1. How is Janapriya able to build at this rate?For over 2 decades, our singular commitment to all our customers has been to deliver more in every square foot. And the only way to achieve this commitment is to cut costs, without cutting corners. So you have the best price, without the slightest compromise in quality.

How we achieve this:

i. Large-scale projects

Just as you would have undoubtedly experienced at various junctures in life, it’s cheaper to buy more than to buy one. Which is why, our projects are large-scale constructions, so we procure raw materials in bulk and achieve economies of scale.

ii. Self-reliance

At Janapriya, most of the construction material is manufactured in-house. We manufacture our own concrete, our crushers ensure a constant supply of granite and sand, we manufacture pavement tiles and other common area tiles, and fabricate our own timber. Which means, we depend less on third parties, straight away cutting costs.

iii. Transportation and construction equipment

Transportation is a major cost in construction. Yet again, unlike a lot of other construction companies, we have our own fleet of transport vehicles. We own construction equipment like Batch plants, Transit mixers, Tower cranes, Concrete pumps and Placement systems, Excavators, Back hoe loaders, Skid steer loaders, etc. Unlike other firms we avoid renting such equipment which allows us to distribute cost over several factors, resulting in lesser cost.

iv. Land resources

Almost all the land resources we employ for construction are company-owned (through absolute ownership or joint development agreements). We procure these tracts of land much before they are actually identified as real estate destinations. So the land costs less and eventually you are charged less for the same!

v. Construction methodology

We build on our own. Our elite team of engineers are trained to manage projects by directly employing labour contractors. They are trained to achieve great quality by following a 200-point structural checklist and 250-point finishes checklist. Unlike other firms we do not outsource construction by means of fined-price contracts or material plus labour contracts. This helps us to avoid a lot of unnecessary waste.

Further, we constantly evolve our processes and employ newer technology from across the world, so you don’t just get a great price, but great quality as well.

2. Do you have all the required approvals?We understand how important the process of buying a home is to you. Which is why, we take all care to ensure

that you have as smooth an experience as possible. Approvals are one such measure.

5. What is the cancellation policy? Are there any charges for cancellation?Cancellation is permitted, but at a nominal charge of 2% of the flat’s cost. For more information, please see the terms and conditions sheet enclosed with the booking form.

6. Do you provide housing loans?At Janapriya, we don’t just build you your dream home, but help you own it as well. We have a special team to take you through the home loan process, to ensure you get appropriate home loans from leading home loan institutions. 7. What is ADF?ADF is Advance Disbursement Facility. ADF is a facility extended by housing finance institutions to builders with a proven track record. Janapriya has this facility with a majority of housing finance institutions.

8. When can we intimate for modifications?Janapriya offers different packages of modifications (value addition) to the flat, at a cost. Customers are intimated of these packages at the time of booking the flat to enable them to include the project cost for home loan, if required. (Subject to feasibility and management’s discretion.)
