INTRODUCTION
VINTAGE MEETS MODERN
➤ Built in 1921, 927 Jefferson is the oldest
standing hotel in South Beach. An
expansive revamping project in 2013
brought to this historical building all the
luxury and amenities of a world class
property.

1910-1920
➤ The Lummus brothers’ Ocean Beach Realty
Company platted the Miami Beach Ocean
Beach Addition 3 subdivision in February
1914, before Miami Beach had even become
a town. In 1916, with the Lummuses in
financial straits, developer Carl G. Fisher
and his colleagues formed the Miami Ocean
View Company and took over much of the
Lummus property between 5th and 11th
Streets. The new company filled in much of
the land, put in water mains and sewers,
paved the streets, planted trees, and built
several houses on its mostly-vacant land to
promote the sale of lots.
1920-1930
➤ The Villa was built circa 1920 on Lot 12 of Block
70 in the Ocean Beach Addition 3 subdivision and
completed by 1921 as a single-family residence.
The first deed record for Lot 12 is dated
December 21, 1921, when the Miami Ocean View
Company sold it to Peter J. McCormick of Suffolk
County, Massachusetts. A week before the sale, a
notice had appeared in the Miami Herald that,
“Mrs. Peter McCormick of Boston has opened up
her beautiful home at 915 (927) Jefferson Avenue.
➤ Peter and Mabel McCormick apparently spent
only one winter in the subject house on Lot 12.
On March 14, 1922, they sold it to Arthur G.
Norris and his wife Eda from Chicago. Mr. Norris
was a 36-year-old stock broker who had emigrated
from Canada as a child.
1930-1940
➤ The Villa had survived the devastation of the The
1926 Miami hurricane, commonly called the
"Great Miami" hurricane, a large and intense
tropical cyclone that devastated the Greater Miami
area and caused extensive damage in the Bahamas
and the U.S. Gulf Coast in September 1926.
➤ Next came the Art Deco era of the 1930s and
1940s, when many of South Beach’s most
architecturally significant hotels, municipal
buildings and other structures were completed.
While tourism slowed during the World War II
years, many aviators and other military personnel
trained in South Florida, getting their first taste of
life in the sun. 927 Jefferson suites used to host
Troops. As a result, the region’s population began
growing in the late 1940s – the start of a boom
that lasted for decades.
1940-1960
➤ The 1947 directory first identifies it as
Sytten’s Guest House, operated by Harry
and Dora Sytten.
➤ From 1955 to 1959 it was the Chicago
Guest House, advertising “furnished
rooms,” run by Bessie Smith. In
➤ 1960 it was Min’s Guest House, run by
Mrs. Minnie Samuels, and in 1964, Sacks’
Guest House, run by Samuel Sacks.
1960-PRESENT

Contributing building in the National
Register and Flamingo Park Historic
Districts.
LOCATION AND
SURROUNDINGS
FLAMINGO PARK HISTORICAL DISTRICT
➤ The Flamingo Park Historic District was designated in 1990. In 1992,
Lincoln Road between Lenox Avenue and the centerline of Collins
Avenue was added to this district. A small expansion area along Alton
Road was added to this district in 2008.
➤ The basic form and layout of the district was established during the
early platting of property between 1912 and 1916. The majority of the
buildings within the district were not constructed until after the land
bust of 1926 and the depression of 1929. This second major period of
construction lasted from 1930 through World War II up to 1948-49.
➤ Architectural design followed the public's fascination with machinery,
and the simplified form and ornamentation were well suited to the
new economic and social conditions in Miami Beach. Smaller
buildings, catering to the more modest means of middle-class visitors
arid seasonal residents were constructed rapidly in great numbers to
meet the increasing population of Miami Beach. This is the primary
reason for the consistency of ·buildings in the· expanded district. Of
the 632 historic buildings remaining in the expanded district, 530
(84%) were constructed between 1930 and 1949. A small group of
architects (Anis, Dixon, Hohauser, Brown, Robertson, Schoppel,
Pfeiffer, Ellis, France, Hall, ·Pancoast and Henderson) designed the
majority of the historic buildings remaining within the expanded
district.
