Rising numbers of part-time and flex- ible workers are forcing companies to change the way they use space. Full-time workers sitting in the same desk day after day use space differently to casuals who come in infrequently, flexible staff who combine working at home with office time, and sales staff who come in from the field. An example of this is real estate com- pany RPM, which needed more space, but only on Mondays. Half of the nearly 100 staff working for RPM, which mar- kets housing developments in Mel- bourne’s urban growth corridors, work off site, but come into the South Mel- bourne office each week for sales meet- ings. ‘‘On a Monday, we have a lot of teams coming in to finalise reports for our developers,’’ says RPM chief executive Kevin Brown. ‘‘On a Monday we have a big swell of people coming in. For that reason, we’ve done a pretty big area that can be used for lunch as well. It’s a large room, all decked out with Wi-Fi and higher tables and stools, rather than desks. Ten to 15 extra people could be in on a Monday at a time.’’ On level 5 of the 52 York Street office, large storage cabinets holding plans and other papers also rise to heights that make it easy for staff to gather around and have discussions. Australia’s workforce is changing. While the country still had more than twice as many people – 8.16-million – full time work in May as in part-time work (3.77-million), part-time jobs have grown faster over the past six years. The mix will change further as employers in large industries such as property and financial services embrace the societal changes under way and make more effort to embrace flexible work practices to permit more working parents to stay longer and more productively in the workforce. Designing physical space that serves those changing needs efficiently is a challenge for all companies, whether big or small. ‘‘We’re getting very different chan- ging workforces as people avail them- selves of HR policy flexibility,’’ says Kate Langan, ANZ Banking Group’s general manager of property. ANZ has a degree of flexibility already from its widespread use of activity based working practices that mean staff have no fixed desk of their own, but even that will change more, she says. ‘‘We have an element of flexibility to start with that enables some of that concertina-ing,’’ Langan says. ‘‘What find now is that with the diversity of groups that we bring together, the nature of what the space is is chan- ging.’’ At RPM’s South Melbourne building, extra flexibility comes in the spaces managers occupy. They have larger- than-normal desks to allow for staff to gather around for meetings. The Rothelowman-designed fitout that Brown says cost about $1500 per square metre permits growth in the company that says it has this year sold 4,500 blocks of land. TFE set to open new Brisbane hotel in 2018 Larry Schlesinger TFE Hotels will open a new 178-room luxury hotel in Brisbane’s Fortitude Valley in 2018 after striking an operat- ing agreement with Brisbane’s Malouf family. The seven-storey Calile hotel, being developed by Calile Malouf Invest- ments, will take shape on bustling James Street, bounded by Doggett and Wandoo streets. It will operate under the individual- istic TFE Hotel Collection range, which currently comprises only the heritage- listed Hotel Kurrajong in Canberra. TFE Hotels CEO Rachel Argaman said: ‘‘We are really excited to be part- nering with CMI, who have been instrumental in transforming James Street into the most sought-after des- tination in one of Australia’s fastest- growing cities. ‘‘This will be a sophisticated and fun resort experience in an urban location, where people will meet for drinks with friends, to shop or for a fun night out, taking advantage of that glorious sub- tropical outdoor lifestyle that Brisbane has to offer.’’ TFE Hotels was formed in 2013 as a j oint venture between the Vidor family’s Toga Group and Singapore’s Far East Hospitality Holdings. It operates 70 hotels in Australia, New Zealand, Asia and Europe under the Adina, Medina, Vibe, Travelodge and Rendezvous brands with a further 15 in the pipeline. Calile Malouf Investments is the developer behind the James Street Market retail precinct, which has over 130 shops and the Palace Centro Cinemas. CoreLogic records show it paid $12.8 million in 2001 for the 1.65-hectare site that will house the new hotel. The new hotel, designed by Richards & Spence Architects, will comprise 178 hotel rooms and suites with more than 2600sq m of retail and hospitality space. The ground floor will include res- taurants and cafes linking to a podium level with a pool, cabanas, restaurant, day spa, fitness centre and a business centre. The podium level will also house a 300-seat function room and there is basement parking for 220 vehicles. In May, the Vidor family and archi- tecture firm Metier3 put the 101-room Vibe Marysville Hotel on the market with expectations around $15 million.
