Well, you may be worrying about nothing – city ringe prices in many areas are back above the levels o 2007. QV data shows that prices across New Zealand are down by 6 per cent on the peaks o October 2007. But greater Auckland has done much better, with an overall decline o about 3%. Some quality suburbs close to the city centre have even risen. Good schools, excellent transport links and top community acilities have combined to push local suburbs rom Waterview and Pt Chevalier through Mt Albert to Sandringham and Kingsland into the top echelon o property achievers since the boom. While many outlying suburbs have slipped, city ringe prices have recovered. Suburbs orming the heart o the Anne Duncan business now rate as some o Auckland’ s best perormers. “Quality properties are just yingout the door,” says Des Ryder, heado the Anne Duncan Real Estateproperty management team.“We have lists o brilliant tenantswaiting or a place to rent andwe’re placing them within days ovacancies hitting our desks.”

Des says the Christchurch quakehas added more pressure, withplenty o excellent prospectivetenants rom the South Islandmaking contact lately.

Added to that is the strain posedby otherwise “natural buyers”who are “biding their time” –staying renting at the moment andbuilding up their deposits.

Des says he knows o somepeople staying in motels at aweekly cost o $1000, waiting ora home to rent and many others

have told him o searching ormonths to fnd a suitable rental.

Des and his team don’t runlarge open homes or rentals. Theypreer to pre-check applicantswhere possible and build up lists oqualifed and high quality tenants.

“We have many outstandingtenants on our books looking or ahome and our problem is that wedon’t have enough quality stock tosatisy the demand,” says Des. “Iany landlords out there are lookingor a proessional approach to

property management, we’d loveto hear rom them.”Summer is normally a busy

time o the year, as students andamilies make their plans. But therental team expects the demand-

In the meantime, rents are goingup. Des tells the story o a our-bedroom in Sandringham nowcommanding $800 a week – up by$150 over the last two years.

Elsewhere in the Anne Duncancatchment area, two-bedroomunits are etching $320-$380a week, three bedroom housesusually run between $550-$680and our bedroom are drawing$650-$900.

FOR people living in Wesley Ave,Mt Albert, it must have seemedlike the real estate boom timeswere back. Scores o groups atopen homes, urious auctionbidding and sensational price –it was all there.

Centre o attraction was 4Wesley Ave (pictured), a part-renovated 1950s three-bedroom

home with two bathrooms thatcaught the eye o 14 interestedparties through the three-weekmarketing plan o consultantsJohn and Mark Covich.

With a CV o $560,000 (notreecting the ull extent othe renovation), the owners’expectations were realistic,despite the desirable location.But at $740,000 three bidderswere still in the hunt and the

hammer fnally ell at $797,000.The vendor was delighted and

so were the buyers, a coupleeyeing Mt Albert GrammarSchool or their teenage son.

As John Covich says, “itwas a terrifc result all roundand showed the value o theauction system backed by strongmarketing and a wealth o localknowledge.”
