Set in a prime location on the north east coast of the beautiful island of Malta, the new Tigne Point properties have proved popular - with over 90% of the latest phase of 39 waterfront homes selling in under two weeks.

Situated on a stunning seafront headland, Tigne Point has a unique location on the banks of Marsamxetto Creek, directly across the water from the UNESCO World Heritage Site, Valletta, Malta’s capital city.

The project forms part of the MIDI project, the largest regeneration project on the island. Combined with these is the restoration of the 18th century Fort Tigne and a series of foreshore facilities including a wonderful south facing residents’ pool commanding breathtaking views of Valletta.

Access to Malta from the UK and most European capitals is now better than ever and British Airways has also just announced that it will begin offering a daily flight to and from Gatwick from March 30th 2014 with tickets from just £55 one way.

Remaining homes available include a three bedroom, ground floor, apartment with underground parking ( No.1) 920,000 euros approx £762,720. There is even a penthouse apartment with amazing views of Valetta and the sea.

British agents are ‘best value in the world’ Research by Estate Agent Today shows British estate agents are charging some of the lowest fees in the world. EAT’s research shows higher fees in most loca-tions from Australia at 4%, Den-mark at 5%, France and Spain at 6% and with US Agents charging anything from 6 to 10%. By comparison to many other countries, Britain is more loosely regulated though agents face fiercer competition from rival agencies.EasyJet founder to launch online agencySir Stelios Haji-Ioannou, best known for setting up easyJet, is to launch an online estate and letting agency under the title easyProperty. A holding website - www.easyproperty.com - claims that the business will “shake up the UK property market”. - HOMES|COLUMNISTS -24│ APRIL 2014

It’s Hip to Be SquareI think sometimes we forget quite what a

beautiful city we inhabit. OK, there are areas

that could do with substantial improvement.

But we are so lucky that when Brighton (and

its slightly posher neighbour, Hove), stopped

being sleepy villages full of fishing folk and

were invaded by the Prince Regent and his

buddies that the architecture of the time

was Regency. Beautiful creamy stuccoed

buildings with rich classical decoration

and sensuous bowed windows and iron

balconies.

We all know about The Prince, his acquisition

of what was known as The Royal Marine

Pavilion, and how he changed it over time

from a rather fine looking, plain farmhouse

to what is possibly the barmiest palace in

the country. If you’ve never been then go –

it’s a stunning treat for the eyes. The Prince

made Brighton the famous fun destination it

remains to this day.

But it’s the legacy of the seafront crescents

and squares that really do it for me. In the

east we have the splendid curves of Lewes

Crescent sweeping round in to Sussex

Square, the grandest of houses around a

private square with its own tunnel to the

beach. It’s a beautiful end to the city on a

drive out of town along the coast road.

To the west the last magnificent set piece

in Hove is my favourite, Adelaide Crescent

with its double curved terraces around

the gardens which then head straight up

to Western Road. And nearby Brunswick

Terrace (pictured above) is about as good

as a terrace can get.

Imagine the impact of these grand

constructions when they first completed.

Aren’t they so much more bold and radical

than anything proposed for the city today?

Royal Crescent is another much loved

seafront development – originally it marked

the eastern end of town. Its use of black shiny

mathematical tiles would have been a strong

design statement, so much better than the

half-hearted render blocks that seem to be

the generic modern architectural solution in

our city.

We have The Regency Society to thank for

all this. Without them the post war plans

for Brighton and Hove could have wrecked

this fine heritage. They managed to get so

many buildings listed and conservation areas

formed, the buildings are now very well

protected.

These squares, crescents and terraces have

stood the test of time. They remain highly

desirable addresses and give us some of the

finest examples of Regency architecture in

the country. So next time you are strolling

along the seafront take time to appreciate

the beauty of what we have here – surely

no other city has such architectural

magnificence right by the sea.

However, the kitchen/breakfast room/dining room space is particularly ripe for a makeover and a re-configuration. The location is perfect for commuters with private key entry access for residents to a gate at the top of the road making it just a short hop to Preston Park station. There are frequent bus services on Preston Road which include the country bus routes as well as the 5/5a Brighton & Hove buses. The location is within a great catchment area for several popular primary and secondary schools nearby.

This is a home that is all about light and space.

The sunny kitchen/breakfast room is a perfect hub for busy family life and being south-facing comes with wonderful sea views. The open, central wooden staircase captures the light flooding in from the double height conservatory giving this home a spacious and airy feel. Four of the double rooms and the downstairs home office all have fitted furniture so they are ready to just move into. The three bathrooms, two of them en-suite, and the downstairs cloakroom have all been re-fitted too. Outside the terrace is perfect for hosting barbecues on summer evenings when you can watch the sun set just beyond the flickering lights of Brighton Pier. In the summer you can spend hours relaxing on the terrace watching the coloured sails of the boats cruising by on the sea near the Marina.

Claire Cook from Talk Money

In the modern world we all encounter financial products such as mortgages,

pensions, life policies and investments. Most of us are not taught at school

about such things and the only way to learn is through experience. There

are TV programmes which dip into it, and of course the internet. But these

give us fragmented information which is often confusing. Then, we have time

pressure. Many of us have busy lives with little spare time. Do we want to

spend our weekends sorting through paperwork? Probably not! No wonder

we don’t get round to sorting things out.

What can Talk Money do to help?

As an independent adviser (IFA) I would take information about any plans

you already have, this could be mortgages, investments, pensions, loans or

other plans or policies. If you prefer, to make things easier I can also get

information directly from the providers. I would make sense of where you

stand and where your products fit into your life and future plans. I would look

at each part individually and make sure you are with are with the appropriate

provider, that your policy remains competitive and that you are making the

most of what you have, both now and in the future. Our systems are designed

to record policies from all providers allowing you to see everything at a

glance, in order, and in one place. This helps to make sense of your finances

and gives you understanding of what you have, and where you are going.

Keeping things simple

In the world of finance it is easy to overcomplicate things. The industry is

full of jargon and many people I see don’t understand what they have. My

philosophy is to keep things simple, structure them in the right way and

move forward in the best way possible.

Don’t wait until your life changes

Many people wait until a life changing time to see an IFA, for example when

they want to move house or are about to retire. I would happily see you

at these times, but often it is wise to make a review when changes are not

occurring just to make sure you are on the right track. It can make a huge

difference over a lifetime.

What to do

If you would like a simple, independent review of

your finances, please give me a call. I am offering

a free initial consultation to Absolute readers.

Please call me Claire Cook on 01273 224667. I

would be happy to help.

Where there’s a Will, there’s a way.The importance of having a valid will is often

underestimated, particularly for those who

own all or part of a business.

Many people are uncomfortable thinking

about what will happen when they die; but in

business having a will may be one of the most

important decisions you make, for you and

your employees.

If you are a sole trader, or are a partner in a

business, the assets of your business or your

share of assets owned by the partnership will

form part of your estate when you die.

So, without a will, your shares could be sold,

the business could be broken up or it could

fall apart without the correct day-to-day

running in place.

If you die without a will your property will be

distributed under the laws of intestacy – and

you will have no say as to where your assets

end up. This may include business assets if

you have not properly considered this aspect

during your lifetime.

For those who do own part of a business

you need to consider not only your family

but also your business partners, co-directors

or co-shareholders. If you own your business

individually you will need to consider what

will happen to that business, and your

employees, upon your death.

If you are in a partnership you should

consider at the outset what you intend

to happen upon the death of any one of

you; this should be included in the relevant

written agreement made between you at that

time. There may also be tax issues to consider,

as well as the more practical issue of how

your surviving partners would find the funds

required to pay your share of the business

out to your estate. You may need to take out

a mutual life insurance policy for this purpose.

With business assets there are also

inheritance tax issues to consider. Such assets

may qualify for whole or partial inheritance

tax relief and you will need to ensure that

your will is drafted so as to make the most

of those reliefs. Tax rules are complex and

change frequently; precise wording can

make a significant difference.

All too often people put off making a

will, putting it to the bottom of the

‘to do’ list. For businesses, this can be

catastrophic. My advice therefore is

to seek legal assistance with creating

a will that covers both personal

and business issues and leave

nothing to chance.

This fabulous Regency house is the epitome of the decadent elegance associated with this period and one of only a few still available in it’s entirety in this area. The property is beautifully presented throughout with rooms radiating from a sweeping staircase that pierces through the centre of the building.

The house is entered through a gated porch and opens into a grand hallway with a first impression that simply takes your breath away. Firstly there is a large study with carved wooden book cases and two fabulous open wooden fireplaces. There is also a modern wet room, a wood panelled utility area with appliances and a secret den also located on this floor. Following the stairs up through the property, on the first split level there are double glass panelled doors decorated with dragons that lead into a large well fitted kitchen with dark wooden fittings and atmospheric red tiles. This Eastern influence continues throughout the building and has echoes of the Brighton Pavilion.

The kitchen is substantial enough for a table and offers all fitted appliances including a double range master oven and fridge freezer, there is also a butler sink which looks out through domed, eastern style windows onto a roof terrace accessed through the kitchen. On the main first floor level there is a spacious living/ dining room with marble fireplaces, imposing chandeliers and full height windows which open out to a balcony and terrace. On the next split level between the first and second floors is a good size double bedroom with fitted storage and on the second floor is the master double bedroom and it’s adjoining quarters including a dressing room and a marble tiled bathroom with a separate walk in shower. On the third and final floor are a further three double bedrooms and a third bathroom with a separate, walk in shower area. This house is available for £4,500 per calendar month and boasts many interesting and quirky features which all add the to the charm and character of this wonderful family home. EPC Rating E

April allows us to see a glimpse

of the summer ahead, with the

days staying lighter for longer

and the garden steadily

blooming in every corner.

The beautiful Hycinths (Hycinthus) and lily-of-

the-valley (canvallaria) come into bloom this

month with their lovely, intensive scent. If you

didn’t have time to plant any of these bulbs,

don’t worry as they will be offered for sale

in pots at your local garden centre. Create a

breath-taking display outside your front door,

balcony or patio by potting up lily-of-the-

valley, yellow tulips and white Hyncinths side

by side. Flowering bulbs feel most at home in

terrocotta pots and they provide an instant

garden.

For now bulbous plants provide much of

the colour in the borders as well as in pots.

However, to create a real impact and convey

an appearance of fullness in the border, you

need to plant in mass displays. If you are

careful with mixing bulbs, then it is possible to

have a continuous display for several weeks

to come. Remember the bulbs which have

flowered earlier in the spring, should be dead

headed and allowed to die down.

Spring time shrubs and trees

As the days get slightly warmer, the trees and

shrubs in our gardens come into leaf, and

occasionally flower. Many of the evergreen

shrubs flower from now onwards. Some of

the most striking evergreens are the Camellias

with their glossy leaves, some viburnums, early

Rhododendrons and Osmanthus. Flowering

trees include a large number of magnolias and

willows.

Things to do in your garden this month

April iis a good time to cut back any tender

border perennials like penstemons, diascias

and hardy fuchias. By leaving the previous

year’s growth in place until spring, the plants

are given extra protection from winter frost,

wind and wet. This simple delaying process

should ensure that winter losses are but a few.

Divide any Herbaceous perennials now if you

didn’t do so in March.

April is the best time to divide Asters and

Michaelmas daisies. This is important or the

clumps will become woody and even die out

completely in the centre, leading to loss of

flower.

This month plant out evergreens and shrubs

as the soil becomes warmer but still moist

from the recent rain. Prepare the ground with

a good quantity of garden compost, peat and

a little bone meal; before planting your tree

or shrub.

Hardy annuals can now be sown during this

month directly into the ground where they

are to flower. With a few exceptions these

hardy annuals do not need enriched soil. The

surface should be raked, level and watered,

then sow the seeds thinly and cover lightly

with soil.

Once the seeds have germinated, seedlings

should be thinned out to allow plants to

develop properly.

If you are starting a kitchen garden, now is

a good time to sow your vegetable seeds,

providing you have prepared the beds by

digging, weeding and manuring. If possible this

preparation should be done over winter.

It’s time to sit back and admire your April

garden as it unfolds.

- HOMES|INTERIORS -40│ April 2014

The perfect bathroom will combine style and functionality in equal measure and today’s bathroom has become a luxurious retreat, a soothing place where you can unwind, relax and pamper yourself after a hard day.

The key to a successful bathroom is

good design and a visit to your local bath

showroom, will ensure that you get the right

advice on how to plan your bathroom. They

will help you create a room that is both

practical and aesthetically pleasing, whilst

making sure that your bathing space fulfils all

your needs.

The layout of your bathroom is very

important, making sure there is adequate

floor space for ease of access and comfort.

After all, if you pack in too much your

bathroom will feel cluttered and not very

pleasurable to use. Most designers will

recommend a margin of 60-70 cm around

the key elements.

When it comes to choosing the bathroom

suite, it is essential to choose one that is in

proportion to the size of the room. If space

is no problem you can choose a sizeable

bath, a separate shower enclosure and twin

basins. However if space is limited there are

many compact suites that are on the market.

As an alternative, you can combine the bath

and shower or simply choose between a

statement bath or walk-in shower, instead

of trying to fit both into a small area. For

example a footed, free-standing bath will take

up less space by exposing extra floor area,

than a built-in-bath. Opting for wall-mounted

sink, toilet and a frameless shower enclosure

will too save space.

The look of Bathroom furniture is changing

and this year is set to bring a new wave of

curved bathroom fixtures and fittings. We will

also see colour being injected into bathroom

suites, as well as more wall mounted fittings

that will show more flooring, enhancing the

feeling of space.

Showers

Showers come in many sophisticated designs and finishes.

Contemporary showers are taking centre stage at the

moment and the most popular is the wet room. If the

space allows, doing away with a traditional cubicle or

over-bath shower has many advantages. The wet room

approach allows your space to feel unrestricted and

luxurious, turning your bathroom into a “Home Spa”. These

wet rooms can have massaging water jets mounted on the

walls, just below shoulder height which will massage both

shoulder and back for the ultimate indulgence.

Not all of us have the space for a wet room and so a

stand-alone shower enclosure is the answer. The modern

enclosures are becoming sleeker and more minimalist with

pre-coated, anti-limescale dirt repelling glass protection.

Shower screens and enclosures made from tinted glass

in a range of colours is fast becoming popular in todays

bathroom.

WC’s

WC’s are becoming more streamlined. There are wall-hung

toilets that create more floor space with soft closing seats.

These WC’s are more minimalist and contemporary in

style.

Baths

This year we will see a range of baths in a

variety of sizes, shapes and colour. There are

egg shaped baths as well as curvaceous baths

that are designed to cradle bathers for a

more comfortable soak and is higher at one

end for greater shoulder support. Many of

these baths come in various colours such as

dramatic red, black or clear whites.

Sinks

With so many shapes, styles and materials

to choose from a basin can become the

focal point of your bathroom. Today sinks

have become more stylish with an injection

of colour - colours ranging from red, black,

brown, silver and gold. Basins made from

stone like marble, limestone and travertine

is the popular choice at the moment, giving

your bathroom that luxury hotel feeling. If

you are looking for a statement piece then

consider choosing a basin made from one of

these natural materials.

Bathroom Taps

There are a number of tap finishes on the

market. While chrome is still the leading

option, more unusual finishes such as the

White Lacquer / Chrome dual finish, Matt

Black, Tuscan Brass, Verdigris and Copper are

finding their way into designs.

The latest technological advances concentrate

on water saving and so the Infrared mixer

Taps, with touch-free operation, are now

available in stylish looks for a domestic setting.

These are designed to minimise water waste,

especially by children and are also very smart

in design.

Other than the main fixtures and

fittings of your bathroom, don’t

forget the finishing touches like -

the flooring, walls, ceilings, lighting

and accessories. Addressing the

practical along with the aesthetic

will make your bathroom a practical

visual retreat.

There are great many advances in

bathroom technology, all designed

to make our lives easier and bathing

more pleasurable.

ABSOLUTE MOTORINGA REPORT FROM THE GENEVA MOTOR SHOW.

It is that season again when the world’s motor manufacturers get set to reveal their

wares, complete with flashing lighting, motorised turntables and, for some archaic

reason, girls draped across the bonnets. Now it strikes me that the only reason you

need a beautiful girl splayed across your new car is because that new car us ugly

and needs improving. If the car is a stunner, then l don’t need a mannequin getting in

the way. I defy you to look at this image of the stunning new Alfa Romeo 4c and not

to scream – ‘get that woman out of the bloody way’!!

I had to give very little thought to this one

– the new Bentley SUV – there’s two words

l never thought l would say in the same

sentence!! The shock l felt when l first saw

the EXP 9F concept model was soothed by

the thought that they would make so many

changes before it went into production that

it would be unrecognisable. But no – it would appear that this is the actual model that will go

on sale in 2016 and it has already received 2000 pre-orders without the buyers having seen

it. I have very little doubt that the car will be up to Bentley’s normal high standards but only if

you can get over its looks – it honestly looks like the sort of car l would doodle as a kid, whilst

dreaming of being a car designer before realising that car designers are hugely talented and l

was not.

This oddball from VW is called the XL1

and looks like something out of Joe 90. Into

production? I think not.

Lamborghini have produced a new model

entitled the Huracan and how can you not

salivate over this little gem? Totally impractical,

hugely expensive and totally bonkers but

hey, what’s not to like. The only trouble with

Lambo’s is they all start to look the same.

“l had a lovely time

This has to be the Maserati Alfieri with lines

to die for. The only problem is that is it a

Maserati. Stylish as they are, they never quite

caught the technological train when it left the

station in the early nineties and although some

great designs, there is little else to tempt you

to buy one unless you just want to stare at it,

stroke it and occasionally lick it.

This was a battle as there were quite a few

dullards on show but the Suzuki Celerio has

to take the title. Pensioners will most likely

love it but please…….

Most boring

VW have produced an all-wheel drive van! The

Multivan Alltrack is long overdue when you

consider that so many vans spend their time on

muddy building sites laden with a ton or two of

payload, so why not make them 4 wheel drive.

Good idea.

Jaguar are capitalising on their

remarkable success since the India Tata

company got hold of it and are planning

a mid-size mass appeal car called the XE.

I have reviewed just about every one of

their cars over the past two years, with

the new ZF Sportbrake coming next

week, and if these models are anything

to go by, the XE will be a huge success

and will sell by the bucket load. I have

rediscovered my love of Jaguar and if

they price it right, the XE will start to

trouble Stuttgart. A case of ‘you’ve tried

the cowboys, now try the Indians’.

Mercedes top of the range S Class has

a new brother. The S Class Coupe has

arrived and not only does it look great

but knowing the S Class as l do, it will

most likely be an absolute corker and at

last, not designed to be chauffeur driven.

It is on my review list and l will let you

know if l am right.

The only truly British car left on the planet

is built in Surrey with an engine made in

Sussex at the end of Shoreham airport.

The new McLaren 650S is beautiful and will

do 0-124mph in 8.4 seconds. They haven’t

announced the price yet but you can expect a

figure well north of £1 million but you could

also be assured that if you were lucky enough

to get your hands on one, you could sell it for

double within a day. I want it.

This title has to go to Audi for their new TT.

Although always derided as a hairdresser’s

car, l do feel this is a tad harsh as it has always

been a very competent machine. It looks

good, drives like it’s on rails and if you pick

up the 3.2 litre engine, goes like stink and

although it wins the title of least changed, I

think it looks fantastic.

Kia keep producing good solid road cars and

their concept cars are great but as long as

they have hard plastic interiors and bland

handling, they will remain stunning concepts.

So, there you have it – the Geneva Motor Show at a glance. I must say, l had a

lovely time surrounded by shiny new metal and ordering up my review cars for

the coming year. I was wined and dined at the superb Quai Turrettina on the River

Driote, stayed at the 5-star Hotel Kempinski and was offered a vast and mouth-

watering array of cars to rip around the Swiss countryside. It is indeed tough being

a Motoring Editor dear readers, and l can sense you groan with agreement that

this is a pretty tough gig. Therefore, l fully expect letters of condolences and if you

feel the need to start a benefit fund for me, l will reluctantly agree. Smug, moi?

T his guide will provide a general overview of

many of the types of business funding

now available in the marketplace, and

in subsequent issues we will look at

these in more detail. The aim is to help you to

make informed choices on the finance options

available for your business and to let you

know what information any funder is likely to

ask you to provide. There are many forms of

finance available to SMEs, available from Banks

like NatWest, as well as sources of non-bank

finance. Indeed there is perhaps more choice

and availability than for many years and with

low base rate and the Funding for Lending

Scheme, borrowing costs for some types of

finance are at historic low levels.Whatever the wider economy does, access to

funding will remain important but access to

expertise is vital. Running a small business can

be lonely and is certainly demanding, even in

the good times. These guides aim to provide

support to local businesses, allowing you to

make informed choices for your business. At

NatWest we have also committed to do the

following things to help SMEs that are thinking

about accessing funding for business growth:

• We will write to thousands more SMEs

setting out clearly how much we are willing to

lend to their business. We have already offered

£6.5 billion of lending opportunities this way

and following the positive response to these

letters we are now extending the programme.

• A dedicated website will be developed to

show clearly what information NatWest uses

to make a lending decision and set out simple,

clear steps in its lending process.• The bank will begin work to enable bankers

to make all but the most complex lending

decisions in just five days of receipt of all

necessary information – this process can

currently take weeks and months in some

instances.

• NatWest will ensure two thirds of its

lending decisions are made locally and by

sector specialists.• We will continue to invest in building the

capability of our people with at least 90% of

Relationship Managers and Credit Managers

professionally qualified.• NatWest will start a programme to make all

customers whose loan applications are declined

aware of the appeals process, and will continue

to work with the Independent Appeals Chair to

improve the support it provides to customers

going though this process.• The bank will commit to pointing businesses

to alternative sources of finance where it

cannot support a loan application. Whilst the economic outlook remains

challenging we are now seeing sustained growth

with reasonable expectations that this will

continue through and beyond 2014. Sussex is

a great place to live and to do business, with

the local economy outperforming the national

picture. Even during the recession I saw

many examples of Sussex businesses looking

after their customers and being successful.

Across the County there is a great diversity

of businesses and a culture of entrepreneurial

flair. The banking sector, including me and my

team of independently accredited Relationship

Managers at NatWest, is committed to helping

Sussex businesses continue to flourish.I hope that you find these guides helpful and

that you have a successful and prosperous 2014.

How to source vital funds for your growing business

Over the coming issues, Robert Clare, NatWestRegional Director for Sussex and Surrey &

South West London, will present a comprehensive

guide to sourcing funds for businesses of all sizes.

LayoutAB-Business.indd 2

09/02/2014 17:38

Below is a short summary of funding

options available in the marketplace,

and each subsequent guide will provide greater detail on some of

these options:Overdrafts: Flexible, accessible funds

when you need them. If you want

to boost your working capital to

keep your business moving, e.g. for

a one off purchase or to cover day

to day cash flow, an overdraft may

be right for your business.Commercial Mortgages: Are you currently looking to expand and

evolve your business facilities, or

thinking about purchasing your own premises rather than renting?

In either instance, a Commercial

Mortgage could help you achieve

your business ambitions and can

be tailored to suit your own business finances.

Loans: Finance is borrowed over a

set period of time and repaid with

│19

February/March 2014

- Finance|funding -

interest in agreed instalments - flexible, accessible funds when you

need them. Loans can be based on variable

rates (linked to base rate for longer term loans – can be simple

to arrange and easy to understand)

and fixed rates (easier budgeting

with known future costs - fixed rate loans help you plan your

future interest payments).Invoice Finance: Grow, acquire or help

to ease your cash-flow. Even when

business is good, cash isn’t always

in abundant supply. Your cash may

be with customers while your suppliers are demanding payment.

If customers aren’t paying promptly,

your organisation may lack the cash-

flow it needs to finance important

activity – such as recruiting new staff, relocating, introducing new

products and services and investing

in marketing. Invoice Finance gives

you access to the money your business is owed. It can also help in

day-to-day cash-flow management,

and acts as a key element of the

funding mix.Asset Finance: Can help you finance a

wide range of business assets, from

cars and vans to IT and plant and much more. Asset finance frees up

your working capital, by allowing you

to spread the cost of your asset over

time. If you choose to lease, rather

than purchase, you also eliminate any

depreciation risks or disposal issues at

the end of the asset’s useful life. International Trade Finance: The opportunities for international trade

are growing and UK companies are increasingly taking advantage. RBS

research shows that two-thirds of UK

businesses feel now is a good time to

further develop their overseas trading

activity. Maintaining a healthy cash flow is important for any business, but

when importing or exporting with companies in other countries, the

processes involved can sometimes take

longer than trading within the UK.Importing/Exporting also creates

challenges. International trade – particularly with newer, emerging

markets – can present regulatory, financial and cultural barriers. The

right solutions can help you identify

the best market for your import/export and services and connect

you to the right partners, mitigate risk, maximise efficiency, identify the

opportunities and help you achieve

your strategic goals.Examples of International Trade

Finance include;• Currency loans• Import loans• Pre & Post export finance

The E Class Merc has been with

us for quite a while and one of

the best and most practical cars

l ever owned was the huge E

Class estate, that would swallow

up half a house and all the kids

and there was still an occasional

echo from a corner unfilled. The

kids absolutely loved it too as

they could sit on the two rear

jump seats that actually faced

backwards and make silly faces

at the motorists behind – at least

l hope their gestures were just

silly faces!

So they have quite a job on their

hands to bring on a new model

but Mercedes tend to be one of

those manufacturers that just keep

their heads down and plough their

furrow, unlike the likes of Audi

and BMW who seems to fill any

available niche with a new model –

often successfully and occasionally

not. Mercedes have been making

big graceful coupes since the dawn

of time and yet in 2013, they find

that they effectively have this arena

all to themselves. The Audi A5 and

BMW 4 series don’t have the size

and presence to really challenge and

the BMW M6 is just too expensive

to compete. The E coupe is a seriously good

looking car and as you walk around

it, parts sometimes look a little too

angular and harshly hewn but the

sum of those parts is very impressive.

Inside, it is even better and at last we

are turning the corner of modernity

and harking back to those good old

days – an actual real live clock, would

you coco. And not just any clock, but

a really stylish little number buried

in the dash, while the gear stick has

gone and finally we have the space

in the centre console that we should.

I recall many old cars had the gears

on a stalk off the steering column

and Mercedes have gone back to

that, therefore freeing up the centre

for cup holders and the like. Now, it

does take a bit of getting used to l

must say, as we are brainwashed into

using our left hand to change gear,

so l was constantly reaching left to

change and knocking over the coffee

and then attempting to change gear

when l needed the wipers but l can

assure you that you will get used to it

and then you’ll love it. Who on earth

ever put the damn thing in the middle

in the first place? It is a lovely drive and the first thing

l notice is the lack of wind noise. I

always expect it in a coupe as the

windows are frameless but somehow

they have got over this and it is calm,

relaxed and luxurious. My model was

the entry level CDI and it was one of

those rare cars where the base model

does not leave you wishing you had

ticked all those expensive extras to

get it to where you love it. It is really

well equipped and there are three

main trim options with SE, AMG

Sport and AMG Sports Plus. SE gets

sat nav and the active parking system

that sent my girls into hysterical

giggling. As you line up to park, hit

the button and the magic of parking

just happens whilst you sit on your

hands - or tickle little girls! The AMG

adds bodykit, larger alloys and the

AMG Plus is everything mentioned

with the word bigger in front of it. The

attention assist is bloody annoying

but the cruise control with distance

warning is a marvel as it automatically

slows you in line with the car ahead.

It’s bad enough crashing a car but

imagine what a total twit you would

feel if you pranged this one! Engines are four and six cylinder petrol

and diesel and my 2.1 litre diesel had all

the pulling power l needed and l must

say, it is difficult to believe it is only 2.1

litre, as it has surprising get up and go.

‘For Neanderthals like me, there is also a 5.5 litre V8 that will most likely rip your face off – politely, of course!’

- Motoring|review -

“This is the slipperiest car in the world”

MotoringReview.indd 2

09/02/2014 17:42

The stats are eye popping – my 2.1

diesel delivers 204bhp, does 0-60mph

in 7.3 secs, coughs out only 135g/km

and still returns an average 47.9mpg.

For old barnstorming Neanderthals

like me, there is also a 5.5 litre V8 that

will most likely rip your face off – but

politely and smoothly of course. It also

spent much of its development womb

time in a wind tunnel as at 0.24 drag

factor, it is the slipperiest car in the

world!

The drive is calm and refined with a

firm ride, eerily accurate steering and

on the motorway it glides wherever

you point it and, at all times, you can

see that lovely clock. Enough l hear

you say, there must be something

wrong with it? Well, it does have one

drawback in that it is only 4 seats,

which l guess is caused by some

coupe design feature but what a

bonus it would be if it had five.

Mercedes lost their way for a while a

few years back with a proliferation of

models and styles but they have learnt

the lesson of following the pack –

Sussex is home to three universities, with many more

close by. But to many in the

business world, particularly SMEs, the benefits of working

with a university can be little

known, or at best fuzzy. One thing that emerges in virtually

every conversation I have with our

clients and business partners is that

when they initially approached the

university, they had no idea of the extent of the opportunities on offer.

It could all start with a simple job

advertisement to employ a student,

or advice about taking on a graduate

intern. But from that dipped toe, a flood of other possibilities often

arise. One client recently described

the experience as ‘like peeling an onion - when you start at the

outside, you have no idea how many

layers there are, and every one you

peel back reveals another more interesting direction.’ So what are these opportunities?

To start with there is the long-established Knowledge Transfer

Partnership (KTP), part-funded by

government, which most universities

offer. This gives businesses access

to university experts and the knowledge they have generated

through their research. The project also funds a graduate to

How businesses can work with universities

lead a project that is strategically important to the business and which

contributes to economic growth. This could be researching new

processes or markets, or developing

a new product; up to two thirds of the cost of a KTP is funded by

government. One of our clients, GB Electronics,

has completed two consecutive KTP

programmes, the most recent of which resulted in a 36% increase in

turnover and improved net profit

by £100k by redesigning an existing

product. The company has now formed a joint venture, nGauge,

with the University of Brighton to develop and bring to market

specialist medical diagnostic devices. If you want to recruit but are perhaps

not sure of the job role, or the type

of person you need, you might find

an internship useful so you can get

used to having a graduate around – many internships are part-funded

too. Or if you want to ensure that

graduates with the skills you need will

be available for you to recruit, you

might want to get involved with one

or two relevant university courses

– perhaps providing projects for students to work on, or advising on

the course board. In fact, technology

innovation firm Ricardo provided a student project to the University

of Brighton in the 1990’s, this led to

‘There are many different types of funding on offer which can help businesses with the cost of working with a university.’

the company placing some of its test

equipment at the university and then

developing the relationship further to

create the specialist Sir Harry Ricardo

Laboratories at the university in 2006. When it comes to education,

universities don’t just teach degree

students. Many will bring tailor-made

versions of their courses to you, delivering training at your premises

to suit the needs of your business as well as your employees. These

can be short courses in specialist areas such as environmental auditing,

innovation management and change

management, or much longer-term

university accredited courses. Global

IT company FDM has been running a

tailored Masters’ degree programme

for some of its new employees for several years and is currently

developing a second programme with the University of Brighton. There are many different types of

funding on offer which can help businesses with the cost of working

with a university, whether for research, recruitment or training.

Most universities will have dedicated

business-facing staff who will help to guide you through the available

offers and assist with your application.

This could be for a small business improvement project, or a major

piece of academic research. For example the Brighton Fuse project

involved both the universities of Brighton and Sussex, Wired Sussex

and many businesses working in the

arts and digital industries, and analysed

the interplay between the arts and

digital technology to explain how these factors lead to innovation and

business success. Now that all European funded

research projects require the involvement of a commercial partner

or end-user, there has never been a better time to get involved.

18│ February/march 2014

T his guide will provide a general overview of

many of the types of business funding

now available in the marketplace, and

in subsequent issues we will look at

these in more detail. The aim is to help you to

make informed choices on the finance options

available for your business and to let you

know what information any funder is likely to

ask you to provide. There are many forms of

finance available to SMEs, available from Banks

like NatWest, as well as sources of non-bank

finance. Indeed there is perhaps more choice

and availability than for many years and with

low base rate and the Funding for Lending

Scheme, borrowing costs for some types of

finance are at historic low levels.Whatever the wider economy does, access to

funding will remain important but access to

expertise is vital. Running a small business can

be lonely and is certainly demanding, even in

the good times. These guides aim to provide

support to local businesses, allowing you to

make informed choices for your business. At

NatWest we have also committed to do the

following things to help SMEs that are thinking

about accessing funding for business growth:

• We will write to thousands more SMEs

setting out clearly how much we are willing to

lend to their business. We have already offered

£6.5 billion of lending opportunities this way

and following the positive response to these

letters we are now extending the programme.

• A dedicated website will be developed to

show clearly what information NatWest uses

to make a lending decision and set out simple,

clear steps in its lending process.• The bank will begin work to enable bankers

to make all but the most complex lending

decisions in just five days of receipt of all

necessary information – this process can

currently take weeks and months in some

instances.

• NatWest will ensure two thirds of its

lending decisions are made locally and by

sector specialists.• We will continue to invest in building the

capability of our people with at least 90% of

Relationship Managers and Credit Managers

professionally qualified.• NatWest will start a programme to make all

customers whose loan applications are declined

aware of the appeals process, and will continue

to work with the Independent Appeals Chair to

improve the support it provides to customers

going though this process.• The bank will commit to pointing businesses

to alternative sources of finance where it

cannot support a loan application. Whilst the economic outlook remains

challenging we are now seeing sustained growth

with reasonable expectations that this will

continue through and beyond 2014. Sussex is

a great place to live and to do business, with

the local economy outperforming the national

picture. Even during the recession I saw

many examples of Sussex businesses looking

after their customers and being successful.

Across the County there is a great diversity

of businesses and a culture of entrepreneurial

flair. The banking sector, including me and my

team of independently accredited Relationship

Managers at NatWest, is committed to helping

Sussex businesses continue to flourish.I hope that you find these guides helpful and

that you have a successful and prosperous 2014.

How to source vital funds for your growing business

Over the coming issues, Robert Clare, NatWestRegional Director for Sussex and Surrey &

South West London, will present a comprehensive

guide to sourcing funds for businesses of all sizes.

LayoutAB-Business.indd 2

09/02/2014 17:38

Below is a short summary of funding

options available in the marketplace,

and each subsequent guide will provide greater detail on some of

these options:Overdrafts: Flexible, accessible funds

when you need them. If you want

to boost your working capital to

keep your business moving, e.g. for

a one off purchase or to cover day

to day cash flow, an overdraft may

be right for your business.Commercial Mortgages: Are you currently looking to expand and

evolve your business facilities, or

thinking about purchasing your own premises rather than renting?

In either instance, a Commercial

Mortgage could help you achieve

your business ambitions and can

be tailored to suit your own business finances.

Loans: Finance is borrowed over a

set period of time and repaid with

│19

February/March 2014

- Finance|funding -

interest in agreed instalments - flexible, accessible funds when you

need them. Loans can be based on variable

rates (linked to base rate for longer term loans – can be simple

to arrange and easy to understand)

and fixed rates (easier budgeting

with known future costs - fixed rate loans help you plan your

future interest payments).Invoice Finance: Grow, acquire or help

to ease your cash-flow. Even when

business is good, cash isn’t always

in abundant supply. Your cash may

be with customers while your suppliers are demanding payment.

If customers aren’t paying promptly,

your organisation may lack the cash-

flow it needs to finance important

activity – such as recruiting new staff, relocating, introducing new

products and services and investing

in marketing. Invoice Finance gives

you access to the money your business is owed. It can also help in

day-to-day cash-flow management,

and acts as a key element of the

funding mix.Asset Finance: Can help you finance a

wide range of business assets, from

cars and vans to IT and plant and much more. Asset finance frees up

your working capital, by allowing you

to spread the cost of your asset over

time. If you choose to lease, rather

than purchase, you also eliminate any

depreciation risks or disposal issues at

the end of the asset’s useful life. International Trade Finance: The opportunities for international trade

are growing and UK companies are increasingly taking advantage. RBS

research shows that two-thirds of UK

businesses feel now is a good time to

further develop their overseas trading

activity. Maintaining a healthy cash flow is important for any business, but

when importing or exporting with companies in other countries, the

processes involved can sometimes take

longer than trading within the UK.Importing/Exporting also creates

challenges. International trade – particularly with newer, emerging

markets – can present regulatory, financial and cultural barriers. The

right solutions can help you identify

the best market for your import/export and services and connect

you to the right partners, mitigate risk, maximise efficiency, identify the

opportunities and help you achieve

your strategic goals.Examples of International Trade

Finance include;• Currency loans• Import loans• Pre & Post export finance

The E Class Merc has been with

us for quite a while and one of

the best and most practical cars

l ever owned was the huge E

Class estate, that would swallow

up half a house and all the kids

and there was still an occasional

echo from a corner unfilled. The

kids absolutely loved it too as

they could sit on the two rear

jump seats that actually faced

backwards and make silly faces

at the motorists behind – at least

l hope their gestures were just

silly faces!

So they have quite a job on their

hands to bring on a new model

but Mercedes tend to be one of

those manufacturers that just keep

their heads down and plough their

furrow, unlike the likes of Audi

and BMW who seems to fill any

available niche with a new model –

often successfully and occasionally

not. Mercedes have been making

big graceful coupes since the dawn

of time and yet in 2013, they find

that they effectively have this arena

all to themselves. The Audi A5 and

BMW 4 series don’t have the size

and presence to really challenge and

the BMW M6 is just too expensive

to compete. The E coupe is a seriously good

looking car and as you walk around

it, parts sometimes look a little too

angular and harshly hewn but the

sum of those parts is very impressive.

Inside, it is even better and at last we

are turning the corner of modernity

and harking back to those good old

days – an actual real live clock, would

you coco. And not just any clock, but

a really stylish little number buried

in the dash, while the gear stick has

gone and finally we have the space

in the centre console that we should.

I recall many old cars had the gears

on a stalk off the steering column

and Mercedes have gone back to

that, therefore freeing up the centre

for cup holders and the like. Now, it

does take a bit of getting used to l

must say, as we are brainwashed into

using our left hand to change gear,

so l was constantly reaching left to

change and knocking over the coffee

and then attempting to change gear

when l needed the wipers but l can

assure you that you will get used to it

and then you’ll love it. Who on earth

ever put the damn thing in the middle

in the first place? It is a lovely drive and the first thing

l notice is the lack of wind noise. I

always expect it in a coupe as the

windows are frameless but somehow

they have got over this and it is calm,

relaxed and luxurious. My model was

the entry level CDI and it was one of

those rare cars where the base model

does not leave you wishing you had

ticked all those expensive extras to

get it to where you love it. It is really

well equipped and there are three

main trim options with SE, AMG

Sport and AMG Sports Plus. SE gets

sat nav and the active parking system

that sent my girls into hysterical

giggling. As you line up to park, hit

the button and the magic of parking

just happens whilst you sit on your

hands - or tickle little girls! The AMG

adds bodykit, larger alloys and the

AMG Plus is everything mentioned

with the word bigger in front of it. The

attention assist is bloody annoying

but the cruise control with distance

warning is a marvel as it automatically

slows you in line with the car ahead.

It’s bad enough crashing a car but

imagine what a total twit you would

feel if you pranged this one! Engines are four and six cylinder petrol

and diesel and my 2.1 litre diesel had all

the pulling power l needed and l must

say, it is difficult to believe it is only 2.1

litre, as it has surprising get up and go.

‘For Neanderthals like me, there is also a 5.5 litre V8 that will most likely rip your face off – politely, of course!’

- Motoring|review -

“This is the slipperiest car in the world”

MotoringReview.indd 2

09/02/2014 17:42

The stats are eye popping – my 2.1

diesel delivers 204bhp, does 0-60mph

in 7.3 secs, coughs out only 135g/km

and still returns an average 47.9mpg.

For old barnstorming Neanderthals

like me, there is also a 5.5 litre V8 that

will most likely rip your face off – but

politely and smoothly of course. It also

spent much of its development womb

time in a wind tunnel as at 0.24 drag

factor, it is the slipperiest car in the

world!

The drive is calm and refined with a

firm ride, eerily accurate steering and

on the motorway it glides wherever

you point it and, at all times, you can

see that lovely clock. Enough l hear

you say, there must be something

wrong with it? Well, it does have one

drawback in that it is only 4 seats,

which l guess is caused by some

coupe design feature but what a

bonus it would be if it had five.

Mercedes lost their way for a while a

few years back with a proliferation of

models and styles but they have learnt

the lesson of following the pack –

don’t. If you are one of the oldest and

most prestigious car manufacturers

in the world, let the pack go where

they will and follow your own path.

Merc were always known for bullet

proof build quality, supreme comfort,

dollop of panache – welcome back

MY PERFECT WEEKEND

RYAN HEAL

Brightonian and CEO of Sussex Children’s Charity -

Rockinghorse

Friday 5.30pm: You can’t beat that Friday after work feeling! 5.31pm…..the first sip of an ice cold beer after a long week at work = heaven. The Cricketers Pub in The Lanes, is a perfectly central location to get the weekend underway. Many local businesses will flock there, workforce in tow, for that regular weekly staff drink. You can always count on Fortis Law to get the first round in…lovely chaps!

Friday night:Friday night, would generally drag on from Friday’s “only going out for one” after work drink. The perfect Friday night would end up in GARS for the best Chinese in town followed a massacre of Oasis or Frank Sinatra in the karaoke room on the lower ground floor of the restaurant, the perfect venue for your staff xmas party (pay me later Porky!)

Saturday Day:Being a sports fan, my Saturday is often guided by the success, or otherwise, of Man. United’s result! So, my perfect weekend would definitely include 3 points for United. The day would begin with a lazy breakfast and the papers at home with the family, the children generally running amok and playing games with them in the garden or down at the park. After dissecting the Sat papers and studying the racing form, I’d settle down for an afternoon of Gillette Soccer Saturday on Sky Sports and Channel 4 racing. Out of all the sports I enjoy, my greatest sporting emotions are a last minute goal or my horse jumping the last fence in the lead in a big Saturday race… adrenalin a plenty!

Saturday Night:Once the day has died down, my wife and I would begin the military operation of arranging three under 10’s to be ready for bed in time for the baby sitter to arrive before we would head out for the night. We are so lucky in Brighton with the sheer scale of choice for wining and dining. For us, the perfect Sat night would start with a pre-dinner cocktail or beer in Bohemia OR one of the seafront hotels. As many of the hotel guests leave to sample the City centre night life it’s a great time of the week to have a cocktail or beer in the wonderful Waterhouse Bar in the Hilton or the elegant Victoria Bar and Terrance at The Grand. For dinner, it would have to be fillet steak at COTE. We both love it there, the quality of the food has never let us down and the service is always top notch, unlike some of the awful, miserable faces in many Brighton bars and restaurants when YOU are paying THEM for the luxury…amazing. After dinner, we’d head to the lanes for a night cap in either the Pump House, The Druids Head or The Cricketers before tackling the East St. taxi rank ready for the way home.

Sunday:Sunday is always family focussed, my perfect Sunday is probably similar to millions of others in the country: · Lie in· Full English· Spend quality time with kids· Read 10KG worth of Sunday papers and put the world to rights with my wife· Sunday lunch· Visit /invite over extended family & friends· Late afternoon film· Help, badly, with kids last minute homework!· Start to plan for the week ahead· Curry· Top Gear· Match of the day 2· Bed Morrissey sang: “Every day is like Sunday”….IF ONLY!!
