Econo heaters in most rooms provides efficient and safe heating for the family. There is also a gas heater in the living room and a recently installed DVS and security system.

Entry is via a short path, surrounded by delightful cottage garden plants including roses, to the attractive front porch area which offers protection from the prevailing weather or a great spot to sit and enjoy the Sunday paper.

Enter the front door to a generous hall space which sits in the heart of the house and is the perfect place to welcome friends or family members home! Matai floors and interesting shapes and lines set the scene for what is to come.

Off the entrance area, to the right, is the generous formal living room which offers oodles of space for seating. The entrance space also leads to three generous double bedrooms similarly presented, all with plenty of natural light, good quality blue/grey carpet, original timber window frames and quality drapes. The third bedroom to the rear of the house has a small sun porch offering a delightful sunny place to sit or read. Two of the rooms have moveable wardrobes.

Conveniently and centrally located off the hall is the recently upgraded bathroom which features a large bath with a Felton shower mixer over it, vanity with storage and toilet.

Blue floor tiles provide a delightful shot of colour and a heater light on the ceiling provides efficient heating. Tongue and groove half way up the walls provides a delightful feature, and a window at the end lets in plenty of natural light. Next to the bathroom is a second toilet.

To the rear of the house is the upgraded kitchen and open plan dining room. The upgraded kitchen offers plenty of working and storage space including a large pantry. The kitchen has gas hobs and electric oven, ducted extractor and dishwasher. The breakfast bar, with the three stools included, provides an alternative space for casual dining.

Next to the kitchen the carpeted dining area has plenty of space for a table and chairs and other casual seating. Windows provide delightful views out to the garden and beyond and make the area light and airy.

A full length cupboard to the rear of the kitchen, houses the laundry with a built in tub and space for a wall hung dryer and washing machine. A door off the kitchen leads to the extendable clothes line.

All day sun moves from the front of the house to set at the rear, and pours into the kitchen/dining space in the afternoon until late evening, making it the perfect area for that glass of wine after work, or for getting that homework done while the meal cooks.

A path down each side of the house, or from the backdoor, provides easy access to the rear of the house and to the extensive timber deck and almost flat garden which is mainly presented as lawn and mature trees.

Off the deck, under the house a basement area could be developed into more living space or an office or perhaps the opportunity of additional income.

The 506 m2 section is a fabulous, open and safe space for the children to play or perfect area to entertain friends with a barbeque or al fresco dinner.

A garage to the front of the section offers parking for one car and has power.

Lovingly maintained both inside and out, as well as having been repiled and rewired in the last few years, this home is ready for its new owners to move into and enjoy!

The suburb of Karori

Karori is the largest suburb in Wellington. It is situated in the hills west of and behind the city’s centre, just an easy 10 minute drive from central Wellington. Karori is surrounded by hills with many houses built on these hills. Several embassies are based in Karori.

People love living in Karori - it has a very strong sense of community. Karori offers an extensive range of community organisations as well as a new library, children’s parks and playgrounds, new swimming pool complex, several schools, childcare facilities, sports venues, golf course, religious institutions, cafes and restaurants as well as two shopping centres. It is well serviced by the dental and medical profession. There is an excellent public transport system with buses running regularly to and from the city.

The actual name Karori is derived from the Maori “Karore” meaning snare ropes and the area was well known to the Maori as a bird trapping area.

Karori is home to a number of attractions:

Wright’s HIll is at the top of one of the Karori hills and is lovely to visit on a clear day with its view across Karori and all the way out to the Wellington Harbour. You can also view where the large guns were installed in 1944 to protect the approx 6,500 people that then inhabited Karori. These guns were big enough to attack any war-ships approaching Wellington. The guns were not fired until trial shots in 1946, and were never fired again. They were sold to Japan in 1960.

Towards the end of Karori is Makara, which is basically farmland and a pebbled seashore - which is almost always deserted. Also located here is the Makara Peak Mountain bike Park, which started construction in 1998 and now has over 20kms of graded tracks.

At the entrance to Karori is the Karori Wildlife Sanctuary which was opened in 2000 and provides a pest free habitat for New Zealand’s wildlife. It offers some lovely picnic spots and walking tracks and the opportunity to get close to nature and discover some rare species of birds that are native to New Zealand.

Karori Village also boasts the wonderful Karori Centre with its new and modern two storey library and community centre including the Arobake cafe which is a popular place for locals to meet.

Karori Park RedevelopmentCompleted in 2007, the $4.4 million redevelopment of Karori Park included the moving of the stream to the western boundary, development of the sports ground, an upgrade of the pavillion, all weather track, improved parking and children’s park. The park is now Wellington’s largest sports field and flat open recreational space.

Shopping CentreKarori Shopping Mall Includes a Woolworths and New World supermarket plus a number of other shops and Pharmacy.

Marsden Village (city end) Includes a number of service and fashion shops.

CommunityKarori Public Library 247 Karori Rd Newly renovated library including Arobake Cafe.

Karori Medical Centre 11 Parkvale Rd, near Karori Mall. A full medical service provided by 8 GPs and 6 Practice Nurses.

SIMPLY WALK EVERYWHERE

Steve Fejos

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
