Ten maintenance tips for first-timehomeownersIf you’re first-timehomeowner, you’llprobably experiencesome trial and error be-fore you know how toproperly care for yournew place. But you canavoid some costly mis-takes by doing routinehome maintenance thatprotects your invest-ment. Here’s a basichome-maintenancechecklist to help youget started.

1. Check guttersregularly to makesure they’re properlyattached and clear ofsticks and leaves. Alsoconfirm the flow of wa-ter from your gutters isaway from your hometo avoid damage toyour foundation.

2. Test your smokeand carbon monoxidedetectors monthly. Ex-perts also recommendchanging the batteriesin these items as partof your routine when

you change the clocksin the fall and spring.3. Change filters inyour home at intervalsrecommended by yourHVAC manufacturer,especially if you haveallergies or pets. Adirty filter means aninefficient system. Alsoarrange for seasonalchecks on your heat-ing and cooling systemto avoid emergencyrepairs.

4. Hire a tree-servicecompany to inspecttrees on your property.They can give you ad-vice on how to care foryour trees and identifyweak limbs that shouldbe cut before a storm.

5. Is your toilet run-ning? Or your faucets?No, this isn’t a joke.Toilets that run andfaucets that leak whennot in use are wastingyour water. Sometimesyou can fix these prob-lems yourself, but hire

an expert if you’re indoubt.6. Frequently checkthe water supply hoseto your washing ma-chine, which can leakand cause expensivedamage.

7. Clean your dryervent regularly. Note thedryer vent is not thelint trap (which shouldbe cleaned often, too).Dryer vents push airoutside the propertythrough a duct, butcan get filled with lint.Clogged dryer ventscan be a fire hazard.

8. Clean around thevents and coils under-neath and behind yourrefrigerator to supportits efficiency. Alsocheck for gaps whenit’s closed to make sureyour cool air isn’t be-ing wasted.

9. Check your doors,garage door, windows,and any places where

pipes and wires enterthe structure for gapsand cracks. Replaceweather-stripping that’smissing or in disrepairand add caulk whereneeded. This will helpyou keep the houseinsulated for all sea-sons and keep bugs andsmall creatures out.

10. Have a pest-control expert inspectyour home, even if youdon’t suspect signs ofinfestation, since atticand crawlspace crittersare usually unwantedguests on your prop-erty.

1. Texture andtextiles - Instead ofhaving a bunch of hardsurfaces, cozy up yourhome with somethingsoft or textured. Thiscould be a blanket,curtains or area rugs.These items will alsoprovide some acousti-cal value so noisesaren’t echoing in anempty space.

2. Comfort - Havesome place in yourhome where you canrelax, recharge andfeel at ease. “Makea space where youwould like to spend

time,” Lindmier says.

3. Color - A mono-chromatic scheme withpops of colors canbring you into a placewhere you feel com-fortable and happy.“Do your research oncolor theory beforepainting any space,”says Lindmier. “Dif-ferent colors can sparkdifferent moods, emo-tions and even behav-ior. Discover whatyou’d like a givenspace to accomplish,and use colors as a toolto create such environ-ment.”

4. Lighting - Thereshould be aestheti-cally pleasing lighting.

Look at the differencebetween warm andcool lighting colorsto decide what helpsachieve the look youwant. Also considertask, ambient andaccent lighting foryour space. “Lightingplays a key role in anyhome,” Lindmier says.“Through lighting de-sign you can highlightdesign and architec-tural features, createlighting which is moreuseful to the humaneye, and work withnatural light whilekeeping energy use toa minimum.”

5. Clutter/stuff -“Less is more, butmake it more

meaningful,” saysLindmier. Get rid ofyour clutter. Whensitting in your space,make sure you canlook around and adorethe things you see.

“Mies van der Rohe’sold adage, ‘less ismore,’ certainly holdstrue here,” says JackieBarry, Interior Designinstructor at The ArtInstitute of Houston -North. “Select signifi-cant pieces of furnitureand art to move. Youdon’t need to have orshow everything youhave all in one room.”Barry also advises in-corporating a conceptcalled biophilic de-sign, which recognizes

the inherent need ofhumans to interact andaffiliate with nature toachieve and maintainoptimum health andwell-being. “Bringthe outside in; don’tneglect good views tothe outside, accentuatethem,” she says. “Letyour garden and land-scaping work for youon the inside. Connect-ing with nature canalso have a calmingand a comforting ef-fect.”
