The Meals at Home area (Building 50) is generally in faircondition and the majority of remedial work required is due toage. Suspended ceilings in the kitchen areas are close to theend of serviceable life and have been painted over.Plastered ceilings are generally in fair condition withlocalised patch repair and hairline cracking noted.

Vinyl flooring to the staff room and WC areas are missing ordeteriorated and will require replacement. Carpets to theoffice areas are showing signs of wear and may requirereplacement within five years dependant on usage.

Localised defective tiles were noted to the walls in WC andkitchen areas. A number of doors were deteriorated due toheavy usage. WC cubicle systems were deteriorated andrequire replacements. Sanitary and kitchen installations weregenerally in fair condition, however domestic type kitchen

Heat Source

The existing atmospheric oil fired boiler is of low efficiencytype and is now considered to be life expired. At the time ofthe survey, the boiler was not operational and appears to beredundant. It is recommended that the installation bereplaced if considered to be required. Consideration shouldbe given to install electric storage heaters.

Heat Distribution

Heat distribution is via a twin piped system, feeding a mixtureof steel panel radiators and fan convectors. The installationwas not operational and appears in poor visual condition.Consideration should be given to replacing the installationwith an electric system.

Incoming Services

The main incoming electrical supply consists of 400v 3phase Delta SWA cable to a phase spreader.

Main Electrical Switchgear

The incoming supply tails terminate into a GEC fuse paneland electric EDMI MK 10'-1 electric meter. The supply thenfeeds a Bill 200 amp / 660 volt isolator, which then suppliesthe main distribution board and MCB boards across thebuilding.

It was noted that the electrical switch gear is variable in ageand condition. We recommend that an electrical conditionreport is carried out to test the existing distribution boardsand isolators.generally in fair condition, however domestic type kitchen

units to the staff room were defective and in need ofreplacement.

Domestic Hot Water

Hot water is generated by an electric Mega Flow HeatraeSadia water heater which has now reached the end of itsserviceable life, requiring replacement.

Ventilation

Local wall and ceiling mounted extract fans controlled vialighting circuits are in place in toilets and shower areas. Theinstallation appears in fair condition at the time of survey.

Note: Domestic water distribution services within the buildingare in a poor condition and will require further investigationand possibly full replacement after further review of thelegionella document.

Lighting

The existing lighting installation comprises of a mixture of T8fluorescent luminaires with prismatic / chrome lattice andvapour proof diffusers, which appear in fair condition and aresuitable for the current space use.

Small Power

The wiring installation throughout the building is in faircondition subject to the review of the testing documentation,which was not available at the time of survey.

The existing small power and light switches are also in faircondition.

Intruder Alarm

An intruder alarm system was identified and appears to offergood coverage levels throughout the building.

A zoned addressable Fire Alarm system is installed completewith smoke and heat detectors throughout the building.

• Grade B - Satisfactory. Performing as intended but exhibiting minor deterioration.

• Grade C - Poor. Exhibiting major defects and/or not operating as intended.

• Grade D - Bad. Life expired and/or at serious risk of imminent fail.
