Located in picturesque Steamboat Springs, this facility is northwest Colorado’s most inclusive senior housing community, housing 144 total units and providing three progressive levels of care for residents. The community offers 60 skilled nursing units, 50-units of assisted living/Alzheimer’s and dementia-related care and 34 independent-living units. The project site is surrounded by water with Casey’s Pond on the west side and the Burgess Creek running on the south side. The building design captures the mountain aesthetics while addressing the extreme climate changes frequently experienced in the Steamboat area.

This joint facility is shared by Shepherd of the Lake Lutheran Church and Presbyterian Homes Senior Housing. Both entities use the common spaces such as the conservatory, bistro and bookstore to ensure a greater sense of community. This senior living facility has 180 independent and assisted living units as well as a town center. Future phases consists of 80 skilled nursing units and additional brownstones.

Phase I consists of the 210-unit continued care retirement center located on 100 acres. Center includes 106 independent living apartments, and 104 Alzheimer and dementia care units. The facility also includes a 25,700-sf town center including administration, library, general store, medical/therapy, beauty/barber, auditorium/chapel, adult daycare, laundry and service kitchen. Phase I included complex site work and phased construction.

Project includes a 106-bed Skilled Care Center addition to the existing Boutwells Landing facility. The three-story addition includes a lower level and totals 128,000-sf. The exterior finishes match the existing building finishes of brick and EIFS. A courtyard was created with this addition that was landscaped with a short stream/waterfall and walking paths.

Waverly Gardens at North Oaks is a unique facility that encourages and allows its residents to remain connected with the outside community. It includes a 84-unit independent senior rental building, a 44-unit assisted living building with 12-units of memory care, 36-beds of skilled nursing and a town center.

The A&P project team divided construction of the multi-facility campus into two projects. Precise coordination of construction activities allowed residents to occupy half of the building three months early, minimizing resident displacement. Ordering structural steel from two suppliers also reduced long lead time and allowed the project to conclude ahead of schedule and under budget.

The existing residential building was partially demolished and 109 units were added. The building remained in operation during the demolition and construction, which were completed without disrupting the residents.

Luther Park is a senior housing community with a total of 86,000 sf consisting of 60 units of assisted living and 27 units of memory care. With the wide range of services that are offered, Luther Park at Sandpoint is perfect for couples who want to live together despite differences in their physical abilities. And, for residents who need higher levels of assistance, or experience substantial memory loss. The project is all slab on grade construction with the actual structure being non-combustible light gauge steel (LGS).

The Esprit Senior Housing project consists of a total of 91-units, 48-units are Memory Care and 41 units are Assisted Living. There are two separate buildings connected by an above grade link. The Memory Care building is a wood frame slab on grade structure while the Assisted Living building is a three-story wood frame structure on top of a level of precast. In the lower level of the Assisted Living building is the commercial kitchen which services both buildings. The trademark of the project is a two-story dining space which offers expansive views of the river valley below.

This mixed-use campus includes senior housing units, assisted living, care center, memory care, market rate apartments, retail space, office and 725 indoor parking spaces. Building amenities include pedestrian skyways, fitness center, salt water pool, hot tub and sauna, theater and conservatory. Exterior amenities include integral heated snow melt system for streets and sidewalks, public park and fountain, green courtyard/plazas, outdoor grills and lounge areas. The project includes roadways, hardscape, and infrastructure required to support buildings. Each building includes retail areas on the first level.

The Panorama City Convalescent and Rehabilitation Center was completed in two phases, the project involved demolishing an existing single-story skilled nursing facility and replacing it with a new two-story, 92,500-sf skilled nursing center with 155 licensed beds. The new facility incorporates an environmentally sustainable building material that contains at least 25% recycled content and is 100% recyclable.

This project included three different components: a congregate housing facility, an assisted living facility and cottages. The 96,000-sf congregate housing facility is comprised of 108 private living units, common activity area, a dining room and a kitchen serving all residents three meals a day. The Assisted Living portion is a 67,000-sf facility comprised of 80 private living units, common activity area, a dining room and a kitchen serving all residents three meals a day. Also included as a part of this project was the construction of 15 cottages with wood framing on a mono-slab.

Funded in part by a $20 million HOPE VI grant from the U.S. Department of Housing and Urban Development, the first phase of the Frank Luke Senior Housing project includes a single, three-story, 68,000-sf building that houses 60-units, office space, dining area and a center courtyard. This neighborhood revitalization project is the first using the latest HOPE VI grant funds to help keep Phoenix seniors and families in affordable housing during tough economic times.

Apache ASL Trails Apartments is the premier community for Deaf seniors. Situated along the light rail line, the 75-unit tax-credit transit-oriented housing project creates a barrier-free community for members of the Deaf senior community. The development incorporates state-of-the-art technology for its residents and the operating staff all use American Sign Language (ASL). In addition to the primary design team of WSM Architects, Inc., The owner has retained a Deaf designer to ensure lighting and other elements are incorporated and positioned accurately.

In 1909, this retirement community opened its doors to residents, and has continued to expand over the years. To accommodate continued growth, the team added an assisted living residential wing, common area, and underground parking structure. The project also included renovations and upgrades to mechanical and electrical systems and the renovation of interior architecture.

This new retirement community features 140-units, beauty salon/barber shop, coffee shop, country store, computer and business center, chapel, exercise room, theater, activities and game room. A unique challenge facing the project team was the presence of varying soil compositions at the site. However, by implementing two different types of foundation, A&P not only overcame this hurdle, but was also able to build a more cost effective solution.
