Style, comfort, contemporary feel, expansive living spaces, four bedrooms, two bathrooms, double garage with drive on access – 44 Vasanta Avenue has all this and so much more!

Built in the 1980s this two level property is nestled into very popular Ngaio – just 5 minutes from the Ngaio shopping centre and 10 minutes from the city centre.

Enter this attractive property through the front door into a welcoming tiled entrance area. Two gracious timber doors to the left sweep you into the very spacious living area which then flows to the dining room and open plan kitchen. Thoughtful design offers oodles of space for the family to spread out while large windows provide vistas to the street and very private paved back yard. A Metro log burner keeps the living spaces warm and cosy on those cold winter days!

Sliding aluminium doors from the living and dining spaces provide integrated outdoor living. A timber walled and paved area around the house is the perfect restful place to enjoy at the end of a busy day – and is easy care. It is also a great spot to put the barbecue and with very easy access to the kitchen.

The well configured kitchen features plenty of drawers, cupboards and bench space as well as a Kelvinator hobs, dish drawers, DeLongi wall oven, extractor, space for a microwave and stainless sink. Wooden handles coordinate tastefully with the wooden trim through out the house.

A window above the sink provides views to the front garden. Well designed so the cook can be part of the party or help the kids with their home work while preparing the family meal.

Just near the kitchen is a separate laundry with built in tub, offers plenty of space for a washing machine and dryer. A door gives convenient access to the extendable washing line just outside.

Stairs down from the dining room lead to the double garage - which has been split into two to provide an area for the home handyman. One automatic door opener provides easy and safe access. There is more space for off street parking on the drive.

Up the stairs from the tile entrance area are the four bedrooms – well positioned away from the noise of the living areas. At the top of the carpeted stairs is the smart main bathroom with a separate shower, bath and vanity with plenty of storage. Next to the bathroom is a separate toilet (the third) and a large built in wardrobe for linen etc.

The double bedrooms flow off the hall and each has a wardrobe and large window which makes them light and airy.

At the end of the hall is the spacious master bedroom with ensuite in the same style as the main bathroom. It includes a shower unit, toilet and vanity. A great place to escape when the teenagers have friends over – or just to watch TV in bed at the end of a busy day. It also has a generous walk in wardrobe.

The 806m2 section is easy care. The front is mainly presented as lawn with some mature plants. The house is built of cedar and brick with aluminium joinery and a Decramastic roof.

This is a smart, modern home with plenty of space – perhaps for visitors, a growing teenage family, extended family, boarders or maybe home business. Located in very popular Ngaio, it is just minutes from all of Ngaio’s many amenities; including a library, café, pharmacy, crèche, school, boutique clothes shop - and main bus route.

This is a modern home where all the work is done. Set in a quiet and popular street of similar well presented properties – this is a great buy! Just move in and enjoy!

The suburb of Ngaio

Ngaio is located just over 3kms from the city centre and it generally only takes about 10 minutes to get there. It is one of the sunniest suburbs in Wellington and is a very popular suburb for families.

Ngaio and Khandallah are neighbouring suburbs and behind them is Mt Kaukau – which rewards those who walk the Mt KauKau track with spectacular views over the city and harbour.

Nagio houses are generally 1960’s weatherboard houses and there is also a small area of railway cottages called the Tarikaka Settlement which were built in the 1920s. There is also new development in Ngaio.

Ngaio and Khandallah were settled at the same time – and both have street names from the Indian subcontinent. Prior to 1908 Ngaio was a logging community and became part of the Wellington City Council in 1919.

Ngaio takes its name from the native tree called the Ngaio.

Ngaio’s village is very popular and well serviced by Villa Café, a good library, pharmacy, petrol station, boutique clothes shop and Indian take away shop. There are also a lot of parks and reserves, tennis club, churches and schools. It is well serviced by a main bus route and train service.

Setting a New BENCHMARQUE in Real Estate

I have come to Real Estate after a successful

career as a primary school teacher. As a pastime

I have enjoyed working in other service industries

as a Playcentre Supervisor, netball coach, shop

keeper, hotel receptionist, theatre usher, charity

collector, fundraiser, and volunteer at Ronald

McDonald House. Through my husband Gordon I

am involved in the Lions Club and take an active

interest in and support community activities. Living

and working in the Central, Southern and Eastern

suburbs has given me a lot of local knowledge

and makes me passionate about what these areas

have to offer. I love the Real Estate business and

the opportunity it gives me to meet and work for

people from various backgrounds and diverse

cultures. It is always a privilege to be entrusted

with the marketing and sale of a property and a

challenge to help people find satisfaction in not

just a house but a home.
