WELCOMEWELCOME to the June edition of your Arabian Ranches Property Guide from House Hunters Real Estate. Let me start by saying thank you to all our customers who have sent emails, made calls and dropped by the Stand at the Retail Center to congratulate us on the launch of our Property Guide. We can assure you that we will continue with this valuable service to the community with all the latest tidbits and property news.

All our agents are currently busy in both Sales and Rentals and report that there has been a marked increase in activity over the last few weeks as summer approaches and it appears that this will continue in the months ahead. Property owners now have a golden opportu-nity to list their properties either for sale or rent so they can take advantage of the improved market conditions. We will list your property even if it is tenanted as the investors are back looking for a good deal and we have a list of prospective tenants waiting for properties for August and September.

Debbie Cope (Owner/Operator) has lived in Dubai for 20 years with her husband Ian who is a Training Captain with Emirates Airline. We have 4 children, Rian, Jeremy, Alannah and Jordan. We moved to the Ranches, 7 years ago into a 5 bed Savannah which we bought off plan from Emaar in the days of the old sales center and the Arabian horses out front in the paddock. I chose my property for its proximity to the school where my children were enrolled and the Retail Center which was just a short walk away. I have since sold that property and now live in a beautifully upgraded Type 5 on the Golf Course in Saheel. My husband Ian, when not in the simulator or flying can

be seen pounding the footpaths throughout the Ranches trying to shed that Dubai stone. Both he and my son Jordan are members of the Golf club and often hop the wall at the back garden , with permission of the groundsmen, and play a few holes. Alannah has taken horse riding lessons at the Polo club and Jordan does group tennis and swimming lessons at the various community pools and parks throughout the communities. Emaar have done an amazing job of truly making the Arabian Ranches a home from home.

Sharon McIntosh (Sales consultant) and her husband Alan who is a senior pilot with Emirates Airline were one of the first residents to move into the Arabian Ranches nearly 7 years ago. They have 2 children, Alesha and Isla who go to school at Jess Ranches. Jodie Banks (Sales Consultant) Jodie and her husband Rob started off 6 years ago in Al Reem. With new born baby Harrison we moved in to our first ever home. As time flew by with 2 more additions Isabella now 4 and Ashton who has just turned 1, it was time for a bigger villa. As the property prices were increas-ing on a daily rate, we made a decision to purchase another property to suit our growing family needs with the help of Sharon from HH. She located us an amazing Type 9, Saheel, in a Cul de Sac on a 12,OOO square foot plot, it was perfect. Tenants and Landlords-DO’S AND DONT’S

Snag your villa – be sure to fix up all the problems in the villa and have it cleaned and painted and ready for inspection.. Landlords in the UAE tend to do it backwards and only paint when a tenant is found as they say the property will get dirty while viewings are happening but first impressions matter and you will rent the property much quicker if it is clean and presentable and all the snags are fixed.Often a tenant will think – “well if the landlord has left his property in this condition what is the maintenance going to be like”? And another point is if the house is presented nicely, it could be the difference of 5 to 20K in annual rent…

Ensure the garden is neat and tidy and often a garden with less maintenance is often a winner with tenants but that does not mean you put paving everywhere.. Be sensible a happy balance with grass for a family is a necessity.. Remember a 5 bed house will rent to a family so it is difficult to ask your agent for a couple or no pets!!

Maintenance- Look after your invest-ment.. Think about it, this is your asset that is bringing you in a good annual income. Look and gives the tenant after it! Engage a professional maintenance company so that you and confidence that the your tenant have peace of mind that when things go wrong, your landlord cares about tenant is not left in the dark with nowhere to turn.. The agent is his investment! not managing your property so do the right thing and organize your maintenance prior to occupation. After all, your tenant is paying to live in a villa which should be habitable and comfort-able at all times. This is understood when you rent your property to them.. E.g. It is not their responsibility to pay for your ac compressor or the water pump to be fixed.. It’s yours!

Choose a good tenant through a reliable agency such as House Hunters Real Estate;-)

Be good to your tenants. Treat your tenants as equals, without being over friendly. They live in your property, so if they like and respect you, they will take good care of the villa for you.

Clean the property before it is inspected by a potential tenant. If, during the course of the tenancy, there are repairs or improve-ments that need to be done, promptly address the issues.

Ensure that routine inspections of the property are carried out by yourself or your property management company.. If your tenants see that you care about the condi-tion of your property they will also take pride in its upkeep. This will, in turn, increase the value of your property and will help to retain good tenants.

Keep your living spaces clean and hygienic.

If there’s something you can fix yourself, do it. On the other hand, if you can’t fix it yourself, don’t. Contact the landlord as soon as possible for any major repairs, plumbing or maintenance work.

Take responsibility for minor maintenance such as scratches, chips and marks on surfaces in the property.

Take reasonable steps to minimize wear and tear on the property.

Should the property be rented with a garden, you should ensure that it is watered and maintained as it was given to you and should you plant trees or put in an irrigation system for example, it then becomes the property of the landlord. It seems strange especially if was a new property and given to you as a sand only but this is in fact correct.

Read before you consent to the conditions of your rental agreement, and ask for clarifi-cations if necessary. House Hunters work with a Letter of Intent to rent and this is an agreement to proceed with the official contract. Please remember that the agency

1. Tell me about Under One Roof and what you do.

Our Customers created Under One Roof! As we grew we got requests from our Customers to not only reglaze kitchens into a different colour, but also to design, import and fit new bespoke kitchens ranging from modern high gloss to more traditional oak wood and painted. They also wanted us to give them ideas and suggestions as to how they could remodel their bathrooms but wanted us to design, supply and fit tailored bathroom solutions. In short, they wanted all of their property improvement requirements to come from one place; hence we created Under One Roof in May 2009. The Company would manage the whole Project from start to finish. To control the quality of the work and the timeliness of the Project, we employ all of our own trades-men and do not out-source any of our work.

2. Which rooms are the most important to renovate do you think?

In terms of our customers, the biggest request is for a kitchen tailor made and designed to their needs and after that the bathroom. Personally I think these two rooms are the most important to renovate as they are the two rooms that you tend to spend a lot of time in and when you are there you want to relax and enjoy them, not get out of them as quick as possible!

3. What sort of houses do you mostly make over? Are they rental properties or homes?

It is primarily homes that owners are looking to move into to live in. Often they want us to rip everything out and completely makeover the property before they move in.

This is why we try to offer complete choice to our customers depending on their needs from a quick, inexpensive permaglaze spray makeover of existing fixtures and fittings, to brand new, bespoke kitchens and bathrooms imported from Europe.

4. How much can it cost to renovate a bathroom or kitchen? From as little as how much?

It obviously depends on the size of the room and the quality of the finishings, however we have done bathrooms starting from as little as AED 10,000 to over AED 100,000. With regard to kitchens we can reglaze a kitchen from AED 15,000 through locally made kitchens retailing at around AED 70,000 to the latest Italian styled imported kitchen with high end appliances and space saving wireworks costing AED 300,000+. We can cater to all styles and budgets.

5. What can a homeowner do to re-vamp a kitchen or a bathroom?

The quickest and easiest way is to reglaze them using permaglaze. Obviously we work with our homeowners in a number of different ways according to their budget and needs, so sometimes they might combine some reglazing of the walls and doors, with tile on tile on the floor – a new gypsum board ceiling in with modern chrome downlighter spotlights is again quick & inexpen-sive.

6. What do you think changes a home the most, if you could only afford one thing? Perhaps a bathroom or a kitchen?

Personally I think the kitchen changes a home the most, particularly if you knock through a wall to open it up, put an island in and integrate it with the rest of the house.Another very popular request that really modernizes a home as previously mentioned, is getting rid of those horrible 1970’s polystyrene looking ceiling tiles and aluminium strips and replacing with a clean, white gypsum board ceiling with spotlights.
