills I reaped as I developed into the individual I am today.

The Australian lifestyle and mentality exposed the driven man hidden within me as Australians are opportunists themselves and recognize those who are dedicated and hard working. This recognition gave me my first opportunity and I have never looked back since. Later on I have was entrusted with the task in dealing in-regards to international business in China, going back to my roots, and help my people to make the right choices life through the correct methods of investment. Since then I’ve expanded and reached my goals by operating my own businesses across various spectrums.

Before I came to Australia, I was just like everyone else in high school. I lived at home, I studied hard and I was entrusted to fulfill family dreams as the only son. Life in Australia is not easy, it challenged me in many different aspects of life but this has made me a lot stronger. I now know what I want in my life and I know how to achieve these goals as long as I continue to work hard.

Many believe that migration to Australia is difficult and unrealistic. Little do people realize, migration to Australia with the right mentality and attitude is certainly achievable. Most people believe that migration should happen overnight but in reality it takes a lot of small steps and the right decisions to enable the right circumstances to arise. Others feel that migration is too hard and are discouraged to attempt such a feat. I myself am the living proof that such miracles can and do happen. After years of studying and exposure to the Australian lifestyle and work ethic, I managed to work my way through the corporate world and have now established my own companies and am living here as an Australian resident.

Student Visas are easy to attain, and granted the student is self-motivated, he or she will learn English a lot faster here in Australia than other western nations. As time progresses the student must make a career decision, whether to continue in Australia or work somewhere else. Most of my colleagues chose to stay, undergoing the IELT test where they all managed to get valid working visas and secure jobs from Perth to Sydney. Now a lot of my colleagues have gained permanent residencies in Australia and have established themselves in management roles and even opened their own entities. Currently there are other visas such as the Significant Investor Visa (SIV) and the 188 Visa categories available for business entrepreneurs enabling them eligible for permanent residency. Although we all managed to achieved the goals embedded by our endearing parents, I would suggest for prospective migrants to visit Australia first and experience the loving lifestyle before making the life changing decision to migrate.

My colleague Anthony Tran is another prime example of an Australian migrant success story. His father arrived to Australia post the Vietnam War with just one shoe, but was left with the burning desire to achieve in his newly found land of opportunity. Like most migrant families they found themselves entrapped in the new culture but were humbled by the loving and open minds of Australians. Like most overseas students, Anthony’s mentality is no different;

“There hasn’t been a day where I have not reflected back onto his words for inspiration and realize that I’m the living proof of his dream, his will to succeed, his desire for me to achieve my goals in life”.

him to gain much recognition and accolades for the family business such as Top Asian Restaurant and Top 100 Australian Restaurants.

要走完一段最艰难的路途,我们必须做到脚踏实地,一步一个脚印。就算有时会很慢,我们也要坚持。如今很多年轻人在寻求自身发展的时候选择最轻松的道路,“挑战自我”的理念对于他们来说已经很遥远了。但是也有许多有志向的移民立身澳洲,以实现勤劳慈爱的父母们的理想和抱负。不管是现在还是未来,澳洲这片机遇与自由之地都将供人们实现个人理想。

我是土生土长的上海人,成长于一个传统的中国家庭。我每天花大量时间学习,以探索提升自我能力的新途径,满足父母对我的殷切期望。我也想让他们安心,作为他们唯一的孩子,我将获取成功,让他们以我为荣。但这没能使我成为一个真正的男子汉,反而让我失去了磨炼自我,精进技能的斗志。我一直想去澳大利亚学习,但当这一梦想真正变为现实之后,我却对即将到来的一切感到迷茫。

我的中国朋友用他们在欧美的经验告诫我,要当心西方的生活方式,这可能会使我改变很多,而且西方人也会因为我来自中国而态度不好。但没人跟我讲过在澳大利亚的经历,所以当我第一次踏上悉尼的土地,内心十分紧张。但我很快就融入到这个多元文化中。我在这里不仅感到很自在,还发现我并没有因为是中国人而受到区别对待。记得我第一次用英文对话是向一个先生问路,他还对我说,“朋友,不用担心!”也就是从这一刻起,我了解到这里的人们都非常友好,直到现在我的老师以及最好的朋友都是澳大利亚人。现在很多国家的文化并非多元,但据2011年澳大利亚人口普查报告,在澳大利亚,每四人就有一个是外来移民。这种多元文化显示了澳大利亚对于外来移民高度的文化理解和认同。因此,我可以在保留中国传统精神的同时,学习澳大利亚人的优秀品质。

接触澳大利亚文化使我的眼界和思想都变得开阔。我意识到必须去适应澳大利亚的生活方式,这和我之前预想的完全不同。澳大利亚本地人从很小就开始学习。他们的独立性非常强,相比大多数外国孩子而言,他们能更快的学习以适应各种环境。出国前,我在父母的呵护下长大,而来到澳洲之后,我发现自己缺乏诸多基本技能来处理生活中最简单的事情,比如洗衣服、认路、购物等。幸运的是,澳大利亚人都很热心,在他们的帮助下,我逐渐取得进步,而中国就缺乏这种环境。

我在麦考瑞大学的学习期间,知识和技能都获得了极大提升,同时也培养了强烈的自立意识,正是这种意识造就了我今日的成功。拿到本科学位本身已属不易,用外语学习就更是难上加难了,但非常幸运的是,通过鼓励开展自主研究,我的教授和导师指引我走上了一条正确的学习道路。他们教我永远不要依赖他人,想要成功,就必须与众不同,要有自己的想法,并培养创新意识。在这里,我可以提出与教授不同的意见,分享我的见解,这是在中国学习时不曾有过的经历。由于是小班教学,我们能够与导师直接交流,这着实是种非常棒的体验。与学术水平更高的人交流有利于提升英文表达能力,获得全面发展,并参加到各种各样的当地组织之中去。

It is no coincidence that with every meter you come closer to a beach, river, lake or natural water feature, property values increase. At certain places in Australia, as you approach a waterway property prices double within a matter of hundreds of meters.

In Sydney, the iconic Harbour Bay remains the ultimate ideal of natural liquid splendor. In recent times, property values on Sydney Harbour have tripled far beyond the national average. No other reason can be attributed to this staggering increase other than the properties location and proximity to the waterfront. Luxury homes overlooking the bay have been in such high demand, with supply extremely limited, that prices have soared.

Further along the coast in Melbourne, prime examples are St Albert Park Lake, Port Phillip Bay and the Yarra River, which bends its way through the city. All are focal points of nature and points of focus for homebuyers. Within minutes of entering the complex you feel like you are not even in Melbourne city.

This calming essence that comes from the gentle lapping waves or rolling stream can be said of any property throughout the world that has the same feature. It applies in London and boutique apartments along the Thames. In Paris and renaissance era hotels with romantic views overlooking the Sienne. New York has its own wow factor of the Hudson.

When it comes to quality lifestyle for the owner/occupier, it is often viewed as a source of tranquility to be able to go for a walk along the riverside or canal, jump in the waves at the beach, or simply be able to gaze out from the window and see a water aspect as opposed to just another house, office block or even a city skyline.

A conversation 10 years ago with a venerable Feng Shui master, who advises clients in Hong Kong and Singapore about all the intricate matters of location within a location, was highly enlightening to me. I still remember his wise words.

One of his most important criteria when selecting an apartment from a project for one of his clients was the water view versus the city view. He also took in to consideration angles, locations of doorways, the flow of energy, and some other matters that went well over my head. Notwithstanding, his ultimate decision always came back to a water view. If necessary, he would overlook some design flaw or imperfection in the interior in return for the apartment having an excellent water aspect.

B A K I N G T H E P E R F E C T CO O K I E F O R YO U R H 20 V I E W

I’d like to give everyone a tip from my own knowledge and expertise, that all real estate is like baking cookies.

Cookie cutter developers punch out apartment and designs that are popular with the owner occupier, investor and rental markets. Then, they decorate them appropriately, without over capitalising, and to ensure their profit margins can be achieved.

Brand new properties are cookie cutters. A familiar concept and one that is true in many ways.

What makes the difference from one cookie to another? - the design and decoration. Hundreds and thousands, icing, colourful smarties, the degree of detail to which it is decorated, and of course, the presentation and package it comes with.

Putting the developers cookie cutter theory to one side, location, location, location, is the only other element that defines the difference between this cookie and that cookie.

Water, in a prime location, will place local property in the top position for capital growth.

Whilst the cookie analogy is not scientific, I’m certain you understand the simple logic behind it. If the location is waterfront, you can be guaranteed regardless of any other shortcomings that your investment will grow faster than a property (a cookie), that is not located facing the waterfront, or has a water view or aspect. That being said, a beautiful city skyline is of comparable importance.

So, as our cookie investment creation bakes in the oven, when you are browsing all the real estate listings across Australia, or the world, keep in mind as you do your best to stick to the recipe for delicious cookies, how good your investment tastes will ultimately rely upon the aspect and the wow factor of what you see when you gaze out of your living room window.

在为他的客户从某楼盘中挑选住宅时,他最为重要的一个参考标准就是要选择可以看得到水的房间,而不是那些街景住宅。同时,他还考虑到了角度、门廊的坐落、能量的流动等。此外还有一些其他因素,我已记不太清。但尽管参考因素繁多,在做最终决定的时候,他总是会选择水景朝向的房间。如果必要,他会容忍一些房屋内部设计的瑕疵和不完美之处,只为选择绝佳的水景朝向。

从我自身的知识和经验出发,我想给大家一点小意见,那就是:房地产市场就像烤曲奇房地产开发商就像曲奇模型切割刀,他们建造出最合适的住宅和户型,使其符合非业主居住者、投资商和租赁客户的需求。然后,他们会恰到好处地进行装修,不会过度耗资,以确保可以拿到预期收益。刚刚落成的楼盘就像曲奇模型切割刀,这是一个非常熟悉易懂,并且在很多方面都确实可行的比喻。

若是前三点非常完美、无可指摘,只要建筑朝向不尽如人意、令人讨厌,一切就会不一样。不管其他方面多么令人满意,只要这一点达不到,那你的投资(曲奇)尝起来就不会有那么美好。

Bearing that in mind, let’s take a look at the starting process for overseas buyers in to the Australian real estate marketplace. Naturally an investor will first review the various projects that we have personally hand-selected, all chosen for their top-tier rating on investment return. After, once they have made a decision on which properties to purchase we then get started with the first stage of the buying process. The traditional method for overseas investors in to Australian property has been to make a 10% deposit of the value of the property to a solicitors trust account where it will be held securely under government protection. This signals their intention to procure and secures the property lot under their name, pending completion. This has been the method of choice for as long as I can remember and certainly there is nothing wrong with doing it this way.

Our newest advice to clients, however, enables them to retain the most control and security over their investment. It’s quite simple. Our clients open an account with an Australian bank in their own name, deposit the money for a fixed-term with good interest returns, and wait for the completion date of their property project. The advantages are twofold: 1) the process has been streamlined and the funds are in their own account, giving great peace of mind and personal security, also 2) the client makes a healthy increase on the capital as it acquires interest, thus ensuring the funds are working for them at the same time as acting as a deposit.

When it comes to investment, we all want to retain as much control as we can. It’s human nature to look after

that for which we have worked hard for. And this way fulfills the financial criteria of a deposit while still being under the clients own care.

With Australian banks located throughout every major city in Asia it is now easy for every investor to use this much easier and more financially beneficial way of holding their own deposit. Every time I’m on my travels I see another branch of one of the big four Aussie banks opening up. Not surprising really considering their total market value is equal to that of the UK’s biggest banks plus BNP Paribas, Deutsche Bank and Goldman Sachs all combined.

The Australian banking sector remains one of the most stable and robust banking environments in the world despite the global financial crisis causing many banking systems and economies around the world to fail. And with this latest tip to my investors, on the dangerous and stormy seas of global property investment, yet again Australia represents a safe and welcoming port.

Today I’m going to share one simple change in the investment process that is a small difference but is making a big improvement to results.

Following the recent interest cuts by the Reserve Bank of Australia (RBA) to a 50 year low of 2.75%, at UCHK we have been offering our clients a newer and better way to make their initial property investment deposit.

WINNERS OF THE 2013 ACAA / IELTS AUSTRALIA CHINA ALUMNI AWARDS

Mr. zili Shao, the Chairman & Chief Executive Officer of JPMorgan Chase’s Chinese Operations, is the winner of this year’s IELTS Australia China Alumni of the Year Award.

Praised by judges as a career-focused quiet achiever, zili Shao has progressed up the corporate ladder, starting as a partner at Australian law firm, Allens Arthur Robinson in Sydney and Hong Kong, to various roles at Linklaters – including the position of Asia Managing Partner – to his current position as Chairman and CEO of JPMorgan China where he oversees the China operations of one of the world’s largest multi national financial services firms.

In his Beijing-based role at JP Morgan Chase, zili Shao is responsible for the overall strategic development and operations of all of the firm’s China businesses including all of its PRC mergers, acquisitions and corporate restructuring. He also oversees seven joint ventures, three WOFEs and a locally incorporated subsidiary bank. In his three years with the bank, zili Shao has established three joint ventures, one quantative research centre and three new branches.

In addition to his significant career achievements, zili Shao has worked as an attorney in the PRC, a barrister and solicitor in Victoria and New South Wales, a solicitor of the High Court of the Hong Kong Special Administrative Region and a solicitor of the Supreme Court of England and Wales. He has also served as a solicitor at Mallesons Stephen Jaques’ Melbourne office and as an attorney at law, with Citic Group in Beijing.

zili Shao first travelled to Australia in 1986 as an exchange student. He graduated with a Bachelor and Masters of Law from the University of Melbourne, and was one of the first Chinese qualified lawyers in Australia.

“zili Shao is an example of Australian alumni excelling at all facets of their professional life and rising into senior leadership positions,” reads the judging report.

“He is widely recognised as being a leader in the field and is a leading Australian educated executive. He is a great inspiration to students and potential students of Australian universities.”

How do you turn your favourite leisure activity – travelling – into your career? Dr Peng Tao did just that when he formed Breadtrip in 2012 to help other like-minded globetrotters share their travel stories and pictures by developing a smart phone platform to make travel easier for Chinese tourists. In the short time since its inception, Breadtrip has won numerous accolades, including Best App of the year by App Store 2012, and the Editor’s Choice by Apple. Today, Breadtrip boasts more than 4 million users with footprints across 200 countries.

“The starting point for me was that I love travel and taking photos,” says Dr Peng. “I realized that travel is one of life’s beauties and we needed something to be able to share our personal experiences with our friends.”

His IT successes and his love of travel, have earned Dr Peng Tao this year’s Alumni Award for ICT and New Media.

Breadtrip is just one of several career successes for Dr Peng. After graduating from the University of Melbourne in 2004 with a PhD in Electrical Engineering, specialising in computer networks, and as first prize-winner of the 2004 Melbourne University Entrepreneur

Challenge, Dr Peng used his PhD research as a base for his first IT success – Intelliguard – which helps protect Internet companies from malicious attacks. This Australian startup raised A$1.5 million and received Commonwealth support. The business now has sales across the Asia-Pacific region including China, Taiwan, Hong Kong, Japan and South Korea.

Today, Dr Peng Tao is the CEO and Founder of the Chinese travel app and website Breadtrip.com. Breadtrip has been widely reported by Chinese media and in 2012 Peng Tao was featured in the 2012 Melbourne University Magazine, MUM. Breadtrip continues to make headway, recently securing around US$6 million in venture capital funding. Dr Peng created Breadtrip to help travellers record personal memories and to give them better access to travel information and to help them “experience the inner beauty of travel.”

The app’s strongest popularity remains in China, but with future plans to expand it through western mediums such as Facebook and Twitter, markets beyond China are the next step.

Peng Tao himself is an adventurous traveler, having visited 40 countries across seven continents – including Antarctica, and most recently, returning from a trip to Mount Kilimanjaro in Tanzania. His travel bug moment however came from a trip in 2006 to China’s western Xinjiang province.

“It was breathtaking and I really remember that moment.”

Dr Peng remains strongly connected to The University of Melbourne, participating last year in an alumni panel discussion on entrepreneurship and innovation from a Chinese perspective, and sharing his career experiences as a presenter of the Melbourne Accelerator Program Entrepreneur Series during a visit to Melbourne in April 2013.

The judging panel praised Dr Peng for his work in helping Chinese people to explore the world. His ACAA Award win demonstrates his creative strengths and his proven ability as an inspirational entrepreneur.

The judges were impressed that through her position with the China CDC, Jingjing Xi forms part of a national body with 50 national institutes, centres and offices including over 2,400 employees. Her work with the CDC involves coordinating key tasks relating to technology business work and public health events. She is also responsible for building leadership and management capacity at both national and provincial levels of the CDC.

Jingjing Xi holds a Bachelor degree of Medicine Administration from the Beijing University of Chinese Medicine. She graduated from Griffith University’s public health leadership program with a Joint Master of Science in Public Health.

In 2005, Jingjing Xi received the Chinese Ministry of Health’s Outstanding Young Staff Award.

Derek Chan is the Managing Partner of Plateau Corporation Limited, one of the largest local private equity funds in China. He is one of four executive committee members of the firm and his key responsibility is overseeing the business’s project management, deal sourcing and execution. Over the past three years the firm has invested more than RMB 20 billion into China’s non-listed equity market. Most recently, Derek closed a RMB 2 billion-equity investment for a top-tier Chinese SOE.

Derek undertook his accounting degree at Central queensland University, after a work transfer to queensland in 1995. Impressed by the curricular of the accounting degree and the flexibility with evening lectures, the opportunity to review lecture videos during weekends, and even the option to study by distance learning, Derek says the Australian study experience was “a wonderful continuing study environment for a full time manager like me.”

After completing his accounting degree, Derek went on to obtain his Australian CPA qualification.

“It provided me with a solid ground for career development in investment banking and corporate finance related fields, leading to my first job with the PwC corporate finance department,” says Derek.“It also paved the way

for my further career success. I was appointed as Senior Director and Equity Partner in Arthur Andersen Taiwan and Deloitte China respectively. This corporate finance working experience and related professional network directly contributed to my recent achievement in the private equity firm.”

The judging panel drew special attention to Derek’s leadership in the finance and accounting fields, where he has played a key role linking multi-national corporations to China’s state-owned enterprises. The judges were also impressed with his active involvement in the community, demonstrated by his founding of the Hong Kong Professionals Association (Beijing), his membership of various Chambers of Commerce and more recently his work with the CPA Australia Beijing Committee.

Based in zhangjiagang, in China’s affluent eastern Jiangsu province, Mr. Chen Kai is the general manager and founder of Jiangsu Aucksun Co.,Ltd. The business is engaged in three areas: metal logistics, new energy and finance.

Kai Chen impressed the judging panel with his ability to build up his successful business in a relatively short period of time, listing the business on the Shenzhen stock exchange in 2008.

Moreover, the judges were impressed by Kai Chen’s entrepreneurial spirit, setting up additional product lines in the financial and new energy sectors, through the establishment of the zhangjiagang Changsheng Microcredit in 2009. The company also entered the LED sector in 2012.

Aucksun has seen stable growth in its metal logistics business, and is the only domestically listed company in the metal logistics industry. Currently the company operates five processing and distribution bases, including in zhangjiagang, Dongguan and Shanghai to provide professional metal materials services to more than 1,000 enterprises. Aucksun today boasts nearly 1,000 employees and recorded a net profit of RMB 150 million in 2012.

Kai Chen has also worked for a number of foreign invested companies, including positions with Philips and a General Manager position with Van Shung Chong Coil Center, a Hong Kong listed company.

Kai Chen has attracted the attention of a number of media outlets for his famed “Chinese Amoeba” management system, and regularly hosts executives from a range of business circles at the company’s headquarters in zhangjiagang.

In 2010, Kai Chen was appointed a visiting professor at Sichuan University’s Suzhou Institute, and in 2011 he was honoured with the CEO of the Year accolade of the Non-state-owned Listed A-share Companies category by Forbes Chinese website. In 2012, he was ranked as one of Huai’an city’s Top 10 Economic Figures.

Kai Chen graduated from the University of Technology, Sydney with a Master of Engineering Management and an MBA and continues to play an integral role supporting his former university.

Kai Chen attracted attention for his passion as an advocate in applying Australian education to Chinese industry and transforming modern enterprise management. He is a proud ambassador for UTS and Australia and recently was the guest speaker at the UTS 25-year anniversary celebration in Shanghai with the Vice Chancellor, Ross Milbourne.

“He is not only successful in business, he is also very supportive of his alma mater and for Australian education more broadly,” said the judging committee of Kai Chen’s win.

Dr Aihua Wang is the Vice President and General Manager for Research & Development of China Sunergy and is based in Nanjing. Dr Wang obtained a Doctor’s Degree of Electronic Engineering at the University of New South Wales and has a long career engaging in the R&D of high efficiency solar cells and technical experience in the photovoltaic energy industry.

Dr Wang has published a number of articles related to the photovoltaic energy industry, and together with her husband, Dr Jianhua Zhao, the pair have worked in a remarkable husband and wife partnership advancing solar cell technologies in both Australia and China.

While at UNSW, the husband-wife team led a research effort in setting and maintaining the world record for the most efficient solar cells. This record has remained unbroken for over 20 years.

Dr Wang and her husband spent nearly 15 years working and teaching at the University of New South Wales before returning to China in 2004 where they continued their successful partnership through their work at China Sunergy. Both have been instrumental in teaching a large number of UNSW students in the photovoltaic energy field and have established reputations in China and Australia as leaders in their research field.

Over the last six years, their work has contributed to a significant drop in prices in

solar technologies which has made this clean energy technology more affordable – and available to millions of people around the world.

In 2011, Sunergy produced and sold more than 35 megawatts of modules, enough to offset the production of around 70 coal fire power stations.

Dr Aihua Wang has been awarded a number of accolades for her achievements in China, including recognition for her contribution to science, innovation, the environment and social change.

He has been awarded a number of prominent awards for his work, including being named one of the Top 10 Outstanding engineers of Shandong Province and most recently, honoured with a Government Special Allowance by the State Council in recognition of his outstanding contribution.

He has many fond memories of his time in Australia, and considers himself Wollongong’s number one ambassador in Jinan.

“I miss both the University of Wollongong and Wollongong dearly,” says Dr Sun. “The kindness and tolerance of people there impacted me significantly. I put a lot of effort into my work, and tried to contribute to the University of Wollongong as well as to Wollongong.”

He credits his career success to his attention to detail, a skill he refined at the University of Wollongong while completing his PhD.

“Each time I had almost finished my thesis, I always discovered that there were still many sections not up to expectation, and much more that needed improvement,” says Dr Sun.

“This mindset has always been there to shape me and help me to get to where I am at today.” ü

The love affair overseas investors have with Australian property is also shared by world banks. All Australian banks stand on a mountain of assets of bricks and mortar, as they represent solid, stable collateral on loans. Further to this love affair, world banks also have their foot in the door to lend on Australian real estate with multi-currency loans.

In Australia, the minimal deposit required is 10% as any employed person can obtain a 90% loan. Overseas investors can easily access, without any fuss, 80% loans from UCHK’s Private Wealth Finance consultants.

UCHK Private Wealth Finance is an in-house finance broker with a 100% approval rate for overseas clients applying for Australian bank loans.

With hundreds of products and dozens of banks all competing for a stake in the investment loans market, it takes an expert to navigate and target the best options available, and to negotiate even better rates than what are openly published.

UCHK Private Wealth Finance has identified several products that are suitable for different types of investors. Clients of a certain net wealth will enjoy private banking, while small to medium size investors will benefit from the flexibility of retail products at very competitive rates.Basic options are based on current rates:

80% loan variable at 4.78% AU$ loan (suitable for anyone with minimal documentation and criteria for qualification, easiest option - no fuss)

90% loan variable loan (suitable for investors with multiple properties linking the equity of their existing properties to a new acquisition)

Offshore multi-currency loans* are available at 60-70% LVR and can be obtained from all major banks at a rate between 1.2 and 1.8% interest rates

The private wealth finance representatives are members of the governing body for professional brokers, the MFAA (Mortgage & Finance Association of Australia) and hold an ACL (Accredited Finance License) as required by ASIC and specialise in many financing options.

*These forms of loans are available to premium clients wherein with deposit security and other terms and conditions, mortgages can be drawn down in US$, HK$, AU$, or a combination of currencies and percentages. Whilst this is a significant rate saving compared to an Australian bank loan, investors must take in to account that the revenue from their investment property will be in Australian dollars and that servicing the interest on the loan will be in the currency (currencies) of the off-shore loan. Therefore a drop in the Australian Dollar is detrimental to servicing a US$ loan. Whilst the predicted 10% drop in the AU$ is on the surface harmful, a minimal of 3% savings on interest certainly can balance this loss of value.
