PROJECT DESCRIPTION: Plaza 2020 is centrally located in the Mission Valley area of San Diego. This Class “A” project is easily accessible from nearly all major interstates and highways in San Diego; I-5, I-8, I-805 and Hwy. 163.

MASS TRANSIT: Within walking distance to Mission Center and Rio Vista Trolley Stations. The San Diego Trolley is known for its reliability, safety, and convenience. The light-rail trolley lines serve historic Old Town, Mission Valley, Fashion Valley, Qualcomm Stadium as well as traveling to the International Border.

ON-SITE FACILITIES:The property offers men’s and women’s locker and shower facilities on both the third and fourth floors. In addition, coffee kiosks, banking and numerous restaurants provide an abundance of convenient services to tenants, which produce an unparalleled employee friendly environment.

SECURITY: Siemens computerized security system offers card access to lobby during hours the business is closed. The elevators access is controlled by the same security system.

LOBBY: In 2000, the lobbies were completely remodeled to include natural stone flooring with bird’s-eye maple wall panels accented by indirect lighting. The main lobby features a black granite entry with a touch-screen, in-store compass directory. The elevator band is polished stainless steel wrapped in bird’s-eye maple wall panels, while the floors have columns of black, brown and gold granite.

LIGHTING: Interior lighting includes indirect soft lighting with pendant lights and elevator lobby wall sconces.

RESTROOMS: Men’s and women’s restrooms are provided on each floor. Each has tile floors, walls and granite counters. The third and fourth Floors have shower and locker facilities.

HEATING AND COOLING: The machine room plant was renovated in 2000, which included new broiler, chiller, pumps and cooling tower. The new HVAC system consists of a four pipe distribution system with Williams Fan coil products in the suites areas. Cooling is through two Carrier chiller units. One of the units has a 200-ton capacity and the other has a 60-ton capacity. This HVAC structure is controlled by Siemens APOGEE computer energy management system.

ELECTRICAL: Electrical rooms on each floor provide for 120/208 volt service for the power and light in suites with ability to deliver 277/480 volt, 3-phase, 4-wire main service.

ELEVATORS: The Property has three SCR Kone unit overhead traction elevators. Two elevators each have a 2,500 pound capacity and the third has a 4,000-pound capacity.

FIRE/LIFE SAFETY: Monitored fire alarm and sprinkler system throughout the building. Fully programmable and addressable fire alarm panels equipped with fire phones are also located throughout.
