20,000 people already live and work here and more arrive daily to enjoy West End shows in Bord Gáis Energy Theatre, 5-Star hospitality in The Marker Hotel and major concerts in the 3Arena. An exciting local food and retail scene has sprung up to try to cater for this demand.

In the next four years, new road and pedestrian bridges and additional commercial and residential development will dramatically extend the current catchment area, augment audience numbers and drive footfall.

Dublin’s South Docklands is a standard-bearer for the city’s progress and a prime destination for high-performing firms and professionals.

Hailing Station

At 23-storeys high, The Hailing Station is Ireland's tallest building and a prominent new focal point on the Dublin skyline. Two riverfront retail units (Units 1 and 5) are ideally placed to cater for adjacent office tenants, Indeed, and pedestrians on the river walk from Grand Canal Square.

The parkland promenade drives footfall along the frontages of Units 5 and 6.

Hailing Station

Units 1-6 are within footsteps of the waterfront and four of the Docklands' main office headquarters.

The sunny south-facing terraces of Unit 6 draw customers from Three Locks Square.

Page 12: A Docklands Retail Hub - CBRE...samuel beckett bridge proposed footbridge proposed footbridge east link to m11 north wall quay sheriff street manor street guild street t e r r t d

The Hailing Station is Dublin’s tallest structure and Capital Dock’s standout building. Rising to 73 metres over 23-storeys, the residential tower has a presence on the city skyline that compels interest from far and wide.

Dedicated to amenities, the tower’s ground floor offers opportunities for five retailers and a restaurateur. As well as trade from local workforces and residents, the units will benefit from visitor traffic from the busy quaysides. New pedestrian and road bridges will add to this footfall.

Retail units are arranged along landscaped streets in a way that encourages shoppers to dwell and spend. Unit 5 is particularly noteworthy for its double-height ceilings and parkland-facing terrace.

The Hailing Station’s large dual-aspect restaurant space fronts directly onto a busting new public square. Floor-to-ceiling glazing and outdoor terracing integrate the restaurant with the plaza, adding animation and ambiance.

The Quarterdeck’s sculptural form and vivid colour make it a stand-out building on the South Docklands. Inspired by the area’s maritime heritage, this eye-catching pavilion creates a dramatic restaurant setting at the entrance locks to the Grand Canal.

The building’s distinctive, ship-like structure, outdoor deck and vibrant red finish create a seafaring feel that promises a unique dining experience. Inside, over two open plan floors, full-height glazing bathes the dining areas in light, animation and views from the square through to the waterways.

The Quarterdeck can function as a standalone flagship restaurant or accommodate two individual restaurants, one with a rooftop terrace.
