Exterior Insulation Finishing Systems (EIFS) assemblies are lightweight synthetic wall claddings used to create architectural detail and provide insulation properties to exterior building surfaces. EIFS moldings can be created in a wide variety of styles and finishes, including various colors and textures, to simulate stucco, stone or even brick.

EIFS: A Popular Choice for Architectural Cladding

From high value to high performance, there is an Arkema latex for each EIFS application, including air/moisture barriers; adhesive/basecoats; finish coats; and clear aggregate finishes. Our performance-proven line includes:• ENCOR® styrene acrylic and acrylic latexes• NEOCAR® modified acrylic polymers• NEOCAR® vinyl versatate-containing latexes• SNAP® structured nano-acrylic polymers

Figure 1 shows a typical EIFS assembly consisting of polystyrene foam insulation and thin, polymer-modified cement coatings. The assembly is attached to an approved substrate with an adhesive or mechanical fastener.

Each suggested formulation includes one of these binders:

ENCOR® 496 Latex – the most versatile product in our EIFS line, with it you can formulate a high performance air/moisture barrier, an adhesive/basecoat with excellent adhesion and flexibility and a dirt pickup resistant finish coat. Cement compatible.

NEOCAR® 493 Latex – this vinyl versatate-containing latex offers good performance in high value formulations, helping you meet your customer’s performance requirements while you manage raw material costs. Cement compatible.

ENCOR® 446 Latex – this high solids latex can be used to formulate both adhesive mastics and cement containing adhesives/basecoats. Cement compatible.

ENCOR® 413 Latex – this proven performer can be used to formulate adhesive/basecoats and finish coats. Cement compatible.

ENCOR® 490 Latex – this latex can be used to formulate adhesive/basecoats and dirt pick up resistant finish coats. Figure 2 (see page 2) details dirt pickup resistance performance. Cement compatible.

SNAP® 720 Polymer – this structured nano-acrylic polymer provides outstanding performance in clear aggregate finishes. Figure 3 (see page 2) details water-whitening resistance properties important to long-term performance in clear aggregate sealers.

NEOCAR® 820 Acrylic – this high performance polymer is an alternative for clear aggregate sealers, offering ultra-small particle size and extreme hydrophobicity.

Dirt Pickup Resistance Figure 2 shows a comparison of dirt pickup resistance of a standard EIFS panel using a commercial ly- available acrylic system to an EIFS assembly based on ENCOR® 496 latex in an Arkema Level III system. The assemblies were coated with iron oxide and coal ash in the form of slurries. The slurry stain was allowed to dry on for one day and the panels were washed with running water. The Arkema Level III system displays exceptional resistance compared to the standard EIFS assembly.

Water-whitening ResistanceFigure 3 shows a comparison of water-whitening resistance of SNAP® 720 latex compared to a commercially available 100% acrylic typically used in aggregate applications. The latex was applied to panels at 3 mils wet film thickness, dried overnight at room temperature, and partially submerged in water for 24 hours. SNAP® 720 latex demonstrated significantly better water-whitening resistance.

Formulating the Appropriate Air/Moisture Barrier

Uncontrolled air leakage and rain penetration cause a wide range of building problems: wasted energy, uncomfortable drafts, mold growth and premature deterioration of the building. Air/moisture barrier systems are used to make the building perform better. An air/moisture barrier system wraps the building shell and ensures that it protects the building from the effects of air and water infiltration.

The water vapor permeability (WVP) of the air/moisture barrier should be dictated by climate region. For building in most parts of North America, where winter heating conditions predominate, the air/moisture barrier should be highly permeable (>25 PERMS) to water vapor to allow any moisture which enters the wall cavity to easily exit. In humid regions where warm-weather cooling predominates within buildings, the air/moisture barrier should have a lower permeability (10 PERMS) to minimize the entry of moisture into the wall cavity.
