Get Ready to Grow at the 2009 Southern Building Show
One of the HBA’s top priorities is to provide our members with the resources and tools to navigate the challenges presented by the current economic cycle and beyond. It was with this core philosophy in mind that last year the HBA partnered with Naylor, LLC, and the Home Builders Association of Georgia to acquire the Southern Building Show. Our investment as co-owners of the show enables the HBA to ensure that both builders and associate members have access to a world class trade show and conference – in our own backyard and at an affordable price.
The Southern Building Show has earned a reputation as the premier trade show and educational event for the building industry in the Southeast, and with our participation, the 2009 show (June 4-6 at the Cobb Galleria Centre) is positioned to deliver the best value to our members.
In a 2008 HBA member survey, access to quality educational programs and training classes was cited by almost 61 percent as the most important service offered by the HBA. It’s no secret that the HBA offers the most National Association of Home Builders (NAHB) designation classes in the country, and for the fi rst time ever, we designed the Southern Building Show’s educational offerings to ensure the show’s seminars are different from the programs that you already have access to, providing you a one-stop shop for education.
As the keynote speaker, NAHB Economist Elliot Eisenberg, Ph.D., will discuss the current housing economy, as well as the forecast for 2010. I’m personally looking forward to this information, as it will directly impact the future of my own business. Dr. Eisenberg is a great speaker, and I guarantee you won’t want to miss this program.
The 2009 Southern Building Show provides extensive opportunities for networking with industry professionals from around the Southeast. The exhibit hall will be packed with the latest trends in building products, services and technology and will feature a Green Building Aisle. After attending classes and viewing the exhibits, the show offers fantastic events for you to enjoy networking in a more casual and relaxed environment. The popular Big Bash Reception will be held in the exhibit hall on Thursday, and new for this year is the Southern Building Show Party, featuring entertainment by Banks & Shane, scheduled for Friday evening.

The goal of the annual Southern Building Show and Conference has always been to provide a one-stop shop where industry professionals come together to learn about new products and services and to deliver immediate results for its attendees and exhibitors through face-to-face networking opportunities. The 2009 show, June 4-6 at Cobb Galleria Centre in Atlanta, yet again looks to do just that. And, as the rugged economic climate continues to impact businesses across the industry, such an event becomes all the more vital.
Last year, the show’s owners, the Greater Atlanta Home Builders Association, Home Builders Association of Georgia and Naylor, LLC, set out to revamp the event while staying true to the show’s roots and preserving its central objectives. This year, the three organizations have been actively involved in all aspects of the event, and their strong commitment has bolstered promotional activities and educational programs.
The show also has reached out to develop closer relationships with affi liated organizations such as the National Association of the Remodeling Industry and National Association of Home Builders (NAHB) and made it a top priority to expand visibility for the show and its exhibitors by fostering a more extensive media presence. Even before last year’s show winded down, preparation for the 2009 event was gearing up, focusing on ways to continue to improve the services for participants.
EXHIBITINGAny successful trade show requires two important
elements: a large motivated and qualifi ed audience and the best selection of products and services for them to see. At the 2008 show, a regional audience of close to 3,000 builders, remodelers, specialty contractors and others were treated to the best that more than 200 exhibitors of building products and services had to offer. More than 60 percent of last year’s exhibitors are back for the 2009 show, illustrating just how important a tool the event can be in growing businesses and connecting with industry partners and potential customers.
Exhibitors reach thousands of buyers in one of the healthiest housing markets in the country. The 2008 Southern Building Show and Conference drew the top homebuilding
and remodeling professionals from throughout the Southeast with a record total attendance. More than 275 fi rst-time builder attendees from more than 150 building companies registered for the show, and there are high hopes that the 2009 show will once again draw a diverse group of people committed to strengthening business through innovative ideas and unifi ed goals.
One of the best things about the Southern Building Show is that it offers all the benefi ts of the International Builders’ Show (IBS) right in our own backyard. Regionalized and close to home, the show ensures that there is no need to travel a long distance to be an active participant in dynamic educational and networking opportunities. This year’s event will feature 25 nationally recognized speakers who will share their vast experience encompassing every corner of the building and construction industries and will also include a must-see presentation by NAHB Economist Elliot Eisenberg, PhD, who will deliver his economic forecast for the rest of 2009 and beyond.
Other exciting changes are taking place at the Southern Building Show this year to better serve the needs and wishes of participants. Based on feedback from past years, the show was moved to be held Thursday through Saturday specifi cally to better accommodate builders’ work schedules.
Builder appointments will be available for the fi rst time ever as a free benefi t for exhibitors, who will have the opportunity to meet one-on-one with elite builders in an offi ce-style environment. Appointments for these meetings will be made outside of exhibit hours so exhibitors won’t lose any time away from the trade show fl oor while taking advantage of this valuable resource. Also, advance registration is free for builders until June 3. Benefi ts of this free registration include access to the exhibit hall, as well as both receptions and both keynote speakers.
SHOWCASE HOMESGreen building and remodeling continue to be at the
leading edge of the industry, and each year, there is a showcase home in which green building techniques and products are be displayed. This year there are two featured

projects, the New and Renew Showcase Homes, both certifi ed under the EarthCraft House program.
The New Showcase Home is a luxury residence currently under construction, and the 2009 Renew Showcase Home is both an EarthCraft House- and LEED-certifi ed addition to a mid-century modern home. The projects provide a great illustration of the rapidly expanding green building industry.
The showcase homes have their own magazine distributed to all show attendees, with tours running to the homes during the show and a wide range of show events at the homes during and after construction. In addition, there will be extensive media coverage of these interesting and challenging projects. The projects will highlight the South’s best in green building, architecture, innovation and new products.
Created in 1999, EarthCraft House is the residential green building program of the Greater Atlanta Home Builders Association and partner Southface Energy Institute. The program serves as a model for healthy, comfortable homes that help reduce utility bills and protect the environment. The EarthCraft House program was named Green Building Program of the Year by the National Association of Home Builders in both 2004 and 2008.
Throughout the Atlanta region, more than 4,000 single-family homes and more than 1,500 EarthCraft multifamily units have been certifi ed, providing a long-term pollution prevention impact. Developers working with EarthCraft House to promote sustainability on a larger scale have created six EarthCraft Communities in the Atlanta area.
COMMUNITY SERVICEHomeAid Atlanta is the offi cial charity of the Southern
Building Show. Founded in 2001, HomeAid Atlanta is a nonprofi t organization that builds and renovates multi-unit transitional housing facilities for homeless service agencies that assist temporarily homeless families and individuals in the metro Atlanta area. HomeAid Atlanta is also the designated charity of the Greater Atlanta HBA and is a local chapter of HomeAid, a leading national provider of transitional housing for the temporarily homeless.
The mission of HomeAid Atlanta is to build dignifi ed housing where temporarily homeless families and individuals can rebuild their lives. This is accomplished through generous donations of construction services and materials from members of the homebuilding industry.
The organization strives to improve conditions for Atlanta’s temporarily homeless families by focusing on increasing capacities at local transitional housing facilities, providing more homeless children, women and men with an opportunity to restore their lives. Transitional housing provides the temporarily homeless with safe, dignifi ed living environments that blend into neighborhoods and offer life and job skills training programs promoting self-suffi ciency.
HomeAid’s efforts are a prime example of how organizers and sponsors of the Southern Building Show continually strive to bring community members closer together with building professionals while shining a spotlight on the good work and dedicated individuals that defi ne the housing industry.

Why You Should Use a Subcontract
Almost all builders recognize the advantages of having written contracts to sell or construct houses for home owners. Unfortunately, many residential builders choose not to use written contracts with trade contractors. They often feel, for various reasons, that written subcontracts will serve no useful purpose. This article discusses some of the advantages of using a written subcontract and a way to minimize the hassle of doing so.
Advantages of a written subcontract include:• Clarifi cation of Work: A
subcontract allows builders to precisely document the work to be performed by trade contractors. This can avoid disputes about the nature of that work.
• Establishment of Standards: Subcontracts may expressly mandate compliance with specifi ed construction standards

Subcontracts can set dates or time periods for completion of trade contractors’ work and can provide that trade contractors are responsible for delay damages assessed against builders because of their work.

such as warranty standards, plans, drawings, specifi cations, codes, association covenants and manufacturer requirements.
• Requirement of Lien Waivers:Builders should not pay trade contractors without obtaining lien waivers from them. A subcontract may expressly condition payments on the receipt from the trade contractor and any sub-trade contractors of interim and fi nal lien waivers. Trade contractors also may be required to take responsibility for eliminating liens that are fi led by their sub-trade contractors.
• Agreement About Other Payment Conditions: If a builder wishes to specify other conditions to interim or fi nal payments such as government approval of work or fi nal walk-through approval by the home owner, those conditions may be set forth in a subcontract.
• Specifi cation of Insurance: A subcontract may require a trade contractor to obtain general liability and worker’s compensation insurance and may specify the amounts required. In the event of construction defects or other problems, this insurance can be extremely helpful for the resolution or defense of claims.
• Creation of Indemnity: Trade contractors may be the cause of defective work and other problems on a job site. A subcontract may include an express obligation on the trade contractor to address those problems and to indemnify the builder from damages resulting from them. While an indemnity is worth no more than the particular trade contractor, it can assist a builder in minimizing costs associated with trade contractor errors and can be used to persuade a trade contractor to address issues for which he is responsible.
• Agreement for Arbitration:Absent a written agreement with a builder, a trade contractor is not required to arbitrate disputes between himself and the builder. Use of a subcontract allows a builder to mandate arbitration. The arbitration provision may even allow the builder, under certain circumstances, to add the trade contractor to an arbitration proceeding with a home owner. This

can facilitate effi cient resolution of issues relating to trade contractor work.
• Establishment of Timeline: Trade contractors may cause delays, which can lead to claims being asserted against builders. Subcontracts can set dates or time periods for completion of trade contractors’ work and can provide that trade contractors are responsible for delay damages assessed against builders because of their work.
• Limitations on Authority: Home owners often directly ask trade contractors to perform change order work. Subcontracts may contain a provision prohibiting trade contractors from performing such work without express written or verbal permission from the builder and may clarify that no amounts will be paid to trade contractors for work performed in violation of that provision.
• Establishment of Other Rules: There are many other rules that may be set forth in subcontracts. These include permit, license, clean-up, coordination, on-site supervisor, vehicle parking, drug, alcohol, smoking, music and similar requirements or restrictions.One of the reasons builders
decline to use subcontracts more often is the hassle of completing a subcontract for each house or project. That concern cannot be completed avoided. However, it can be signifi cantly diminished by using a global subcontract that covers all jobs performed by a trade contractor. The global subcontract covers the standard terms applicable to all jobs. It can be signed in connection with the fi rst or next job performed by the trade contractor. With the global subcontract in place, the builder and trade contractor need only sign a short work order form for each job that covers terms specifi c to that job.
Use of subcontracts does not guarantee solvent, responsive or cooperative trade contractors, but they can reinforce a trade contractor’s level of responsibility, facilitate more cooperation by trade contractors in the event of problems caused by them and allow builders to more easily enforce trade contractor obligations when necessary. I strongly recommend the use of subcontracts.

EarthCraft House is proud to be a part of the 2009 Southern Building Show New and Renew Showcase Homes. These homes demonstrate high-end green building techniques for both new construction and renovation projects.
This year’s new home project, built by Mike LaBelle of AFG Builders and designed by Mike Tucker of Sweetbriar Architects, is an executive residence located in the Buckhead neighborhood of Atlanta. The featured renovation project by SawHorse, a division of The
Hoots Group and designed by Surber Barber Choate & Hertlein Architects, is an addition to a historic Druid Hills home that includes a new kitchen, family room and master suite.
To give builders the opportunity to see a real-world application of the techniques and features promoted by the EarthCraft House program, there will an EarthCraft House builder training class at the new home during the Southern Building Show. Representatives of the many advanced products included in both
homes will be available during tours to provide builders and remodelers with information about their products and services.

need them, and we continue to join our hands and hearts to build hope with HomeAid.”
Beazer Homes has maintained a strong partnership with HomeAid Atlanta since the chapter was founded. In 2004, the company served as one of fi ve Builder Captains for the Genesis – A New Life project, Atlanta’s fi rst and only transitional housing facility exclusively for homeless newborn babies and their families. This project involved extensive
renovations, and the facility now serves up to 18 homeless families at a time in private living areas.
Also in 2004, the company served as the HomeAid Atlanta Builder Captain for a project in Decatur, which involved completely renovating a single-family home. Beazer and its trade partners generously donated 100 percent of the cost to renovate the home, which is operated by Decatur Cooperative Ministry to help homeless families in the Decatur area get back on their feet.
Five years later, Beazer recently returned to this Decatur home to participate in a HomeAid Care Day, donating its time and resources to perform much-needed repairs resulting from the normal wear and tear of continuous occupancy by several different families. The company and its trade partners were delighted to have the opportunity to spruce up the home, which will continue to serve families in need for years to come. The home is currently occupied by a homeless mother and her six children.
Thanks to Beazer’s assistance with these projects alone, it’s estimated that, to date, more than 600 homeless children, women and men in metro Atlanta have been given a second chance at life. That’s more than 200 families who have been provided a safe place to lay their heads, a place to heal, rebuild their lives and return to self-suffi ciency. Hundreds of homeless children have been provided a stable environment to live in where they can be nurtured; a place where they can learn, grow and play.
In addition to providing construction services, Beazer Homes also supported HomeAid Atlanta’s 2008 Essentials for Young Lives Drive, donating gift cards through the company’s employee Outreach Committee. These gift cards allowed HomeAid Atlanta to purchase more than 5,000 essential baby items such as diapers, baby wipes and baby food, ultimately supporting dozens of homeless babies and toddlers in metro Atlanta.

Boomers and Millennials Converge: Opportunities to Retrofit Urban, Suburban and Rural Communities, the Atlanta 50+ Housing Council’s half-day seminar last month was a great success, attracting attendees from all over metro Atlanta who gathered to learn about the future of urban planning and design.
The seminar addressed the future state of city and community planning, focusing on the implications the aging population and their children will have on the construction, layout and design of both current and future communities. Building and architecture experts spoke about innovative solutions on how best to cater to the housing and living needs of the nation’s baby boomer population.
The keynote speaker at the event was Sarah Kirsch, senior principal with Robert Charles Lesser & Co., a leading real estate advisory fi rm. Kirsch spoke on current market and demographic shifts with baby boomers and their direct effect on metro Atlanta and the rest of Georgia. Aging baby boomers and their children and grandchildren are causing signifi cant demographic shifts that will require a change in lifestyle for those living inside and outside the metro area. Panelists Michael A. Notartomaso, president of The Hilton Head Group, and Dr. Ellen Dunham-Jones, program director for the Georgia Tech College of Architecture, followed Kirsch, elaborating on her points from their perspectives. Notartomaso suggested that communities aimed at the 50+ buyer can be successful in rural areas, stressing that community design and amenities are some of the most important factors that the 50+ buyer examines before deciding to buy a house. for the 50+ buyer, whether they’re natural amenities such as walking trails or lakes or fi tness amenities such as pools, workout centers, tennis courts or other sporting facilities. “Community connectivity via walking to larger community assets like healthcare providers and wellness centers makes a great deal of sense,” Notartomaso said.
Notartomaso also noted that homes featuring designs, technologies and options that facilitate aging-in-place are quite attractive to the 50+ market. Homes that feature design elements such as wide hallways, doorways, open areas and one-level fl oor plans are sought after by 50+ buyers who are looking for a home that will grow with them, meeting their changing needs as they age.
Dunham-Jones discussed infrastructure innovations and demographic drivers already evident in numerous redeveloped shopping malls, offi ce parks, commercial strip malls and other suburban properties. She relayed the fact that the future of community planning and development will revolve around retrofi tting current urban and rural design to lessen consumers’ impact on the environment.
The popularity of suburbs in the past 50 years has led to a major dependency on motor vehicles by residents in the suburbs whose only transportation mode to major commercial and industrial areas is their personal vehicle. Dunham-Jones addressed this issue and the innovative solutions to the dilemma
posed by the current layout of most suburbs and the major metropolitan areas they surround. “Isolated, privately owned shopping malls and aging offi ce parks surrounded by asphalt are being torn down and replaced with multiblock, mixed-use town centers, many with public squares and greens,” she explained. She added that many suburban areas around the country are evolving into much more urban and urbane areas.
Following the panel discussion, a networking lunch gave attendees the opportunity to meet and get to know each other.

encouraged to bring donations of diapers (size 1 and larger), powdered formula, baby bottles and other essential baby items to all the HBA’s classes, meetings and special events throughout March and April.
• Georgia Canines for Independence: members can volunteer monthly to help with grooming, dog play times and one-on-one attention with each dog! Volunteer dates are: April 1, 6 p.m.; April 4, 10 a.m.; May 2, 10 a.m.; and May 6, 6 p.m.

All proceeds from the yard sale will benefi t HomeAid Atlanta and Georgia Canines for Independence.Donations of gently used and worn items will be accepted at The Housing Center and at Atlanta Peach Movers headquarters starting May 1. Donors may arrange for a pick-up from Atlanta Peach Movers as well.
