Buyer sentiment improved, as did the willingness of vendors to listen to what the market was telling them their property was worth. Year on year we saw the number of sales increase by 52% on the back of viewings increasing by 36% and offers made by 41%.

As we enter 2014 we are already seeing signs that the market will continue apace this year and certainly we think it is the year for buyers and sellers to get on with things. Without wishing the year away, 2015 will be a General Election year and the market notoriously goes quiet before that event. Our best advice is to take full advantage of the better market 2014 will be. Whilst we are likely to see an increase of property coming to the market in the next 6-12 months, there will be a significant increase in activity from buyers as well. This will be partly fuelled by the Government’s ‘Help to Buy Scheme’ and a lot of vendors and owners have waited for the market to improve before bringing their property to the market.

There is currently activity in the market at all price levels and in all areas with the City, Country and Waterfront markets all improving significantly over the past 6-8 months. Sensible pricing and exceptional presentation and preparation will be the key to achieving a good sale this year.

A s an island nation, Britain has an enduring fascination with water and it’s a relationship that’s directly reflected in the prices we are prepared to pay for a sea view or river frontage property. In some of the most prized locations,

the premium stands at over 100%.

Despite having thousands of miles of coastline and estuaries, the UK still has an under supply of waterfront properties. With more people wanting to live by our beaches and rivers than properties available, market forces have driven prices up significantly over the years.

For some it’s a retirement choice – the lure of a quiet life fishing and messing about in boats. For others it’s a lifestyle change, swapping their home in the commuter belt for more space and a gentler pace of life. Then there are the second-homers. A waterside bolthole for the family can also be an excellent source of rental income.

Whatever the motivation for buying next to the water, it seems estuary living is the most highly prized choice. Whereas the average uplift for waterfront properties is 51.5%, the figure for properties with estuary views is 78%.

And if a home has direct access to water, its own pontoon or slipway, this can as much as double the asking price compared to similar properties without this all-important feature.

So what is it that makes the estuary lifestyle so popular? It could be the generally sheltered position of such homes – away from the winds, waves and erosion of coastal areas. There’s also often the option to moor a boat close to if not right next to the property. The wildlife can also be a big draw, with the population of birds in particular changing dramatically with the ebb and flow of the tide.
