A: Over the years, our experience has indicated that the middle-income seg- ment of Kolkata largely consists of salaried individuals/professionals, marked by double incomes (husband and wife) and a month- ly household revenue that ranges from Rs.1 lakh to Rs. 2.5 lakh. Contrary to what a number of people may like to believe, this in- come segment has some precise needs and aspirations, which is something that the Sid- dha Group has begun to capture in the form of a specific realty portfolio. Q. HOW? A: Prior to the 2008 recession, there was hardly any research conducted in Kolkata’s real estate sector. People responded by their ‘gut feel’. When it came to ‘afford- able housing’, the general inference was the unrealistically sized apartments. As a result, there emerged a demand-supply disparity. Siddha was one of the first Kolk- ata realtors to reposition itself: apartments, which were designed around 1,700 square feet (average price), were reconfigured to around 1,000 square feet and re-priced at Rs.1,450 per square foot. The building height was moderated from G+11 to G+4 levels. The success of Siddha Town (Rajar- hat) did a number of things: it strength- ened Siddha’s focus on affordable housing and inspired us to create a product for the Rs.1 lakh to 2.5 lakh per month income bracket. Q. THE PERCEPTION IS THAT ‘AFFORD- ABLE HOUSING’ APARTMENTS HAVE QUALITATIVE LIMITATIONS. A: This is an important point. At Siddha, we recognised that irrespective of the price range, quality would have to be the num- ber one focus. Each buyer would need to feel that the product was first-rate in terms of finish, conveniences and price-value. No compromise. This conviction was validated by the CNBC Awaaz Real Estate Award 2013 which awarded Siddha Town the best ‘100% Complete Residential Project’ under the af- fordable segment in Kolkata and again the Bengal Realty Awards 2014 which awarded Siddha Town was awarded the Credai Bengal Real Estate Award 2014 for the best ‘Budget Housing Project’. If there is one reason why this project generated the kind of success and appreciation that it did was the fact that Siddha delivered amenities rarely seen in Rs 15 lakh apartments back then. QHow does one define a

‘middle-income’ group?

A: Over the years, our experience

has indicated that the middle-income seg-

ment of Kolkata largely consists of salaried

individuals/professionals, marked by double

Q. How?

“SIDDHA CREATED A CENTRAL IDEA AROUND ITS TAGLINE OF ‘RECREATING REALITY.”

A conversation with Sanjay Jain, MD, Siddha Group

Q THe Tagline of THe siddHa

group is ‘recreaTing reali-

Ty’. wHaT does iT signify?

A: The tagline ‘Recreating Reality’ indi-

cates that Siddha transforms dreams into

reality. When we launched Siddha Town at

Rs 15 lakh, it was only a dream that when

you would be buying into an apartment, you

were also going to be provided with such

amenities like swimming pool, health club,

gymnasium and landscaped green areas.

The reality is that Siddha actually delivered.

Gradually, a perception began to emerge

that Siddha made impossible things happen

– the amenities generally associated with

luxury homes for an affordable price. That

perspective was captured in the tagline.

Q. so is THis a new Tagline?

A. Yes and no. ‘Yes’ because it was a ta-

gline created in line with its ‘affordable

homes’ positioning. ‘No’ because we have

in some way or the other been associated

with this philosophy - when we built resi-

dential apartments (Aashray), a first-of-its-

kind duplex apartment building in 1992.

Then, when we built a first-of-its-kind

commercial complex in Jaipur (Jaipur Tow-

ers), which is still a landmark on MI Road

in that city. Or when we created a 141 acre

township in Pratapnagar (Jaipur) called Raj

Aangan in collaboration with the Rajasthan

Housing Board comprising 303 deluxe bun-

galows, which was a concept that people

had not heard of and is now known as the

‘NRI Township’. Our Siddha Pines (Rajarhat

Main Road) redefined residential standards.

Our innovative Xanadu offered 324 New

York-style studio apartments. Over time,

Siddha has emerged as one of the most

respected brands in Kolkata and Jaipur.

Q. How do you expecT To enricH

‘recreaTing realiTy’?

A: The most effective enrichment of this

tagline will be achieved by continuing to

build exclusive apartments for the aspiring

middle-income group. The idea is to stay

true and consistent. This is a relevant po-

sitioning; the growing population will in-

crease apartment requirements for the com-

mon man who needs something more than

just an ordinary apartment. This is where we

step in, by providing the best-value apart-

ments within an affordable price range.

A: It is because we selected to specialise in a

specific segment – affordable homes for the

middle-class. This is a large and burgeoning

segment; we are growing our share in it. The

result is that we were completing an average

2,000 homes a year until 2012; we expect

to raise this average to 20,000 in a couple

of years from now. The result is that we had

about 200 happy families till now living in

homes delivered by us, and we expect to have

about 20,000 happy families by 2020.

most three decades ago,

commercial complexes and town-

ships at prime locations in Kolkata

Q: How is siddHa expecTing To drive

growTH from 2015 onwards?

A: At Siddha, we have not only been devel-

oping a robust landbank but also creating

a pipeline of attractive projects over the

foreseeable future. When you consider that

each happy family has, on an average, five

individuals (including support staff), the re-

sult would be the progressive creation of a

community of 100,000 people.

A: This is an important point. The one mes-

sage that we wish to send out is that we

expect our brand positioning and customer

focus to translate into higher sales, not the

other way around. We are fortunate that the

entire organisation sees eye to eye on this

and we encourage Team Siddha to go out

and delight customers; we encourage our

employees to place the customer first; we

invest in initiatives that will help us deliver

better homes at lower costs. Siddha’s op-

erating philosophy is simple: underpromise

and overdeliver!

Many things can go

wrong in the de-

sign of a building

keeping in view traditional

vaastu norms. The problemat-

ic areas need to be identified

to nullify the negative effects

‘energetically’. Rather than

breaking down walls but by

taking recourse to the natural

elements and materials like

timber, marble, limestone, and

metals (Gold, Silver and Cop-

per) which are known to gen-

erate positive energy.

Conversely, a perfect vaastu

layout does not ensure strong

energy flow which is essential

to sustain growth with harmo-

ny. In every case, it is essential

to check the presence of strong

energy flow covering all the

ranges, from mental to physi-

cal, before passing the verdict

on the suitability of a property.

IMPORTANT VAASTU TIPS 1 The main entrance is the mouth of a house which

brings in the main energy. Normally doors facing

East, North, North East are said to be good doors.

2 Keep the North direction positive and energetic be-

cause it is the center of the God of wealth and helps

sustain forces that increase wealth.

Don’t construct an over-head tank in the north-east

corner. Ensure that your entrance or house front

door is not blocked by any wire, pole, pit or other

materials.

3 The owner must stay in the southwest corner room

or else he/she could gradually lose control.

4 Always sleep with your head towards the East or

South, as it will help you stay in good health.

5 Place crystals in salt water and change it every

morning. This absorbs all the negative energy of the

land on which the apartment is being built along with

current title deed(s), preceding link deed(s), record of

rights (parcha), government tax receipts, Municipal/

Corporation mutation certificates and up-to-date tax

payment receipts.

2 Any apartment built by a developer follows a specific

scheme which is present in a development agreement

signed by landowner and developer. Access and pho-

tocopy these agreements for perusal.

3 Generally, a development agreement is backed by a notarised/registered power of attorney wherein the owner authorises the developer for obtaining per-missions from regulatory authorities and sell fully furnished flats. Under the prevailing law, a power of attorney with an authority to sale has to be registered. Access and photocopy these documents for perusal.

4 Ensure the developer is registered under the Compa-nies Act and is sanctioned by the Registrar of Com-panies. Access Memorandum and Articles of Associa-

tion, incorporation certificate and Form 32.

5 Before signing any contract for purchasing the flat,

appoint a professional for conducting searches at

concerned registration offices, court, land reforms of-

fice and land acquisition department to ensure that

the property is not encumbered in any manner.

QwHaT is siddHa’s pHi-losopHy wHen iT comes To corporaTe social responsibiliTy?

A: At Siddha, we focus on delivering supe-

rior value to our customers. Over the years,

Siddha has extended beyond its business

to engage with the public at large, across

a range of developmental activities. For in-

stance, Siddha engaged in a forward-look-

ing initiative called ‘Siddha Mission Earth’

to implement innovative social development

activities by making accessible education,

health and training for the benefit of the un-

der-privileged society. This is in line with our

conviction that the more we invest in those

at the bottom of the pyramid, the stronger

nation we create. We are also trying to raise

the level of water for the benefit of all. Over

the years, Siddha has embarked on a series

of environmentally and culturally beneficial

activities to make Kolkata a better place to

live in.

Q: wHaT are THe various acTiviTies THaT THe siddHa group Has been en-gaged in?

A: Take education, for instance. Siddha assist-

ed the creation of Neev, an evening school at

Shri Jain Vidyalaya in Foreshore Road (How-

rah) which is being run by Chhatrachhaya, a

Kolkata-based NGO. This evening school pro-

vides education to slum children up to class IV,

following which they are mainstreamed into

government schools. We are happy to state

that this evening initiative has been able to ad-

dress a substantial number of students - first

generation learners - belonging to the families

of rickshaw pullers, street hawkers, vegetable

vendors and labourers from local factories.

There is another initiative that Siddha is as-

sociated with. Siddha works with Future

Hope Foundation, imparting education (pri-

mary and secondary) to 150 orphans and

street children. Following the completion

of their studies, these students are linked

with vocational training opportunities. What

makes this initiative distinctive is that Future

Hope Foundation also runs a residential fa-

cility (largely for girls), which has been spon-

sored by Siddha. We are also happy that

Future Hope Foundation promotes a range

of sporting activities like cricket and chess,

facilitating intel-

lectual and social

development.

been engaged in

is Shri Gandhi

Vidyalaya, an

NGO-run insti-

tution working

with girl dropout cases. This institution on

CIT Road (with centres at Topsia, Tangra and

Dhapa) focuses on comprehensive child de-

velopment.

Q: wHaT is siddHa doing in THe area of HealTH?

A: Over the years, Siddha has recognised what

has thus far been a largely unmet health care

need. Siddha organised a number of eye-

check up camps in association with Sankara

Nethralaya, benefiting more than 1,000 indi-

viduals (below poverty level). Free spectacles

were distributed to more than 500 patients.

Those diagnosed with cataract were subse-

quently operated at Sankara Nethrayala Hos-

pital (Mukundapur).

As a responsible member of society, Siddha

is also providing knowhow in the areas of

sanitation, child immunisation, nutrition,

HIV/AIDS and drug abuse among migrant la-

bourers. The Company also organised a free

health check-up facility for its staff.

Q: How is siddHa making THe world

a beTTer place from an environ-

menT perspecTive?

A: Siddha intends to make Kolkata greener

by planting 50,000 trees by 2015. Siddha

has been engaged with NGOs like Concern

for Calcutta, Weav-

er’s Studio, Inner

Wheel Club and

Centre for Contem-

porary Communica-

tion to implement

its afforestation ini-

tiative. In the last

18 months, Siddha

planted no less than

16,500 trees, largely in rural areas (in col-

laboration with BDO offices). In 2013-14,

Siddha engaged with 14 Kolkata schools to

plant 165 trees in their premises with a com-

mitment that the respective Nature Clubs of

these schools would nurture the trees. Sid-

dha helped create a mini-forest beside the

RCGC Club (Maidan) and we are happy to

state that the Indian Army (Maidan camp)

has provided permission to plant more than

1,000 trees in the coming year.

Siddha also conceptualised ‘Plant a tree for

your newborn’ scheme in collaboration with

the Kolkata Municipal Corporation and few

hospitals. Under this unique scheme, new

parents would get foster parenthood of a

tree along with their newborn. Siddha is also

promoting median beautification projects

through the planting of medium-sized trees

and shrubs. We are happy to state that the

planting of 20,000 such species at Rajarhat

is in the pipeline. Siddha also adopted a her-

itage park at 4 Loudon Street (Nature Study

Park), upgrading its influence through a re-

duction in soil erosion, water purification,

removal of dying plants and planting new

ones. A fountain was installed to enhance

beauty of the water body.

To increase awareness, ‘Siddha Mission

Earth’ organised events like Environment

Day, World Water Day, Anti-Drugs Day, Ara-

nya Soptaha, Fire Safety Rally, Environment

Rally and a Fundraising Rally for Uttarakhand

victims, among others.

Q: one finds iT curious THaT siddHa

also works wiTH THe inmaTes of

correcTional Homes.

A: This is a subject close to Siddha’s heart.

When someone hears of ‘prison inmates’,

there is a general despondency. Over the last

few years, there has been a rethink about what

once used to be dismissed as a hopeless issue.

Legal reforms now advocate rectification; jails

have been turned into correctional homes;

‘cultural therapy’ has been identified as an

effective catalyst. Siddha Group took the ini-

tiative to showcase a different side of these in-

mates through a show called Begum Samroo

(in association with Directorates of Correction-

al Services, West Bengal) last year at ICCR. The

show was a resounding success. Interestingly,

Siddha also recognised that there are individu-

als who suffer because their relatives are inside

correctional homes. ‘Siddha Mission Earth’

embarked on an initiative to take these chil-

dren out so they too could have a good time

during the festive season.

Q: one of THe mosT visible THings

THaT siddHa Has been associaTed

wiTH is THe ‘live in’ music series.

A: ‘Live In’ is a concept that aspires to bring

back the concept of live music. It has many

sub-verticals for e.g.’ Live In School’, ‘Live in

Dignity’, ‘Live in Park’ and ‘Live In Concert’

amongst others. ‘Live in School’ promotes mu-

sical talent among students; ‘Live in Dignity’

touches people shunned by their families and

society. ‘Live in Dignity’ has been organised in

old age homes, homes for specially-challenged

children, for self-help groups as well as the

wives of convicts.

Municipal Corporation. Nature Study Park is located at

4 Loudon Street, Kolkata.

On 19th November 2013, Shri Debasish Kumar – MMIC,

Parks & Squares, Kolkata Municipal Corporation and Smt

Susmita Bhattacharya – Chairperson, Borough VII & Coun-

cilor, Ward 63, inaugurated a floating fountain installed by

us on the water-body of the park.

eye campOn 14th and 15th December 2013, Siddha Group

organised a camp at Raigachi, Rajarhat, for eye check-up

and detecting cataract problems among the under-priv-

ileged. The medical infrastructural support for this camp

was provided by Sankara Nethralaya.

In two days, 316 villagers, mostly below poverty level

were checked. Patients ranging from 15 - 90 years were

assessed using the latest ophthalmic equipment. Around

227 patients received spectacles on the spot. In this camp,

42 geriatric patients were detected with cataract prob-

lems. On 3rd March 2014, they were operated at Sankara

lice, organised a Road Safety Week from 7th-15th February

2014 at Chinar Park, Rajarhat, to raise awareness on traffic

safety.

On 7th February 2014, the programme was inaugurated

by Shri Madan Mitra - Hon’ble Transport Minister of West

Bengal, Shri Nilanjan Biswas - IPS, ADCP, Bidhannagar

Commissionerate, Shri N. S. Uttamrao - IPS, ADCP, Air-

port, Smt. Agnimitra Paul - fashion designer, Shri Sanjay

Jain - Managing Director, Siddha Group, and other dig-

nitaries. During the road safety event, IEC (Information

Education and Communication) materials on traffic safe-

ty were circulated to drivers and pedestrians. A sensiti-

sation workshop for the auto drivers was organised on

14th February 2014 to educate them on traffic rules. On

15th February 2014, a free eye check-up camp was organ-

ised for public vehicle drivers with the support of Disha Eye

Hospital, where 77 drivers were checked for their vision.

Students from Prafulla Kanan Deshapriya Vidyamandir

served as volunteers to promote awareness on road safety.

Siddha Group also painted a zebra crossing at Chinar Park

for the benefit of the public and vehicles.

siddha live in series“The Siddha Live In Series is a platform bringing togeth-er people of different age groups and backgrounds and recreating the concept of ‘live music’. This musical extrav-aganza will entertain and completely redefine the expe-rience for the discerning musicophiliacs of the city,” said film director, Mr. Aniruddha Roychoudhury. “Music has the power to touch every heart. It does not matter how different we are, music always seems to bring us together. The aesthetic quality of music has reverberated through-out the ages. With the Siddha Live In Series resuming, the city’s music lovers will get to experience new soundscapes every week”, said music director and percussionist, mae-stro Bickram Ghosh.

The Siddha Group, in its attempt to bring a sea change in the cultural landscape of the city, started the Siddha Live In Series in 2011. The Siddha Live In Series 3 has diverse verticals: Siddha Live in Park (musical programmes organ-ised in various public parks with the support of KMC), Sid-dha Live in School (live music interactive sessions in vari-ous schools), Siddha Live in Dignity (musical programmes organised in old age homes, schools for the visually-im-paired), Siddha Live in Complex (musical evenings organ-ised in various housing complexes in and around the city), and a few others.

Complex, Kolkata on 11th, 12th and 13th January, 2014. This

was Eastern India’s biggest international B2B jewellery fair.

The fair was organised by UBM in association with Calcutta

Gem & Jewellery Welfare Association.

Treasure HunTSiddha co-sponsored the biggest annual car event of the

country -‘SBI Kolkata on Wheels Car Treasure Hunt’. The

event aimed at increasing awareness of safe driving among

motorists. Around 175 cars participated in an exciting chase

across the various corners of Kolkata, chasing clues, discov-

ering history and spreading the message of safe driving.

The Refugee Relief & Rehabilitation Department, Govern-ment of West Bengal initiated the plan of building houses for the lower income group (LIG) population of West Ben-gal in Bonhooghly in 2006.

Real estate majors, Siddha Group and Eden Realty joined hands with Refugee Relief & Rehabilitation Department to build houses for this LIG redevelopment project which will rehabilitate about 800 families living in Bonhooghly.

This project will be an integrated mass-housing project which will not only have a modern look and feel but will also be environment-friendly. Each block will be a G+3 floor structure.

This area is presently marked by poor infrastructure and san-itisation facilities. This project, once completed, will give the people a better housing facility that was promised long ago.
