Athletic Field Feasibility Study
• Discuss approval and permitting requirements
• Examine 3 potential sites for baseball/softball/multi-purpose use
• Provide options, costs and timelines
• Determine next steps for further refinement
Approval and Permitting Requirements
• All ballfields exceed 1 acre in disturbance for construction requiring an
NPDES permit from the Bucks County Conservation District
• Ballfields and structures may require Township/Borough land development
approvals
• Building structures require Township/Borough building code review
• Ballfields are most commonly designed and publicly bid or delivered
through a competitive State Contract procurement process
… the design, approval and procurement process takes time. This effort, unfortunately does not permit a Summer 2021 construction timeline.
Nazareth Baseball Stadium – Public bid• Natural grass Field• Dugouts• Protective netting• Scoreboard• Outfield wall• Ideal site/no fill• Bleachers for 75• Bull pen/no cages• Minimal site fencing• Paved walk/no parking• No lights ($500K to add)• No concession building• No restroom building• Constructed in 2019• $1.15M Construction• $172K in soft costs
$1.3M overall
Escalate to midpoint 2022 at 4%...say $1.5M - $2M
• Synthetic baseball, softball & multi-purpose field
• Dugouts• No netting• Scoreboard• Outfield fence• Ideal site/no fill• Portable bleachers• Bullpen and cages• Minimal site fencing• Paved walk/no parking• Lights• No concession building• No restroom building• Constructed in 2020• $2.4M Construction• $200K in soft costs
$2.65M overall
Escalate to midpoint 2022 at 4%...say $2.8M-$3.0M
Perk Valley Baseball Stadium – State Contract
6th Grade Center Option – 1 baseball field
6
• Quakertown Borough• 1 baseball field fits (w/ site modifications)
w/ good orientation• Crowds the site• Outfield overlaps soccer field & shot put• Adjacent to but not in flood plain• Requires fill and underdrain system• Not a synthetic option due to moisture• Not a suitable for lights• Protective nets required at road/parking
Strayer MS Option – 1 baseball field
7
• Richland Township• 1 baseball field fits • Eliminates current baseball field• Requires fill to level• Outfield overlaps soccer field• Adjacent to but not in flood plain• Requires fill/underdrains to keep “drier”• Not a preferred synthetic option• Not a site suitable for lights (neighbors)
Pumping Station Road Property – Multi-field option
• Milford Township• Future school site• Space for multiple fields, parking,
spectators, concession and toilet facilities• Elevated site, no underdrain system• Suitable for lights• Requires land planning, access roads and
a more extensive approvals process
Pumping Station Road Property – Multi-field option
SCHRADERGROUP2017 Site Master Plan Option
Pumping Station Road Property – Multi-field option
Site Master Plan Option
• Natural Grass Field • Align new entrance(s) with St. Isidore• Create the future site development
driveway• Install new site utilities for sewer,
water and power• Parking (187)• Bleacher seating for 400/300• Buildings for concessions and toilet
rooms• Lights on 1 field at least• Sod could be an alternate in lieu of
seeding• Option for 1 synthetic field +$1M
• Assume 6 months for design and permitting and 6 months for construction and a “grow in” seasonfor sod (if selected)
