If the time between your date of purchase and closing date is at least 11 months, approximately 9-10 months prior to your closing date, you will be invited to attend a Design Centre Orientation where you will learn about the Design Centre process.

Here you will receive your model specific Design Guide containing pricing to assist you in preparing for your appointment when you will select and finalize your preferred options, design and colour choices.

Design Centre Appointments are scheduled: Monday – Thursday 9:00 am or 1:00 pm, Fridays 9:00 am We regret that we are unable to accommodate evening or weekend appointments.

6 DESIGN CENTRE

For your convenience, and to assist you in preparing for your appointment, the Design Centre hosts open house hours Tuesday’s 5:00 pm – 8:00 pm, Saturday and Sunday 11:00 am – 6:00 pm. We invite you to visit as often as you like prior to your appointment during these designated times.

The Mattamy Open House team conducts tours of the Design Centre to help point out a wide variety of included and available optional features in tiles, cabinets, hardwood, carpet and paint. We must clarify that although our Open House Associates are available to answer general questions, and assist you in preparing for your scheduled appointment, your Design Consultant will be able to answer all of your detailed questions at the time of your design centre appointment.

Visiting the Design Centre during open house weekend hours is an essential part of the design process and we encourage you to visit as often as you like to in order to prepare for your appointment. Please note you will be required to finalize your selections at your Design Centre Appointment and as such, preparation is highly recommended.

Appointment Details:

At your scheduled appointment, you will work with your dedicated Design Consultant to “Shape Your Interior” and “Bring Your Interior to Life”. Homeowners will have one scheduled appointment to review and finalize their structural and interior selections.

As your Design Consultant’s schedule is booked approximately 6 weeks in advance, it is very important that you attend your scheduled appointment in order to meet crucial construction timelines. Keeping your home on schedule is our utmost concern. If you should need to cancel, please try to provide your Design Consultant with 72 hours notice.

Changes to Selections

We are all working towards a very specific target – the closing date of your new home. To ensure the timely ordering of materials to complete your home, please be advised that no changes or additions of extras will be permitted 7 calendar days or more subsequent to finalizing the Agreement of Optional Extras and/or the Interior Finishes Chart at your Design Centre appointment(s). Your Design Consultant will review these dates in more detail with you.

DEPOSIT/PAYMENT OPTIONS:

These payment options can be fulfilled by using Visa, MasterCard, Interac, Personal Cheques, Money Orders or Bank Drafts. Please note that payment will be required at your Design Centre appointment for your order to be placed.

Option #1 – Full Payment

Full payment of your Agreement of Optional Extras ordered. You may pay for your options in full, in 3 installments (if timing permits)

Option #2 – Amending Your Agreement of Purchase and Sale

To amend your agreement of purchase and sale, your purchased options must total at least $1,000, not including any giveaways. This option requires a completed bank pre-approval letter and a 35% deposit on the total balance of all options. Any options totaling over $50,000 will require an additional 50% deposit on the amount over $50,000.

Spec Homes:

If you decide to purchase a “Spec” home, you are more limited to your choice of options and extras as these homes are on an advanced construction schedule. Spec homes are permitted to select interior finishings which include: flooring, colour and style of kitchen and bathroom cabinets*, kitchen and bath hardware (knobs/handles), kitchen and bath countertops, paint, railing and fireplace stain colours, backsplash tiles, wall tiles and faucets.

*Note that kitchen/bath changes/additions such as kitchen packages, vanity drawers, microwave shelves, accommodations for future microwave hood fan, and items like this are not available for spec homes.

Mattamy Homes hosts an educational seminar, referred to as Mattamy University (Mattamy U), which provides our homeowners with an overview of the building and warranty processes. It’s also a great opportunity to meet new neighbours and get an overview of all the features that make a Mattamy community unique.

We invite you to participate in this educational seminar which is structured to cover topics of general interest including:

1. Introduction to the Community Management Team.

2. Jobsite safety considerations when visiting the site.

3. Production Schedule outlining the major stages of building your home.

4. Municipal inspection processes.

5. Scheduled Site Visits: the Framewalk and the Homeowner Orientation.

6. Move-In Day and items to consider prior to moving.

7. Warranty Service: 30 Day and Year-End Warranty Service appointments.

8. Community Development Status.

10 FRAME WALK

What To Expect At The Framewalk.We understand that this is a very exciting time for you. Because of this, we formally invite you to visit your home twice during the construction process. You will be contacted by your community administrator approximately 1-2 months prior to your possession date to schedule the first visit. This walkthrough is called the Homeowner Framewalk and takes place with your builder prior to drywall installation, once the framing, electrical, heating system and plumbing rough-ins are complete. Framewalks are scheduled Monday to Friday during normal business hours.

A Framewalk appointment is an opportunity for you to:

• See what is behind the walls, prior to the walls being covered with drywall.

• Review the Architect’s Choice Options you have selected at your Design Centre appointments.

• Ask your builder any questions you may have.

• Measure windows and rooms.

The Framewalk takes place after the completion of the electrical, heating system and plumbing rough-ins, and prior to drywall installation approximately 1-2 months prior to your possession date. Your Framewalk will take approximately 30 minutes, and your Builder will contact you to schedule this appointment.

FRAME WALK 11

What To Expect At The Framewalk. Framewalks take place in an active construction

environment; therefore we ask that you follow the following guidelines for your visit.

1. Please dress appropriately for a construction site. Protective headgear & appropriate shoes MUST be worn at your Framewalk. We will provide hard hats, and we ask that you wear full, sturdy footwear.

2. We are concerned about your children’s safety, therefore children are not allowed to accompany you on the Framewalk.

3. All questions should be directed to your Builder.

Mattamy Homes recommends that you wait for your Framewalk to visit the community during the construction of your home, due to safety concerns and liability issues.

If you have any questions regarding your Framewalk, please follow up directly with your Community Construction Office or contact your Customer Care Coordinator.

What is a Homeowner Orientation?

The second scheduled visit to your home will be at the Homeowner Orientation which typically takes place during the week prior to your closing date. This meeting is also referred to as a Pre-Delivery Inspection (P.D.I.).

You will be contacted by our Warranty Service Department to schedule the appointment for your Homeowner Orientation.

Please note: Appointments are scheduled Monday to Friday during normal business hours and usually take 1 to 2 hours

The Homeowner Orientation includes:

• An orientation of your new home.

• An explanation of the various features and functions of the home.

• Education on general maintenance of the home (eg. furnace, hot water tank, thermostat, fireplace, exhaust fan operation, etc).

• A review of warranty guidelines and procedures.

• The completion of the Tarion enrollment certificate and receipt of your Tarion homeowner information package.

• Identifying of any pre-closing deficiencies in your home as part of the Tarion Pre-Delivery Inspection (P.D.I.).

14 CLOSING DATE

Each home is built on it’s own construction schedule, but no home is built in isolation. Instead, all the houses in a community are placed on an overall construction schedule, to allow for the most efficient and logical flow of construction. In addition, we strive to achieve separate live/work zones.

Mattamy Homes is committed to meeting our targets for completion and we understand that delays inconvenience everyone. However, some delays may be beyond our control. Many factors have an impact on the construction schedule, including municipal approvals during the land development process, prior to construction start. Unscheduled delays may occur due to shortages of building materials, major continuous inclement weather, or due to a shortage of workers in a specific trade.

Although it is our intention to close every home on time and we will do everything in our power to achieve this goal, in the case of a closing delay, Mattamy will follow the guidelines set out in the Tarion Addendum in your Agreement of Purchase and Sale. You may also visit TARION’s website at www.tarion.ca for more information.

Any questions pertaining to the closing date of your new home should be directed to your Customer Care Coordinator.

16 PREPARING FOR POSSESSION

UTILITIES:

• We strongly recommend contacting all applicable utility companies and service providers approximately 2-4 weeks prior to your closing date, to update them with your new home address and contact information.

• Please be sure to contact the Hydro,

Phone, Cable, Water, and Gas companies.

PHONE & CABLE:

• Your Mattamy home is equipped with

phone and cable rough-ins only.

What to tell your phone and cable provider, when initiating service:

• Gather wires in basement to the exterior demarcation point.

• Connect the exterior demarcation point to the pedestal on the boulevard.

All of the above is the homeowner’s responsibility, including cost and arrangements. All required installation arrangements must be scheduled after closing.

SECURITY SYSTEM:

• The installation of your security system will need to be arranged by you after closing

• Please note that the phone lines must be connected prior to the final installation of the security system.

• Please refer to the Quick Reference sheet at the back of this package for contact information.

APPLIANCES:

• If you are receiving an appliance incentive package as included in your Purchase & Sale Agreement, for townhomes, Mattamy will deliver and install your appliances prior to closing.

• All other deliveries must be scheduled after closing.

CANADA POST:

• Remember to notify Canada Post that you will be moving.

• You can obtain your municipal address and postal code by calling your Customer Care Coordinator, or by visiting the Canada Post website: www.canadapost.ca

Please note: Mattamy is not notified of your postal code prior to its availability on the Canada Post website.

• Your super-mailbox key information can be obtained by contacting Canada Post’s Customer Service directly at 1-800-267-1177.

LAWYER:

• One month prior to closing, you should be in close contact with your lawyer to ensure all closing arrangements are well underway.

• Please ensure that you have provided our Sales Office or your Customer Care Coordinator with your lawyer’s contact information. You cannot close your home if you do not have a lawyer.

• Lawyers generally receive all final closing documents 2 to 5 days prior to your closing date.

18 CLOSING DAY

At last your new home is complete and it’s time to celebrate!

Follow our tips below for a smooth closing day and then begin enjoying your new home.

• Please note that closings generally occur between 3:00 pm and 5:00 pm to allow for the completion of all paperwork and transfer of funds. For this reason, schedule your movers so that they will arrive at your new home in the late afternoon.

• Mattamy is unable to allow you to move any of your belongings into your new home until Mattamy staff have officially received notice from our lawyers (even if your lawyer states the transaction is complete).

• You will be contacted by your community administrator when they have received notice that your home has legally closed. You will then be able to pick up your keys from the Construction Office.

Just a reminder that the Construction Office Hours are: Monday-Thursday 7:30 a.m. - 5:00 p.m. Friday 7:30 a.m. - 4:00 p.m. and Warranty Service Offices Hours are: Monday-Thursday 7:30 a.m. - 4:30 p.m. Friday 7:30 a.m. - 3:30 p.m.

Important notes about landscaping your lot or adding a pool...

Your lot has been carefully graded to allow for the proper drainage of water

from your property. It is very important to maintain the grading to ensure

that water is directed away from your foundation and towards the sewer system.

Also, it is important to know that a municipal approval process, called

Assumption, occurs within approximately 2 years of the completion of your

neighbourhood during which time the grading of your property cannot be altered.

Examples of changes to grading include landscaping, garden beds, retaining walls, walkways and pools. If you would like to undertake any of these changes to grade prior to Assumption, please call your Customer Care Coordinator and the City of Ottawa for details on procedures and requirements.

Please note that any grading alterations that you make without proper approvals

can result in the City of Ottawa requesting that the grading be returned to its

original state (at your expense). Mattamy Homes will be required to enforce the

decision of the City. For this reason, it is important that you understand the City of Ottawa’s by-laws and requirements before beginning any grading changes. Your Customer Care Coordinator will be happy to assist you with this information.

22 WARRANTY SERVICE

1 year warranty: Mattamy Homes warrants your home

to be free from defects in materials and

workmanship for one year from the

date of possession.

To ensure effective and efficient service,

there are two scheduled warranty service

appointments during the first year:

30 Day and Year-End (please refer to your

Warranty Manual for details).

All warranty service requests must be

submitted in writing to Tarion and your

Warranty Service Office, by the 30th day

and/or one year warranty anniversary date.

2 year warranty: Mattamy Homes warrants your home for two

years, from the date of possession, covering

any: structural defects, water penetration,

plumbing/electrical/heating distribution

systems, and exterior cladding.

Please note: The one year and two year

warranties are also guaranteed by the

Tarion Warranty Corporation.

7 year warranty: TARION warrants any major structural defects

for seven years, from the date of possession.

Any structural claims being made after 2 years

are submitted directly to Tarion, in writing.

A major structural defect is defined by Tarion

as: Any defect in materials or work that results

in the failure of a load-bearing part of the

home structure, or any defect in materials or

work that significantly and adversely affects

the use of the building as a home.
