A PIVOTAL SHIFT IS HAPPENING IN THE CITY……as historic Pioneer Square once again reclaims its place among Seattle’s most vibrant quarters. At the point where the Stadium District connects the Downtown core with the Seattle waterfront is Stadium Place—a brilliant new mixed-use project developed by Daniels Real Estate and Pillar Properties.
With technology companies such as Intel, EMC Isilon and Blue Nile relocating to the Pioneer Square neighborhood, there has been a vast increase in the number of people living and working in the area. To date, there are over 54,000 employees working within a half-mile of the Stadium Place project, with 160,000 employees working within a one-mile radius. The population has grown by 30% in the last decade and is projected to grow another 9% in the next five years.
The Washington State Department of Transportation is also making access to the neighborhood easier with the demolition of the SR 99 Alaskan Way Viaduct. Summer 2013 marked the beginning of digging for the tunnel to replace the Viaduct. The new SR 99 will consist of a two-mile long tunnel beneath downtown Seattle, a mile-long stretch of new highway that connects to the south entrance of the tunnel near Seattle’s stadiums and there will be a new Alaskan Way surface street along the waterfront that connects SR 99 to downtown. From the south, new on-and-off ramps will connect SR 99 to downtown via the new waterfront street.

NEXT DOOR TO EVERYWHERELocated in Seattle’s oldest neighborhood, Pioneer Square has reclaimed its vibrant entertainment district. The neighborhood has the city’s largest collection of art galleries and museums, along with three large sports stadiums and an exhibition hall.
Things are happening in Pioneer Square, leases are getting signed and the momentum is real. Recent restaurants that have come to the area include Matt Dillon’s Bar Sajor and London Plane, as well as Rain Shadow Meats Squared, Pizzeria Gabbiano, Radici, Intermezzo (the latest restaurant from Il Terrazzon Carmine) and several more. Matt Dillon stated that, “For me, it’s the neighborhood in Seattle that energetically and architecturally represents the history of my city.”
Within a few short years the neighborhood will once again be connected to Seattle’s waterfront with a beautiful landscape esplanade leading to a new waterfront park. The waterfront redevelopment is a 2-mile renovation that will create more public spaces, increased waterfront access and pedestrian mobility.
