The first place we apply a new kind of logic is in our Technology.

What we really care about is how technology works for you. Modesty to one side, we’re proud of our technical skills and how they work for our clients.

Whether you’re in pharma, or e-commerce, food and beverage, manufacturing or retail grocery, we speak your language. Firstly, we think SPECIFICATION: we

come up with the most robust, ergonomic solution for the building design plan; security and safety is

all-important; we plan for maximum efficiency; and then we meticulously finesse all the details like

pre-defined temperature control.

Secondly, we think PROCESS, understanding the need for dedicated areas for specific uses, and fine

tuning every last aspect of performance. At sites like iPort in Doncaster, we’ve even altered the area’s trans-port infrastructure, with a dedicated new rail freight intermodal terminal and a brand new spur into the

motorway network.

To really bring a new level of logic to logistics, Verdion needed truly world class backing. We found this in

HOOPP. Verdion has the exclusive mandate from the Healthcare of Ontario Pension Plan (HOOPP) for all direct investments in European logistics property.

HOOPP is here for the duration - a hands on, long term investor, with a highly entrepreneurial property team. We’re already working together to develop and

manage high profile logistics projects in Europe including the 645,600 sq ft (60,000 sq m)

e-commerce Arvato Bertelsmann facility in Hanover, a 430,400 sq ft (40,000 sq m) warehouse and light manufacturing facility for Siemens in Chemnitz, a

161,400 sq ft (15,000 sq m) bespoke pharma storage and distribution facility for the world’s largest 3pl in Copenhagen and the 6 million sq ft (557,400 sq m)

intermodal logistics park, project iPort in Doncaster, UK and Verdion’s additional

development pipeline of some 5 million sq ft (465,000 sq m).

forget the human dimension to our industry.

So from Day One, we’ve set out to make Verdion a people business. When we add a new team member,

we look for people that have a human, empathetic style – above all, we want team players who are

going to listen to our clients, and understand their real-world needs and challenges.

So while we strive to lead in European logistics property, our driven, detail-oriented team approach is

always counterpointed by a human touch.

Michael Hughes CEO

Michael founded Verdion – formerly Helios Europe – in January 2010 following 14 years as director and co-owner of Helios Properties plc. He has over 20 years’ experience in property development and investment and extensive experience in the develop-ment, leasing and funding of industrial and logistics property on a European wide basis. Widely known in the industry, an acknowledged expert in this sector, he regularly speaks at industry events and is acting Chairman of the Rail freight Interchange Investment Group.

Peter Peeters CTO

Peter oversees the Company’s construction pipeline, provides Technical/ Commercial support to the development teams and helps the Board develop its business strategy for both the UK and European markets. Previously Peter was a director of Goodman and prior to that at Eurinpro. His career in the logistics sector spans well over 20 years. He has overseen more than 6 million sqm of logistics development throughout the UK and continental Europe.

Paul Clarke Finance Director

Paul oversees the finance function of the business. He is a Fellow of the Institute of Chartered accountants and has extensive experience of the European real estate market and joined Verdion from a UK based private property group. Paul holds a first class honours degree in Mathematics and qualified as a Chartered Accountant with PricewaterhouseCoo-pers (PWC) before joining listed retailer Brown & Jackson plc as Group Accountant. Here he became Financial Director of the group’s property division and retail operation in Poland.

Andre Banschus Country Manager Germany

André manages Verdion’s operation in Germany and has over 13 years’ experience working within the European logistics sector and has personally overseen the development of over 18 million sq ft (1.67 million sq m) of logistics space across the continent. He has held senior positions with leading firms throughout Europe including Prologis, Eurinpro (now Goodman), Goldbeck and Parkridge and has a wealth of experience working in Northern, Central and Eastern Europe, principally Germany, Sweden and the Czech Republic.

Marc Haverkamp Technical Director Germany

Marc is responsible for managing construction projects and works closely with our German clients in all aspects of the development process - design, planning, construction and project management. Marc has over 15 years´ experience with a focus on logistics and retail properties, both national and international. He has worked for large general contractors as well as an architect/general planner and most recently as a senior project manager within the real estate department function of REWE Group.

Stephan Dalbeck Business and Portfolio Director

Stephan is responsible for both business development and portfolio management as well as leading the asset management of Verdion’s growing portfolio of properties and land producing assets. He has over 28 years’ experience working within the European logistics provider sector, having held senior positions with companies such as Eurinpro (now Goodman) and ProLogis. Over that time Stephan has personally overseen the development of over 4.3 million sq ft (400,000 sq m) of logistics space across Europe.

John Clements European Development Director

John is responsible for managing existing development projects and sourcing and structuring new development and investment opportunities throughout Europe. Prior to joining Verdion, John was a Senior Associate at King Sturge Corporate Finance where he was responsible for managing and investing institutional investment funds targeting continental Europe. John holds a MSc from Reading University and is a member of RICS and the Chartered Institute for Securities and Investment.

Arvato, the global outsourcing provider and part of the Bertelsmann Group selected Verdion’s Hanover

Germany project in 2014. This is Phase One of Verdion’s 1,184,069 sq ft

(110,000 sq m), high-quality logistics scheme.

The 643,920 sq ft (59,821 sq m) ‘built to suit’ building is situated in a prime location on the edge of

an established industrial estate eastward of the Weltausstellungsallee.

‘Verdion’ is named from the Latin root meaning ‘green’, and the building boasts a forest of

7,824 photovoltaic solar cells on its 42,000 sq.m roof.

These produce an output of more than 2,760,000 kWh, equal to the average power consumption of

800 households in Hanover.

Our work with German pharmaceutical & cosmetics distribution company Unitax

demonstrates how focused we are on the individual needs of our clients.

Verdion delivered Unitax its new HQ building at Air Link Park, Berlin in the summer of 2013.

Situated in a fantastic location directly opposite the new Berlin Brandenburg international

Airport, this custom facility is designed exactly to meet to Unitax’s very specific needs.

Their purpose-built unit comprises 172,160 sq ft (16,000 sq m) of ambient and

temperature controlled warehouse space, mezzanine floors, clean rooms, repackaging

areas and high quality grade A offices.

Dachser are another major German company who have a lease at Air Link Park, Berlin, becoming one

of the first occupants in 2012.

Dachser is one of the largest 3PL’s in Europe with 25,000 staff and turnover of EUR 5bn, they are

experts in what they do and have their own dedicated real estate team, so getting the detail

right was essential.

They occupy 215,200 sq ft (20,000 sq m) of Grade A logistics space, which was pre-let and

built entirely to order.

At iPort Doncaster, we are creating a massive intermodal logistics park in South Yorkshire at the very heart of Britain, with investment of £300m.

Working on a 500 acre greenfield site, we’re creating 6m sq. ft of grade A warehousing, with individual

buildings of up to 1.2m sq. ft. – which can be built to utterly bespoke specifications.

For companies here, a dedicated Rail Freight Intermodal Terminal, big enough to handle enormous

volumes of freight, is complemented by our own spur onto the motorway system. So iPort has total

transport connectivity, opening occupiers up to all the major potential national and international markets.

There’s even an international airport just 5 miles away.

For the community, iPort will deliver up to 5,000 new jobs. For nature, it means a new wildlife

friendly country area of 158 hectares. At iPort, you can’t argue with the sheer numbers.

At Chemnitz, we have worked together with Siemens, the major global electronics and

engineering corporation, to create light production facilities.

We had to develop the ideal environment for up to 600 employees who work to Siemens usual exacting

quality standards. Siemens also wanted long-term sustainability guaranteed, so the

facility will be certified with LEED silver, recognising best-in-class building practices.

The unit has 16,000 sq m of production space, together with13,000 sq m of logistics space for storage and distribution. 6,000 sq m of offices

contain elements like a social area, a development department, a canteen and an

internal shop for Siemens products.

The electronic infrastructure of the project is both complex and vast: there are more than 240 km of different cables - high and low voltage – running

through the building.

Nagel Group are one of Europe’s leading 3pl companies with a sector specialism in food and

beverage storage.

Verdion has developed a 30,500 sq m food storage and distribution facility for them at its Direct

Link Park project, located close to Leipzig International Airport.

This bespoke facility is 100% temperature controlled and includes over 5,000 sq m of pure

frozen storage space as well as cross dock and high quality office space. The Project was

delivered in February 2013 and is leased by Nagel Group on a long term contract.
