its doors on October 2010. The leela Delhi is certified with LEED platinum NC category. Spectral an AECOM
company was appointed to design Building engineering and green building services.

Hotel Leela Palace project is evaluated for the LEED Platinum India-New Construction (LEED India NC)
rating offered by the Indian Green Building Council (IGBC). Project is rated under five environmental categories:
Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources and Indoor Environmental
Quality. An additional category, Innovation & Design Process, addressed for sustainable building expertise as well as
design measures which are not covered under the five environmental categories.

Hotel Leela Palace New Delhi is developed by Hotel Leela venture Ltd., operates Hotels & Resorts in New
Delhi, Mumbai, Bangalore, Gurgaon - Delhi N.C.R., Udaipur, Goa and Kovalam. The Leela Palaces, Hotels
& Resorts are a blend of aesthetic sensibility, modern amenities and truly reflect the essence of India.
The Leela Palace New Delhi project was evaluated according to this system under New Construction category.
Environmental: The report is organized into five environmental categories as defined by LEED – INDIA
Categories which include - Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources
and Indoor Environmental Quality. The category of Innovation and Design Process is also included.
Project Information: Hotel Leela Palace is built in three acres of site and it comprises of Ground floor + first floor+ 8 guest floor with
a club lounge at level 9 + Italian restaurant at level 10+ swimming pool on terrace + 4 basements.

It was a challenge for designers to produce a design concept appealing to Palace standards and at the same time energy
efficient with sustainable design meeting Platinum standards.
This was achieved by way of working in parallel with Architect in USA, MEP consultants in Delhi, Structural
Consultant in Mumbai, Interior and Lighting consultant in USA, F&B consultant in USA.
Due to restricted times line & to open the hotel before the CWG games, dedicated team was assigned in office to work
on the MEP & Green design so as to produce an integrated design at all stages of the development involving close
coordination with Architects, Structural consultant, Interior designers, F&B, Lighting consultant. Compliance with
international & local codes and prevailing practices.

• Energy Efficient Glass with a U Value of 0.077 btu/h ft 2.
• Insulated roof with reflective Stone finish and terrace gardens.
• Use of Combined Cooling Heating and Power (CCHP) System.
• More than 50% energy savings over ASHRAE 90.1-2004 baseline.

LEED Analysis
Green Building Design: Hotel Leela Palace followed green building practices to substantially reduce or eliminate negative environmental
impacts and designed to reduce operating costs, to contribute health and wellbeing of the occupant and reduce
potential liability resulting from indoor air quality problems. Project team has considered several environment
friendly design and measures which led to meet ‘LEED India Platinum Rating’ requirements. Designed Green
Building features as stated below are incorporated in all phases of construction and shall be followed and
maintained during post occupancy of Hotel Leela Palace.
Hotel Leela Palace site is well located with pedestrian access to ample number of basic services and public
transportation services like bus and rail to reduce pollution from private automobile use.
Designed, implemented erosion & sedimentation control measures during construction and post occupancy by
retaining top fertile soil for landscaping within site, reduction in air pollution and water pollution through efficient
storm water management and dense landscaping.
Project parking is designed as per Delhi Development authority. Parking is facilitated with electrical charging
stations so as to encourage usage alternative fuel vehicles and also considered exclusive parking spaces for car pool
services to reduce environmental impacts.
LEED Analysis
Designed efficient Rain Water Harvesting (RWH) system to recharge site aquifer through recharge pits so as
to reduce storm water run-off volumes after post development and these RWH pits will be cleaned and maintained
periodically.
All exposed roof of Hotel Leela Palace are cent percent covered with vegetation and high Solar Reflective
Index (SRI) paint material to maximize energy savings and minimize heat island effects.
Sewage Treatment Plant (STP) is designed which shall treat 100% waste water generated from the building
during post occupancy phases of the project to eliminate potable water usage for irrigation, cooling tower makeup
and flushing,
LEED Analysis
By installation of low flow fixtures, project saves potable water to an extent of 41%.
By efficient envelope, lighting and systems, project saves 56.93% in energy costs over ASHRAE 90.1 – 2004
baseline.
All the building energy systems and system components are commissioned, measured and verified in accordance
with the operational requirements of the building owner and the design intent.
Designed measurement & verification plan to verify the cost savings associated with energy efficiency measures
incorporated into the design, and to provide a recalibrated energy model that will serve as a tool for building opera
tors in identifying and remedying causes of underperformance.
Reduced ozone depletion and support early compliance with the Montreal Protocol through HCFC & Halon
free based HVAC&R and fire suppression systems.
Diverted more than 95% of construction waste from landfills and routed to recycling zones and reused the
construction waste appropriately.
To encourage recycling activities, Hotel Leela Palace facilitated separate space for segregation and collection of
recyclables (Paper, Plastic, Metals, Glass etc.,) generated in the project during occupancy.
Locally sourced materials with high recycled content and rapidly renewable content to reduce impacts resulting
from extraction and processing of new virgin materials and environmental impacts.
LEED Analysis
Declared as NO SMOKING zone and well communicated to building occupants through web check-in and
signage’s.
Maintained Construction Indoor Air Quality (IAQ) during construction and before occupancy as per Sheet
Metal Air Conditioning National Association (SMACNA) guidelines.
Designed ventilation systems as per ASHRAE 62.1 – 2004 Std and monitored through CO2 sensors
connected to Building Management Systems (BMS) to contribute health & wellbeing of the building occupant.
Reduced the quantity of indoor air contaminants that are odorous or potentially irritating harmful to the
comfort and well-being of installer and building occupants through low emitting adhesives & sealants, paints,
composite wood.
LEED Analysis
Selected Carpet Rug Institute (CRI) Green Label Indoor Air Quality Test Program certified carpets.
81% of the building occupants are having individual control over lighting systems and thermal comfort to
promote the productivity and wellbeing of the occupants.
Designed comfortable thermal environment throughout the year as per ASHRAE 55 Std in view of Delhi
climatic conditions.
To decrease the consumption of potable water for flushing & landscaping water requirements treated water
from STP is used.
To reduce the site disturbance, green area provide in our project is 25% more than the local norms. The species
where selected of native/adaptive nature to reduce the consumption of water.
Car parking with 3% of Alternate fuel vehicles with electrical charging points provided in our project.
5 % of the car parking for car pool is provided in our project.
Energy conservation and ECO friendly Measures -
Dual Fuel Gas Generator – 1900 KW In dual fuel engines equipped with a carburettor, an air/gas mixture is brought to the cylinders and then
compressed. A small amount (about 8% of the energy-input) of gasoil is injected for the ignition of the mixture.
Heat Recovery Vapor Absorption Machine Our hotel is equipped with dual fuel gas generator of 1900 KW. The flue gas waste heat is being used to run the
Vapor Absorption Machine. The heat recovery is approximately 720 TR capacity.

safety of our guests and staff.

create an energy efficient and environmentally aware working culture.
To reduce landfill and increase the recycling ethos of social, environmental and economical policies.
To achieve a 5% decrease in energy consumption year on year.
To implement a running Green Party, ensuring that we are constantly putting environmental and energy saving
issues at the forefront of our business strategies, and to monitor our progress in each of the key areas.
To control usage of energy in each area of the hotel consistent with its pattern of use in order to increase
awareness of energy issues among staff and encourage ‘energy responsible’ attitudes.
To develop and increase sustainable purchasing methods to include sourcing products, such as locally produced
goods and using suppliers that maintain ethical practices.
