GENERAL NOTES
1. THE FOLLOWING REQUIREMENTS SHALL APPLY TO ALL NEW AND REMODEL CONSTRUCTION PROJECTS.
2. IN THE EVENT THE CONTRACTOR DISCOVERS, AT ANY TIME DURING DEMOLITION, CONSTRUCTION, AND/OR REMODELING OPERATIONS, EXISTING CONDITIONS THAT COULD INCLUDE THE PRESENCE OF ASBESTOS, MOLD AND/OR MILDEW, THE CONTRACTOR SHALL IMMEDIATELY NOTIFY THE OWNER'S REPRESENTATIVE AND THE ARCHITECT/ENGINEER OF RECORD, IN WRITING, OF THE CONCERNS AND/OR SUSPICIONS.
3. CONCURRENTLY, THE CONTRACTOR SHALL BE RESPONSIBLE TO RETAIN AN ASBESTOS, MOLD AND MILDEW CERTIFIED TESTING AGENCY, APPROVED BY OWNER, TO PERFORM AN INVESTIGATION AND TESTING. COORDINATE SELECTION OF TESTING AGENCY WITH ASBESTOS, MOLD & MILDEW INSPECTOR. IF THE TESTING AGENCY CONFIRMS HAZARDS, THE CONTRACTOR SHALL BE RESPONSIBLE TO OBTAIN A MINIMUM OF TWO (2) BIDS FROM COMPANIES QUALIFIED AND LICENSED TO PERFORM ALL NECESSARY REMEDIATION WORK, COMPLYING WITH ALL LOCAL, STATE, AND FEDERAL ENVIRONMENTAL REGULATIONS, CODES, AND STATUTES.
4. ONCE DISCOVERY OR SUSPICION OF ASBESTOS, MOLD AND/OR MILDEW IS MADE, THE CONTRACTOR SHALL TAKE ALL REASONABLE AND PRACTICAL PRECAUTIONS TO PROTECT ALL CONSTRUCTION PERSONNEL AND THE PUBLIC FROM EXPOSURE TO ASBESTOS, MOLD AND/OR MILDEW, AND SUCH PRECAUTIONS SHALL REMAIN IN PLACE UNTIL SUCH TIME AS THE OWNER OR HEALTH AUTHORITY DIRECTS OTHERWISE. CONSTRUCTION OPERATIONS SHALL NOT BE STOPPED OR CURTAILED, EXCEPT IN THE AREA OF ASBESTOS, MOLD/MILDEW CONCERN, DUE TO THESE REQUIRED PRECAUTIONS.
5. THE CONTRACTOR SHALL MAKE ALL REASONABLE EFFORTS TO AVOID CONDITIONS FAVORABLE TO THE DEVELOPMENT OF MOLD AND MILDEW, ESPECIALLY IN VOIDS WHICH WILL BE CONCEALED AND NOT VENTILATED. IN ALL CASES, INTERIOR SPACES AND INTERIOR FINISHED CONSTRUCTION SHALL BE MAINTAINED IN DRY WELL-VENTILATED CONDITIONS.
6. THE CONTRACTOR SHALL COMPLY WITH FEDERAL ENVIRONMENTAL AND OSHA REGULATIONS AND ALL LOCAL AND STATE HEALTH DEPARTMENT REQUIREMENTS AND RECOMMENDATIONS REGARDING ASBESTOS, MOLD AND MILDEW.
7. ALL PENETRATIONS SHALL BE SEALED WATER-TIGHT TO PREVENT MOISTURE MIGRATION FROM ENTERING THE BUILDING OR WALL CAVITIES.
8. ALL CONDENSATE DRAIN PANS SHALL BE CLEANED AND KEPT FREE FROM DEBRIS UNTIL AND WHEN THE FACILITY IS TURNED OVER TO THE OWNER. INSURE POSITIVE DRAINAGE AT ALL DRAIN PANS. INSURE THAT ALL "COLD" SURFACES ARE INSULATED AND COVERED WITH A FULLY SEALED AND CONTINUOUS VAPOR BARRIER. ("COLD" SURFACE INCLUDE, BUT ARE NOT LIMITED TO, DOMESTIC COLD WATER PIPING, CHILLED WATER PIPING, INTERIOR RAIN LEADERS, OUTDOOR AIR INTAKES, AND DUCTWORK CARRYING AIR CONDITIONED SUPPLY AIR.)
9. INSURE THAT THERE ARE NO WATER LEAKS IN CONCEALED PLUMBING CHASES. RETURN AIR PATHS AND PLENUMS SHALL BE KEPT DRY. ALL EXISTING SUPPLY AIR PATHS AND ALL EXISTING DUCTWORK TO BE RE-USED SHALL BE CLEANED AND TREATED AS REQUIRED TO REMOVE THE POTENTIAL FOR MOLD AND MILDEW. ALL DAMP AREAS SHALL BE DRIED THOROUGHLY PRIOR TO ENCLOSURE.
1. DRAWINGS ARE NOT TO BE SCALED, DIMENSIONS INDICATED ON DRAWINGS TAKE PRECEDENCE. LARGE SCALE DRAWINGS TAKE PRECEDENCE OVER SMALLER SCALE DRAWINGS. IF INSUFFICIENT INFORMATION EXISTS, CONTACT THE ARCHITECT FOR CLARIFICATION BEFORE PROCEEDING WITH THE WORK.
2. PROVIDE SOLID WOOD BLOCKING IN STUD WALLS AS REQUIRED TO SUPPORT WALL MOUNTED CABINETRY, COUNTER, AND ALL OTHER COMPONENTS.
3. ALL CONCEALED INSULATION SHALL HAVE A FLAME SPREAD RATING OF 25 OR LESS AND A SMOKE DEVELOPED RATING OF 450 OR LESS IN ACCORDANCE WITH ASTM E84.
4. DOORS INDICATED ON THE PLAN SHALL BE LOCATED A MINIMUM OF 4" FROM ADJACENT WALLS UNLESS NOTED OR DIMENSIONED OTHERWISE OR AS REQUIRED FOR HARDWARE INSTALLATION.
5. EXIT HARDWARE SHALL ALLOW FOR EGRESS AT ALL TIMES WITHOUT THE USE OF SPECIAL KNOWLEDGE OR EFFORT.
6. THE ARCHITECT SHALL NOT BE RESPONSIBLE FOR THE MEANS, METHOD, TECHNIQUES, SEQUENCES PROCEDURES OF CONSTRUCTION SELECTED BY CONTRACTOR.
7. THE CONTRACTOR WILL BE SOLELY AND COMPLETELY RESPONSIBLE FOR CONDITIONS OF THE JOB SITE INCLUDING SAFETY OF ALL PERSONS AND PROPERTY DURING PERFORMANCE OF THE WORK. THIS REQUIREMENT WILL APPLY CONTINUOUSLY AND NOT BE LIMITED TO NORMAL WORKING HOURS. THE ARCHITECT ENGINEER HAVE NO RESPONSIBILITY FOR THE SAFETY OF PERSONNEL OR SAFE CONDITIONS AT THE SITE.
8. CONTRACTOR TO VERIFY ALL DIMENSIONS AND INFORMATION IN THESE DRAWINGS. CONTRACTOR TO COMPLY WITH ALL EXISTING BUILDING & SITE CONDITIONS.
9. EXTERIOR AND INTERIOR PLAN DIMENSIONS ARE TO FACE OF STUD FRAMING. PARTITIONS ARE 3 5/8" UNLESS NOTED OTHERWISE.
10. NOTCHES IN WALL STUDS ARE NOT TO EXCEED 1/4" OF THE STUD WIDTH, AND NO HOLES ARE TO BE GREATER THAN 40% OF THE STUD WIDTH. NO HOLES OR NOTCHES ARE ALLOWED IN BEAMS OR COLUMNS UNLESS APPROVED BY ARCHITECT.
11. FIRE STOPPING OF TWO INCH NOMINAL LUMBER SHALL BE PROVIDED TO FORM AN EFFECTIVE FIRE BARRIER BETWEEN ALL CONCEALED DRAFT OPENINGS, BOTH VERTICAL AND HORIZONTAL.
12. ALL FINISHES IN EXIT ACCESS CORRIDOR/EXITWAYS TO BE CLASS B. ALL FINISHES IN ROOMS/ENCLOSED SPACES TO BE CLASS C.
13. ALL WOOD BLOCKING TO BE FIRE RETARDANT.

2. THE CONTRACTOR IS RESPONSIBLE FOR ALL FEES ASSOCIATED WITH OBTAINING ALL REQUIRED PERMITS, INCLUDINGALL INSPECTION APPROVALS REQUIRED FOR THE EXECUTION OF WORK COMPLETED.
3. THE STRICTEST CONFORMANCE OF CONSTRUCTION SHALL BE PROVIDED FOR INSTANCES OF CONFLICTING CODE APPLICATIONS, CONTRACTUAL AND/OR PLANS DOCUMENTATION. SUMMARY

MATERIALS & SUBSTITIONS
1. MATERIALS SHALL BE PROVIDED AS SPECIFIED. PROPOSED ALTERNATES FOR ALL DIVISIONS OF CONSTRUCTION SHALL CONFORM WITH THE MASTERFORMAT SPECIFICATION PROVIDED AND SUBMITTED TO THE ARCHITECT OF RECORD PRIOR TO SUPPLY & INSTALLATION. SEE SHEET G001 FOR REQUIRED SHOP DRAWING SUBMITTALS FOR ACCEPTANCE BY THE ARCHITECT OF RECORD.
CHANGE MODIFICATIONS
1. UPON OWNER APPROVAL, REQUIRED MODIFICATIONS TO THE CONSTRUCTION SHALL BE PROVIDED BY THE ARCHITECTOF RECORD THROUGH A REVISION BULLETIN & NARRATIVE OUTLINING THE CHANGES PROPOSED. ADDITIONALLY, THE CONTRACTOR SHALL PROVIDE CORRESPONDING COST PROPOSALS FOR OWNER APPROVAL PRIOR TO SUPPLY & INSTALLATION OF THE WORK.
PAYMENT
1. PAYMENT SHALL BE APPLIED FOR BY THE CONTRACTOR PER THE CONTRACTUAL AGREEMENT APPROVED BY THE OWNER.IF NO SUCH AGREEMENT EXISTS, STANDARD AIA G702 APPLICATION & PAYMENT CERTIFICATIONS SHALL BE REQUIRED WITHALL CORRESPONDING LIEN WAIVERS, PROOF OF INSURANCE AND PAYMENT REQUESTS PROVIDED.
INSTALLATION
1. IN THE EVENT THAT UNSATISFACTORY CONDITIONS EXIST WITHIN THE PROJECT BOUNDARY, THE CONTRACTORSHALL NOT PROCEED WITH WORK UNTIL CORRECTIVE ACTION HAS BEEN MADE TO BRING CONDITIONS BACK TOTHE APPROPRIATE STANDARD OF CARE.
2. MATERIALS SHALL BE INSTALLED PER THE MANUFACTUER RECOMMENDED MEANS AND METHODS OUTLINEDIN THE ACCEPTED SUBMITTALS.
3. ALL DAMAGED CONSTRUCTION DURING INSTALLATION SHALL BE CORRECTED, RESTORED & REPLACED ASREQUIRED AT NO ADDITIONAL COST TO THE OWNER.
4. THE CONTRACTOR SHALL FIELD VERIFY ALL MEASUREMENTS OUTLINED IN THE PLANS DOCUMENTATION PRIOR TO SUPPLY & INSTALLATION OF ALL WORK.
FACILITIES
1. THE CONTRACTOR SHALL ADHERE TO ALL BUILDING RULES & REGULATIONS.
2. TEMPORARY UTILITY SERVICES SHALL BE PROVIDED AND MAINTAINED BY THE CONTRACTOR.
3. TEMPORARY SEPARATION BARRIERS SHALL BE PROVIDED TO SAFEGUARD THE PUBLIC.
4. THE CONTRACTOR SHALL PROVIDE ADEQUATE PROTECTION OF ALL EXISTING CONSTRUCTION OF ADJACENT AREASIN THE DIRECTOR OR INDERECT PROXIMITY OF THE PROJECT LOCATION TO PREVENT THE CONTAMINATION OF MATERIALS FROM CONSTRUCTION.
5. MEANS & METHODS OF MATERIAL DISPOSAL SHALL BE COORDINATED WITH BUILDING MANAGEMENT & CONFORM WITH ALL BUILDING RULES & REGULATIONS. SEE PLANS FOR ADDITIONAL REQUIREMENTS.
6. LIFE SAFETY & EGRESS SHALL BE MAINTAINED THROUGHOUT THE PROCESS OF CONSTRUCTION.
7. ALL REQUIRED EXTRA MATERIALS & ATTIC STOCK STORAGE SHALL BE COORDINATED WITH THE OWNER & BUILDING MANAGEMENT PRIOR TO CONSTRUCTION FINALIZATION.
PROJECT CLOSEOUT
1. FINAL CLEANING SHALL BE PROVIDED BY THE CONTRACTOR PRIOR TO OWNER ACCEPTANCE & OCCUPANCY OF THE SPACE. THIS INCLUDES ALL ELEMENTS OF THE PROJECT & CONSTRUCTION IN ITS ENTIRETY, INCLUDING ALL BUILDING COMMON AREAS UTILIZED BY THE CONTRACTOR.
2. PRIOR TO FINAL INSPECTIONS, THE ARCHITECT OF RECORD WILL PROVIDE (1) PUNCH LIST WALK-THROUGH WITHTHE CONTRACTOR ON-SITE FOR CORRECTION. ALL CORRECTIVE ACTION REQUIRED MUST BE COMPLETED PRIORTO OWNER OCCUPANCY OR OWNER ACCEPTANCE.
3. RECORD DOCUMENTATION OF ALL CONSTRUCTION MODIFIED BEYOND STANDARD CONSTRUCTION PRACTICE SHALLBE PROVIDED TO THE ARCHITECT OF RECORD FOR AS-BUILTS.
