INTRODUCTION & OBJECTIVE
• Identify the potential mix of local, regional, or national tenants who meet the
market’s needs and who may be recruited to write “creditable leases” as tenants
of the subject retail space.
• Identify local or out of market small businesses that may be candidates for the
retail space.
TRADITIONAL DEFINITION OF TRADE AREA
In GEO mapping, retail trade areas often mapped or drawn by the use of drive times,
circles or donuts. The author mapped the trade area by drive-time.
ESRI THE RETAIL MARKET PLACE PROFILE REPORT
This ESRI report is the starting point for identifying creditable tenants for the subject
property. For this study, the author defined the trade area as that geography with a 10-
minute drive-time. Such geography meets the needs of most convenience and
specialty store concepts which would occupy the site.
The Retail Market Place Profile report is a compilation of several proprietary reports
produced by ESRI. These include the Disposable Income Profile, Tapestry
Segmentation Area Profile (2014), and Retail Goods and Services Expenditures. All
reports are incorporated as exhibits.

HOW TO INTERPRET THE RETAIL MARKET PLACE PROFILE REPORT
Retail Potential or demand estimates the expected spending by consumers at retail
establishments within the selected trade area. Sales to businesses are excluded.

Retail Sales or supply estimate actual sales to consumers by establishments within the
selected trade area.
GAP ANALYSIS
The Retail Gap represents the difference between Retail Potential or demand and Retail
Sales or supply. It represents a positive value when demand exceeds supply within the
selected trade area. Such positive value suggests there is additional sales potential or
“unmet demand” within the trade area. A negative value represents a “surplus” of retail
sales within the trade area.
The leakage/surplus factor represents a snapshot of retail opportunity. This is a
measure of the relationship between supply and demand that ranges from +100 (total
leakage) to -100 (total surplus). A negative value represents a surplus of retail sales
within the trade area while a positive value represents “leakage” of retail opportunity to

The table below highlights those industry groups within the trade area with the highest
retail gap in absolute dollars as identified by the Retail Market Place Profile Report. The
subject trade area is defined as that geography within a 10-Minute Drive-Time. Such
definition meets the needs of most specialty retailers.

TENANT EVALUATION OF THE TRADE AREA
Qualifying retailers within each industry classification may also need to evaluate the
space and or location by their estimating the volume of sales required per square foot of
retail area for the store to remain profitable or sustainable. This figure may vary from
retailer to retailer. Home Furnishing Stores for example may need to generate $200 per
square foot while an auto parts/ tire store may need to generate $500 per square foot in
sales. This table follows:

Prospective tenants and or the leasing professional can compare the tenant’s sale
requirements to the resultant retail gap in the first table. For example, a full-service
restaurant tenant requiring annual minimum sales of $1,280,000 can contrast this sales
requirement with the $12,776,469 positive retail gap (green color) for full-service
restaurants within the identified trade area. In this case, the prospective tenant would
only need to capture 10% of the retail gap within the trade area to be profitable. The
lower the capture rate, the lower the risk and or potential for the site from the retailer’s
prospective. Prospective retailers can also use the capture rate as a site selection tool
to select or eliminate different locations during site selection processes.
OTHER TENANT REQUIREMENTS:
Retail site selection may not be limited to size of the space. For example, franchise or
national operators may often take into consideration parking count, visibility, location from
Highway connection, traffic count (see attached exhibit), space size, standalone
requirements, end-cap or in-line requirements, drive-up requirements, compatibility with
current retailers within the same property.
Retailers may also rely on size of the population (both permanent and or daytime), or the
number of households, or consumer behavior, or median age, or median income, or the
Lifestyle of the various groups within the trade area to name but a few. Such reports that
are helpful for this discussion include the disposable income profile, tapestry segmentation
area profile, and the retail goods and services expenditures report are listed among the
exhibits.
OTHER NON-RETAIL USES:
Possible non-retail uses that may be compatible with retail users in a neighborhood center
include: small office, financial services, and dry cleaners. The leasing professional may find
the Financial Market Potential report useful in evaluating the space for a financial services
tenant (see exhibit). Generally, consumer behavior rated with an MPI greater than 100 or
the U.S National average would be desirable characteristics of consumers sought by the
financial services industry. In particular, Banks favor deposits while brokerage firms favor
ownership in non-bank financial instruments (i.e., stocks, mutual funds, bonds) as
benchmarks.

TENANT SELECTION/ CONCLUSION:
Of the 27-industry groups contained in the Retail Marketplace Report (2014), retail potential
exists among six industry groups in order: 1) full-service restaurants; 2) other motor vehicle
dealers; 3) book, periodical & music stores; 4) office supplies, stationary & gift stores; 5)
lawn & garden supply stores; and 6) home furnishing stores.
Highlighted below are a key site selection criteria unique to the site that may be used by
prospective retailers to evaluate the location for rental:

The leasing professional can narrow the tenant selection process to tenants within the
identified industry groups. Those existing tenants nearby who fall within any one of the
industry groups may also be good candidates for tenant selection. For this purpose, the
leasing professional can use the business lists in the appendices to solicit prospective
tenants who may be candidates for relocation or expansion. Secondary factors for tenant
selection would include the length of time in business, payment record, availability of
personal guaranty and capitalization. Generally, startup businesses should be avoided
absent strong mitigating factors. Finally, qualifying tenants would need to evaluate the
space based on the current business climate, competition, sales per square foot needed,
and the rate at which sales may be reasonably captured.
