Location The site is located in the village of Torrance, which is situated approximately 8 miles to the north of Glasgow City Centre. Torrance is a small settlement in East Dunbartonshire which has a resident a population of approximately 2,300 and lies a short drive from the foot of the Campsie Hills.

The village has a number of community facilities including shops restaurants and public houses. Additional amenities are available in the nearby towns of Bearsden, Kirkintilloch and Bishopbriggs which are within 5 miles drive from the Village and provide a wide range of supermarkets, shops, leisure and recreation uses. Torrance Primary School is located less than 1 mile from Tower Farm, whilst the nearest Secondary School is Boclair Academy, located in Bearsden.

The site is situated on Tower Road, close to its junction with the A807/Balmore Road which provides connections to both the M8 and M80 Motorways. The nearest train station is located 4 miles to the south east of the site at Lenzie and provides regular services to Glasgow and Edinburgh. Bus links are also located immediately to the south of the site at the Junction of Tower Road and the A807.

Description The site extends to approximately 12.45 hectares (30.78 acres) and comprises agricultural land which has a gradual sloping topography from north to south.

The site is bound to the north by a residential dwelling which lies outwith the subjects, beyond which is similar agricultural land. The east and south of the site comprise mainstream housing developments whilst the western boundary forms Tower Road, from which access to the site can be taken.

We would highlight that access to the site is taken via an access bridge which is in third party ownership. The bridge has a tonnage limit and the abutments would require replacement in order to facilitate a significant development on the site.

Planning

The site is covered by the Glasgow and Clyde Valley Strategic Development Plan (SDP) approved in 2012, together with the East Dunbartonshire Local Development Plan (LDP), adopted in 2017. The site lies outwith the settlement boundary for Torrance and is allocated as ‘Green Belt’ land.

An application for Planning Permission in Principle for residential development and associated works was refused on 24th December 2015 (Planning Ref: TP/ED/15/0541). A subsequent appeal was lodged with the Scottish Ministers which was refused on 31st May 2017 (Ref: PPA-200-2-35).
