GENERAL DESCRIPTION OF THE PROPERTY AND THE BUSINESES

This property is used by two separate businesses; ABC Secure, LLC and ABC Mobile, LLC. The price includes thereal estate and both businesses along with a large amount of personal property and inventory. The mobile storagebusiness was established in 1998. The secured storage business was established in 2003. Both businesses arelocated on three tax lots in the same area. The property is located in Norfolk, Madison County, Nebraska.

ABC Secure, LLC is located on a 14.98 acre parcel of land. The property is visible from both US Highway 24 andUS Highway 275. There is access to the property from either US Highway 24 or US Highway 275. All the roadsleading up to the property are hard surfaced roads. The property is enclosed by an eight to ten foot chain link fence.This is a non-traditional storage facility. The property is comprised on 397 metal storage containers that aresecured to concrete slabs. They are neatly arranged, easily accessible and secure. The individual storagecontainers offer dry, secure and rodent free storage. This property operates in the same exact manner that atraditionally constructed self-storage facility would function. There are also 73 outside parking spaces for boats orrecreational vehicles. The property has an office located near the front gate that is 1,196 square feet. The office isa Class D/slab on grade construction with a composition shingle roof, hardboard siding and is temperaturecontrolled for warm or cold weather. The property has a security system. The property is serviced by a domesticwell and a septic tank. There is a combination of hard surface and gravel roads throughout the facility.

ABC Mobile, LLC is located on two tracts of land that comprise of 17.57 acres of land. The property is used as amobile storage container sales and rental facility. The road leading to this property is hard surfaced. This piece ofland is less than a block from ABC Secure, LLC. There is a truck shop located on the property that is 7,280 squarefeet. The building is a Class S metal clad construction. The building has five bays, four of which are rented for$3,000 per month; $36,000 annually on a triple net lease. The shop has radiant heat for cold temperatures. Thereare three storage sheds located on the property. The property is enclosed by a six to eight foot chain link fence.The property has a security system and is serviced by its own domestic well and septic tank. Mark Billingsley received his real estate license in 1991. He has lived in Sarpy County forover 50 years.
