Highway 21 makes up the western boundary of the site and could provide site access. Two additional options (Monroe Street, and Disposal Road) are available for site access. All roadways to the site from either I-80 or Highway 21 are paved. 2010 Dawson County Economic Assessment found that a signicant portion of 20-34 year old cohort ultimately had a desire to return to the area. Skilled worforce is available. In line with a lower cost of living, this area has lower than average labor costs. Manufacturing makes up the largest employment segment in Dawson and Gosper Counties. The combination of quality work ethic and available educational resources makes for a valuable labor pool. This site is not impacted by wetlands or oodplain. A Phase I Environmental Assessment was completed in July 2011. FAA airspace coordination would only be required for buildings over 70 feet. Electric, sanitary sewer, and water is provided by the City of Cozad. A 34.5 kV electrical subtransmission line exists at the east property line, a 4.16 kV substation is located one mile to the north, and a larger substation could be constructed on the 34.5 kV line to supply larger industrial demands. The treatment plant has an average treatment capacity of 0.83 MGD with the peak treatment capacity of 0.99 MGD. An 18-inch sanitary sewer line is located on the east property line and a 10-inch sanitary sewer line is centrally located within the site. A 10-inch water main is located at the north property line and an 8-inch water main is located along the west and south property line. Source Gas provides natural gas and has a 2-inch gas line is located adjacent at the southwest corner of the Site. The line currently has a pressure of 15psi, but has the ability to be increased to 30-40psi. Cozad Telephone company has signicant ber infrastructure within the city limits and could deploy ber to new sites as needed to support almost any bandwidth requirements, up to and beyond 1 Gbps.
