This year marks the 20th

anniversary of both Altarea and the MAPIC. The third largest retail property company in France, today Altarea Cogedim manages

56 shopping centers for a total value of €4 billion.

2014: an exceptional year for the Group. In April, we inaugurated the fi rst connected shopping center close to Paris ; fully leased several months before its opening, QWARTZ has been a true success. Eight months after its inauguration, QWARTZ already welcomes several million customers.

Then, in June, Gares & Connexions announced Altarea Cogedim as the winner of its call for tenders for the re f u r b i s h m e n t o f t h e P a r i s - Montparnasse railway station. A testimony to our partners’ faith in our expertise in on-the-spot retail in transit

locations, a field in which we are uncontested leaders.

Finally, this fall stood out for the issuance of all the authorizations necessary for the official launch of the initiative to transform Cap3000, an iconic center and a European benchmark that will soon feature some 300 shops and restaurants over 135,000 sqm of retail space.

2014 has been a vintage year for the Group. In and around Paris, but also on the Riviera, Altarea is asserting its position, developing “prime” sites renowned throughout Europe that feature domestic and international retailers.

With 600 meters of retail display space in downtown Paris, Paris-Boulevard Macdonald will be an exceptional retail complex in the French capital as of 2015. Developed by Altarea Cogedim in partnership with Caisse des Dépôts, the project is part of a vast 1,300,000-sqm rehabilitation initiative in northern Paris. Paris-Boulevard Macdonald covers 170,00 sqm, including 70,000 sqm of housing, 28,000 sqm of offi ces and more than 30,000 sqm of retail space. It also features public facilities, an elementary school, a secondary school and more. A new city within the city!

At once a shopping and entertainment hub, the retail complex will be located across from an operational UCG multiplex cinema and will feature leading names to attract consumers from all over. A large and structured food service hub will complement the on-site retail offering for local residents and workers. Accessible via the Rosa Parks station (Tram T3b and RER Eole line), the Paris-Boulevard Macdonald retail hub will also feature a public parking lot of nearly 600 spaces. The Sant Cugat shopping and leisure center is coming to life over more than 50,000 sqm right in Barcelona. It features a multiplex cinema, 100 shops and a 22,000-sqm Eroski hypermarket. With 10 restaurants, the 2-story center also offers visitors tasty treats. After the recent arrival of Springfi eld, Sephora and Décimas have also set up shop in the center, to the delight of customers and visitors.

In 2016, Les Hunaudières Family Village® in Ruaudin – south of Le Mans – will unveil its comprehensive retail offering. The center will move upmarket following a signifi cant expansion that is currently underway. The project will include the creation of an additional 30,000 sqm, bringing the total retail space to 60,000 sqm. The new Ruaudin will include an Auchan hypermarket, six mid-sized stores, 50 shops and restaurants.

To heighten shopper convenience and offer customers a wide range of products, last June, Altarea Cogedim completed the fi rst phase of extending and renovating the Jas de Bouffan shopping center. This fi rst step led to the creation of 25 new shops and restaurants including Promod, Devred, Yves Rocher, Swarovski, Orange, Armand Thiery, A la Bonne Heure, La Croissanterie and more. In spring 2015 a second extension will bring Jas de Bouffan’s gross leasable area to nearly 20,400 sqm. The center will include a 10,000 sqm Géant Casino hypermarket, one mid-sized store, 65 shops, a food court and some 1,700 free parking spaces.

TOULON-LA VALETTE Marketing comes to an end while construction goes on

Avenue 83 in Toulon-La Valette is an outdoor retail and entertainment center designed around a diverse offering. The work of the architects at Wilmotte & Associés, it will offer a 16-screen (3,250-seat) Pathé multiplex cinema, two specialized department stores, 15 mid-sized stores, 60 shops and kiosks, a kids’ area, a food court and 1,500 free parking spaces over a net fl oor area of 51,000 sqm. In total, 7,000 sqm of restaurants and snack bars with outside seating will let the center’s customers and visitors indulge in a tasty treat while shopping! The center will open its doors at the end of 2015.

The future Promenade de Flandre shopping center in Roncq – at the Belgian border – will breathe new life into an entire region. Altarea Cogedim is building a new edge-of-town shopping center over a net fl oor area of nearly 60,000 sqm. The complex will serve a catchment area of 2 million inhabitants. It will be home to 5 department stores, 25 mid-sized stores and shops, as well as a 2,000-space parking lot. The center’s architecture, conceived by Jean-Michel Wilmotte, was designed to blend harmoniously into its surroundings. Promenade de Flandre will provide a powerful retail environment led by the Auchan hypermarket. The project will be carried out in partnership with Immochan Group.

What do retailers seek today and how can we adapt to these trends? The centers we offer to retailers must be perfectly in line with the fundamentals of the business. First of all, the location must be conducive to shopping and the architecture must catch the customers’ eye. The landlord must also be fl exible and willing to adapt to retailers’ particular concepts. Finally, management quality and long-term cooperation are clearly important.

What retailers have you worked with on our behalf? On which projects? We have worked with a number of international retailers looking to open a location in one of Altarea Cogedim’s shopping centers.

For example, we worked with the Apple Store for its establishment in eastern France in Strasbourg’s L’Aubette shopping center (Place Kléber). We also took part in establishing Primark, Marks & Spencer and JD Sports in QWARTZ. As for Avenue 83 in Toulon-La Valette, we are proud to announce that major international brands such as New Look will be among the outstanding retailers in this shopping and entertainment center in the South of France.

What is your vision of Altarea Cogedim’s projects? The Group offers domestic and international retailers high-quality and diverse marketing programs in France. The shopping centers designed by Altarea Cogedim meet the expectations of those brands looking to set up shop in France today.

What would you say are Altarea Cogedim’s greatest strengths? The Group knows how to combine diverse skills (legal, technical, fi nancial) that are indispensable to meet retailers’ needs. Altarea also has the ability to fi nd solutions to complex issues regarding the establishment of international retailers, all in a spirit of good cheer and conviviality. That is a real asset in this business.
