TERMS AND CONOMONS FOR THE ALLOTMENT OF PLOTS.

1 Allotment of plots shall be done as per "The Goa-lDC AllotmentRegulations, 2014", lndustrial Policy of the State of Goa, the Goalnvestment Promolion Act and norms prescribed under the environmentalguidelines issued by the Government frorn time to time.

2. The plots will be. allotted for the conslruction'of premises for industrialunits only.

3. Only industries which are not obnoxious and have no effluent disposalproblem will be permitted to be set up in these areas.

4. The plot holder will not be allowed to let or dispose off their 5itots Uy sale orleasehold interest or otheruise excepl with the prior written permission ofGOAIDC, The permission forthetransfershallbeallowed as perthe Goa-IDC Transfer and sub-Lease Regulations, 2014, However, sub division ordisposal of part of plot will not be allowed under.any circumstances.

5. The plots are allotted on long lease basis,which can be extended to 95 years.

The applicant shall pay the initial security deposit for applying for a plotis Rs" 20/- {Rupees twenty only} per sq. mtr. of area and a processingfee of Rs, 5/- (Rupees Five only) per s{. mk or Rs..ls,000l-lRupeesfifteen thousand only), whichever is higher (non-refundable) by means ofDemand Drafl or Pay Order in favour of the Goa Industrial DevelopmentCorporation, payable at Panaji.

B. The amount deposited alongwith the application shall be adjusted againstthe last instralment to be paid by the allottee.

9. The prernium amount of plot ls payable in lumpsum or first installmentbefore issue of Allotrnent order and the balance in maximurn 6 yearlyinstallments. On the outstanding amount an interest is charged @11%perannum or at such rate as may be specified by the Corporation from timeto'time and penal interest @1ga/a per annurn on anears, if any.

10 The plot holders will have to pay an annual lease rent @ 2o/a or at suchrate as may be Specified pythe Corporation $om time to time on the totalpremium amount.The ge##&x.@ WE p. a,. or as revised fromtime to time by the Comrnissioner of Central Excise on annual Lease renthas to be paid by the allottee.

12, Any amount due to the Corporation, if not paid in time will be recoveredas arrears of land revenue & steps willalso be taken to file such cases for.eviction.

13- The plot horders shoutd at a[ tirnes.compry with a[ the Laws, Rures, Goa-IDC Allotment Regulations,'201 4, etc.of the corporation.

14- The plans of the buildings are to be approved by the GoA-lDc.

15. The Allotment Order will be issued and pissession of lhe plot wil begiven only after the applicant has paid the first instalmentof the premiurnand annual lease rent and compliance of formalities, if any.

16. The first instalment should be paid within 15 days from the date of issue' of letter about the payment of instalment and annual lease rent.

17, lf you do not wish to accept the allotment of th6 plot, the communicationin this regard shourd reach us before lsth day from the date of issue ofAllotment order, failing which the amount deposited with the appricationshall be forfeited.

18. The atlottee has to execute with corporation a Lease Deed within aperiod of 180 {one hundred eighg only) days from the date of taking overpossesion of the plot as per clause -7 of Goa-lDCAllotment Regulations,2AM.

19. The allottee should apply on his / their own for water supply with Goa-lDCand electricity supply with the Electricity Department.

20. Any taxes payable to Municipalig or Panchayat, etc. should be paid bythe allottee directly to this Corporation.

21. The plans of the building should be submitted to the Corporation forapproval within three months from the date of issue of Allotment Order.The construction of the building should be started within six months, Thebuilding should be completed and production started within two yearsfrom the date of allotment of plot. Failure to'compty with this conditionas also condition No. 16, of the Allotment order the allotment is liablefor cancellation. Any loss which may hereby occur to Corporation will berecovered from thb allottee. For the detay caused in submitting the buildingplanslstarting construction work and completion of factory building, theallottee / lessee will be liable to pay fines to the Corporation at ratesprescribed by GOA-IDC and will be liable to be evicted on account of afior any of the aforesaid defaults.

22. The allo&ee shall have to comply with the Goa (Regulations of LandDevelopment and Buirding construction) Act, 200g and the Goa LandDevelopment and Building construction Regulations, 2010 rnadethereunder.for carrying out any construction and other allied activities.

23- The allotment of the plot will be decided by the corporation and thedecision of the Corporation in this regard will be final and binding on theapplicant.

24. No change in the name of the client or ownership or constitution of thefirm to whorn the plot is allotted shall be rnade without the previous writtenconsent of the Corporation. The consent of the Corporation will be givenon the such conditions as may be specified and as per the provisionscontained in the Goa - IDC Transfer & sub-Lease Regulations, 2014.
