PREVENTIVE MAINTENANCE OF WATER CHILLER 1. Chiller use/sequencing (daily) Turn off/sequence unnecessary chillers 2. Overall visual inspection (daily) Complete overall visual inspection to be sure all equipment is operating and safety systems are in place 3. Check set-points (daily) Check all set-points for proper setting and function 4. Evaporator and condenser (weekly) Assess evaporator and condenser coil fouling as required 5. Compressor motor temperature (weekly) Check temperature per manufacturer’s specifications 6. Perform water quality test (weekly) Check water quality for proper chemical balance 7. Leak testing (weekly) Conduct leak testing on all compressor fittings, oil pump joints and fittings, and relief valves 8. Check all insulation (weekly) Check insulation for condition and appropriateness 9. Control operation (weekly) Verify proper control function including: • Hot gas bypass • Liquid injection 10. Check vane control settings (semiannual) Check settings per manufacturer’s specification 11. Verify motor load limit control (semiannual) Check settings per manufacturer’s specification

1. Chiller use/sequencing (daily)

2. Overall visual inspection (daily)

16. Eddy current test condenser tubes (annually)

As required, conduct eddy current test to assess tube wall thickness

17. Clean evaporator tubes (annually)

Clean tubes at least annually as part of shutdown procedure

18. Eddy current test evaporator tubes (annually)

As required, conduct eddy current test to assess tube wall thickness

19. Compressor motor and assembly (annually)

• Check all alignments to specification

• Check all seals, provide lubrication where necessary

20. Compressor oil system (annually)

• Conduct analysis on oil and filter

• Change as required

• Check oil pump and seals

• Check oil heater and thermostat

• Check all strainers, valves, etc.

21. Electrical connections (annually)

Check all electrical connections/ terminals for contact and tightness

22. Water flows (annually)

Assess proper water flow in evaporator and condenser

23. Check refrigerant level and condition (annually)

Add refrigerant as required. Record amounts and address leakage issues.
