Home Prices Are Rising Rapidly. Curious About Your Home’s Value? After many years of dismal real estate market news, we have really hit a nice period of prosperity. Due to strong homebuyer demand and a lack of home inventory we are now seeing homes in many areas appreciate at 20% a year.

Are you curious about your home’s value? Call or email me for a free automated valuation of your home’s value.

Mortgage News You Can UseMortgage rates are at historic lows. And we still have the HARP refinance program to help many clients refinance who have little to no equity. But with rising home values, we are seeing a new refinance trend. Many of you who bought a home in the last few years have expensive mortgage insurance in your monthly payment. And now that home values are higher, many of you are now eligible to have that mortgage insurance taken off your loan. Call or email me to find out how.

Mortgage News You Can Use (Part Two)Going along with today’s theme of rising property values, we are seeing another new trend in mortgage finance. Many of you in recent years have contacted me to borrow money to renovate your kitchen or put in a new pool. But in many cases we couldn’t help you due to declining real estate values. And now today the opposite is true. Today’s rising property values is now making it much easier to finance a home improvement or debt consolidation mortgage. And with mortgage rates well under 4%, it’s never been a better time. Please call or email me to run a free estimate on your home’s value along with a finance proposal for your debt consolidation or home improvement project.

Your Home

Ever worry about the chemicals you’re using to clean your home? From bleach and ammonia to other not-so-safe sounding chemicals you can’t even pronounce, these ingredients aren’t good for the planet and certainly aren’t good for you and your family, especially small children and pets. Certain ingredients have even been linked to asthma, skin irritations, and possibly even cancer. Unfortunately, no federal regulations exist when it comes to listing ingredients on cleaning product labels. But what should you avoid and what ingredients are a safer alternative? According to the American Lung Association, certain products can release dangerous chemicals that include volatile organic compounds (VOCs), which can cause respiratory problems, allergies, and headaches. Specific products that may be a concern: aerosol spray products, air fresheners, chlorine bleach, certain detergent and dishwashing liquids, certain carpet cleaners, some furniture and floor polishes, and oven cleaners. To safeguard your home, look for labels that say no or low amounts of VOCs. A great resource for checking ingredients and specific products is the Environmental Working Group’s Guide to Healthy Cleaning (available at www.ewg.org/guides/cleaners). This non-profit organization even recommends top products and has a searchable database of more than 2,000 cleaning products! If you’re looking to choose green cleaning products for your own home, you will find many options available at grocery stores and big-box stores alike. Keep in mind that just because a label says “green,” “natural,” or “eco,” it isn’t necessarily better for you or the planet. In general, look for plant-based cleaning products rather than chemical-based ones. Ingredients to look for: essential oils, baking soda, vinegar, and lemon juice. One of the most pleasant benefits of using these products is the soothing, natural scents from the essential oils used in these products. From grapefruit and geranium to lavender and lemongrass, you will be amazed at how clean and fresh your home smells compared to the chemical scent of conventional cleaners. For the simplest way to get your home spic and span, the American Lung Association recommends warm water and soap for basic cleaning, baking soda for scrubbing, and a mix of water and vinegar for glass cleaning. Don’t forget the tools you use to clean can also go green: reuse old bath and dish towels to use for cleaning rags, look for bamboo cleaning brushes and plant-based sponges, recycle old toothbrushes to clean in tiny spaces, and choose a bagless vacuum with a HEPA filter to further help the environment and improve air quality. Homeowners looking for professionals to clean their homes in an environmentally sound way need to look no further than a quick internet search. Eco cleaners abound and business seems to be booming as more and more people are concerned with what’s being used to clean their homes. Be sure to inquire about the ingredients used in their cleaning solutions. Whether you do it yourself or hire a green cleaning professional, we promise you will love how your home looks and smells!

Summer in Arizona means heading anywhere cool to beat the heat! Fortunately for us, our area is host to numerous lakes and surrounding recreational hot spots which offer a wealth of activities for all ages and interests. If you don’t own your own boat, we bet someone you know does! Here are a few places to check out and what to do once you’re there.

Lake PowellWho hasn’t been or plans to go to Lake Powell at least once? The grand dame of Northern Arizona watering holes, Lake Powell offers crystal clear water, deep canyons, and those colorful southwestern red rocks. On the Utah border, Lake Powell attracts some two million visitors every year. And no wonder. It’s the second largest manmade lake in the United States. The water is warm, the shoreline is endless (some 2,000 miles of it!), and house boating reigns supreme!TOP ATTRACTIONS: House boating … no boating experience or captain’s license required! Rent your houseboat at the lake, then pull your faster-moving power boat, jet ski, or kayak behind for exploring at a different pace.

OTHER THINGS TO DO: Fishing (there are loads of smallmouth bass, striped bass, walleye, catfish, and more), hiking (you’ll find cliff dwellings and primitive petroglyphs on guided hiking tours), shopping, dining, boat tours, and more. For those not renting a houseboat, lodging options include Lake Powell Resort, Defiance House Lodge, or standalone Family Unit homes. Lake PleasantNorthwest of Phoenix, Lake Pleasant is the second largest in the area and the closest major lake to the North Phoenix area, making it popular for quick weekend getaways. It offers more than 10,000 acres of water and 114 miles of shoreline… all just 35 miles northwest of downtown. The Lake was created by the building of the Waddell Dam and the water is supplied by the Agua Fria River, making the water typically cool and refreshing. The Central Arizona Project Aqueduct also diverts water from the Colorado River to the lake.TOP ATTRACTIONS: Water sports! Boating, water skiing, jet skiing, fishing (lots of prize-winning sized bass), and camping (more than 140 developed sites). The lake is so large, it’s easy to

find a quiet spot to yourself and not feel like you’re on top of other people while you’re enjoying the great outdoors. OTHER THINGS TO DO: Power boating, house boating, jet skiing, sailing, kayaking, RV camping, tent camping, fishing (including crappie, white bass, tilapia, and more), mountain biking, hiking, and parasailing. It’s also one of the top places to scuba dive in Arizona.

Saguaro LakeFormed in the 1920s by the damning of the Salt River, Saguaro Lake winds through the Tonto National Forest in the heart of the Sonoran Desert. Its proximity in the East Valley and 41 miles from downtown Phoenix, makes it a popular spot for those seeking to cool off amidst the beauty of this picturesque park. Thousands of Saguaro cacti dot the landscape and the blue lake water is one of the deepest and therefore coolest in the area. Aaahhh!TOP ATTRACTIONS: Swimming, boating, and jet skiing.

OTHER THINGS TO DO: Fishing (Saguaro is filled with brown and rainbow trout, yellow and largemouth bass, and more), and wildlife viewing (keep your eyes open for big horn sheep, eagles, and mule deer).

Canyon LakeAlso formed by the damning of the Salt River, Canyon Lake is small but spectacular! Surrounded by red rock formations and steep canyon walls, this is one lake you will not forget visiting. This is the place for classic southwestern scenery, desert flora, and abundant wildlife. TOP ATTRACTIONS: The natural beauty! Enjoy hiking and kayaking or canoeing to explore the shoreline and private coves. This lake also boasts a designated swimming area perfect for families. OTHER THINGS TO DO: Boating, fishing, camping, and cruise tours on the Dolly Steamboat, aboard which you will hear tales of the surrounding Superstition Mountains.
