Sales of single-family homes priced from $3 to $5 million increased by 37.5% compared to last year, with 22 homes sold YTD Q2 2107 compared to 16 for YTD Q2 2016. Months’ supply of inventory decreased by 33.3% to 17.6 months.

Sales in the $800 thousand to $1 million range were up 28.4% over YTD Q2 2016, while months’ supply of inventory was down 11.8% to 6.8 months.

Sales for condos priced at $1 million and higher increased by an astonishing 111.7% compared to last year at this time. The 235 closed sales for YTD Q2 2017 is well above any number over the last several years, including the 111 sales from YTD Q2 2016. Months’ of inventory dropped to 8.7 months, decreasing 49.0% compared to Q2 2016.
