At 23-storeys high, The Hailing Station is Ireland's tallest building and a prominent new focal point on the Dublin skyline. Two riverfront retail units (Units 1 and 5) are ideally placed to cater for adjacent office tenants, Indeed, and pedestrians on the river walk from Grand Canal Square.

Building Structure• Building structures comprise
reinforced concrete post-tensioned and precast hollow core slabs supported on reinforced concrete walls and columns
• A design Live Load of 5kN/m2 has been used in the retail areas
• The Quarterdeck comprises a structural steel frame on a 4m grid fixed back to two reinforced concrete cores. Floors are constructed from ComFlor60 metal decking with 150mm reinforced concrete supported by the structure.
• A superimposed dead load of 2kN/m is allowed internally at Level 1; the external terrace area allows for 4kN/m.

• The Hailing Station’s five retail units feature a powder coated double glazed curtain wall system. Glazing extends to 3150mm high with a 2400mm door height
• First floor areas of Unit 6 are supported on elements of perimeter steelwork columns in conjunction with reinforced concrete columns and shear walls
• Flooring is 150mm proprietary quick-drying levelling screed with smooth finish on in situ concrete slab with 175mm EPS insulation
• 3425mm to 3725mm finish floor level to underside of slab
• Top of screed is 25mm below FFL to allow for tenant floor finish
Green Street East
• Green Street East retail units feature a Schuco FW50 with capped system on south and west façades and an Aluprof MB–70HI system to the north. Glazing extends to 3000mm high with a 2400mm door height
• Floor build-up is 175mm screed on 260mm insulation for the area above attenuation tank and 100mm levelling screed on 75mm insulation for areas above basement
• Top of screed is 25mm below FFL to allow for tenant floor finish
The Quarterdeck
• The external façade is an aluminium rainscreen system with visible rivet fixings, all powder coated to RAL 3011
• Double glazed curtain wall system throughout with a powder-coated T-shaped aluminium capping piece
• Glazing extends to 3m high throughout; at swing door locations, horizontal transoms mean glazing is 2.2m high. Large sliding doors connect the interior with the outdoor terrace at ground and first floor levels
• The outdoor terrace is finished with a Millboard composite-decking system with enhanced grain. An aluminium balustrade with powder-coated circular profile uprights and a teak handrail ring the space
• Interior floor finishes are 100mm from designed FFL to allow for future fitting of services and equipment
• At ceiling level the underside of the metal deck is visible; exposed castellated beams allow for service runs.

• Ventilation louvres provided within façade for air intake/exhaust connections by tenant
• 22mm valved and metered mains water connection to each unit

• Containment provided to the demise of each unit for fire alarm, ELV tray and trunking
• Distribution boards are provided at Levels 1 and 2 of The Quarterdeck; ventilation louvres are provided within the façade for air intake and exhaust connections.
Operational Strategy
• Goods In - The Hailing Station is accessed from Sir John Rogerson’s Quay via new Steven’s Walk roadway or through basement and service lift
• Green Street retail units are accessed via Benson Street and Green Street East
• Waste Out - Hailing Station service lift and stairs are accessed via back-of-house corridor to reach central waste management area on Level -2.
• Green Street waste management is via roadway
• Car Parking - Visitor parking is available on Level -1 with pedestrian access through a public lobby
