The dust doesn’t get any deeper after six years, but the council is still suspicious. So, council would like to know which bikes are cherished, used ones, and which are forgotten. To accomplish this, council is asking residents to tag their bikes with the tags provided in a small box on the support beam next to the rack. Council is asking owners to tie a tag on their bike(s) before Aug.1 when they will remove untagged bicycles. UNLICENSED VEHICLES IN PARKING GARAGE Council has needed to remind a num- ber of residents of a strata bylaw that requires all vehicles to be licensed, either for the road or for storage. The bylaw states: Strata Corporation BCS 3605 Bylaws Division 10 (3) Owners, occupants and tenants must have insurance on their vehicles. If the owners, occu- pants or tenants are not using their vehicles, they must obtain storage in- surance which includes damage to common and limited common proper- ty. And: Division 4 – Enforcement of By- laws Maximum fine 23. (1) The strata corporation may fine an owner or tenant a maximum of (a)$200.00 for each contravention of a bylaw, and (amended May 18, 2011) (b)$50.00 for each contravention of a rule. (amended May 18, 2011) (2)$500.00 for each contravention of the rental restriction bylaw. (amended May 18, 2011) Continuing contravention 24. If an activity or lack of activity that constitutes a contravention of a bylaw or rule continues, without interrup- tion, for longer than 7 days, a fine may be imposed every 7 days. No strata councillor wants to be a cop, and hopes no resident is about to fetishize any of our bylaws, but coun- cil would like all owners and residents to familiarize themselves with what few bylaws we have.     There is no by-law

    to restrict smoking

    The more things change, the more

    they stay the same. Most of this arti-

    cle comes from the August 2015 issue

    of the newsletter, because summer

    has arrived and the complaints have

    started to come in.

    During the summer months, when

    all our windows are open, council re-

    ceives complaints about cigarette

    smoke drifting into their suites or an-

    noying them on their own balconies.

    Others complain about having to

    endure the smell of cigarette or other

    smoke in the entryways or the eleva-

    tor. By laws to restrict smoking on

    your own balcony would have to wait

    for the next annual meeting.

    In the mean time, residents who

    are afflicted with the habit of cigarette

    smoking are asked to be aware of the

    effects their habit may have on those

    around them, especially in summer.

    Residents who are continually be-

    ing inundated by other people's smoke

    should try to determine where the

    offensive substance is coming from

    and let the offenders know they are

    being inconvenienced. Council is

    aware these communications could

    lead to confrontation, and would be

    happy to help, but it is hoped smokers

    will be more conscious of how their

    habit affects some of their neigh-

    bours.♣

    Recipes

    There’s nothing to eat!

    Sure there is. This Chinese stir-fry

    sauce will transform anything in the

    back or bottom of your refrigerator:

    2 Tbsps. soy sauce

    2 Tbsps. rice wine (or any) vinegar

    1½ Tbsps. sesame oil

    2 tsp sugar

    1 cup any broth

    2 Tbsps. any flour

    Stir-fry your leftovers with a few

    cloves of garlic and some chopped

    ginger, then add the sauce. Dump it

    all on rice, noodles, or toast. ♣

    Secretary Bob Smith assumed the chair at 7:05pm

    AGENDA:

    Maintenance:

    1. Painting: All metal doors, touch on walls, lobby, and all

    ceilings if the painter can’t match the colour. This work

    has mysteriously been suspended, and Jean Fares is as-

    signed to expedite the work.

    2. Dryer Vents: It was decided to have

    the strata clean all vents this year,

    after which it will be the owners’ re-

    sponsibility.

    3. Balcony decks: Five need resurfac-

    ing and Jean will return with an esti-

    mate.

    4. Pressure washing: Elaine is investi-

    gating the washing of the concrete,

    not the brick. A quote is forthcoming.

    5. Carpet cleaning: Has been budgeted for, and Deanne

    will arrange for it.

    6. Sprinkler system and patio lighting timer controls: Sev-

    eral more members of the council are now familiar with

    the mechanisms.

    7. Garage door manual opening, and large roof top air fil-

    ter replacing: Process to be shared with other members of

    council besides Jean.

    8. Dead cedars in alley: Bob will get quotes on cleaning

    the mess up.

    The treasurer has asked that all quotes be obtained be-

    fore the next council meeting in order to prioritize the

    expenses and schedule the work.

    Profile Properties Contract:

    It has expired. President Hardy is investigating on whose

    authority an insurance claim was initiated, and the ensu-

    ing work done, that several of the council members

    thought unnecessary. Council did not sign off on the

    work, though it is now almost completed.

    Bylaw Enforcement:

    Uninsured cars in the parking lot: All cars must carry at

    least storage insurance, and three owners will be advised

    to get insurance or be fined. Bicycles: It is suspected that

    several of the bikes have been abandoned by previous resi-

    dents. Owners of bikes will be asked to sign tags placed

    on their bikes indicating ownership. After a month, bikes

    with unsigned tags will be removed. Smoking bylaw:

    There isn’t one, and one can only be added at an AGM.

    In the meantime, smokers are asked to be aware of their

    neighbours, especially in the summer

    when windows and doors are open. Out-

    lawed dogs: Somehow several suites now

    have two dogs, when the bylaw restricts

    pet ownership to one dog or one cat. Pre-

    sent owners of more than one will be ad-

    vised that the bylaw will be enforced in

    future, but their pets will be grandfathered.

    Accessibility:

    No complaints or needs have materialized

    as yet, but it was noted that the building

    would be a challenge for anyone alone and in a wheel-

    chair. The ramp has an automatic door, but it leads to

    the bottom of a stairwell and an un-automated, heavy,

    metal door. The parking lot door is not automated and is

    just as heavy. We may have to deal with this should the

    need arise.

    Lots of new material has been added by new webmaster,

    Alan Lai.

    Treasurer’s Report:

    Alan is already preparing for next year’s AGM by re-

    searching optimum figures for our contingency fund,

    maintenance costs, and strata fees or levies.

    All decisions taken at this first

    council meeting were unanimous.

    them in the bin behind the A&W

    parking lot, not in the returnables

    barrel in the garbage room.♣

    Robin and Jinny Visanuvimol have

    been living at Station Hill since No-

    vember 2009 (Simplest way to pro-

    nounce the last name is to take a cou-

    ple of letters at a time vi-sa-nu-vi-

    mol). They have since added Ava and

    Ivi, and have a (mostly non-barking)

    dog named Dexter.

    Jinny just returned to work in the

    lumber business after maternity leave,

    and was surprised to find at her new

    job, Elaine Hunt, her neighbour in

    102. Jinny greatly enjoys cooking.

    Robin is a car and motorcycle en-

    thusiast who owns a boxing and fit-

    ness gym in North Burnaby (see ad in

    the classifieds). In fact, his gym, Be-

    yond Boxing, just expanded by adding

    a second location beginning July 4th,

    so the household has been very busy

    for the last several weeks.

    Happily the suite also enjoys the

    company of Jinny’s mother, Marisa, a

    virtuoso, karaoke performer who en-

    tertained us at a Station Hill barbecue

    a few years ago. Marisa often visits

    from Bangkok, Thailand, for six to 12

    months to help out when she can. ♣

    THE NEIGHBOURHOOD

    There is good and bad news

    The good news is Port Coquitlam

    City Hall is planning on extending

    the greenway from Welcher Avenue

    to the school on Central Avenue.

    The bad news is someone has ac-

    cumulated all three properties to the

    west of us and is planning another

    condominium.

    The construction of the building

    is not immanent, however. The

    drawings are still with the architect,

    and the little blue house has just

    been leased for at least a year.

    And it looks as though someone

    will soon be building across the alley

    to the east of us. ♣ The good news: a greenway
