research conducted, Tufts has extensive

and highly regarded liberal arts, sciences

and engineering programs that draw

outstanding students from around the world

with the highest academic achievement and

standing.” [1]

In the middle of the 1990’s, Tufts University realized its need for a state-of-the-art

research facility. To accommodate the research needs of both its nutrition

program and its school of medicine, Tufts University commissioned the $65

million, 180,000 square foot Jaharis Center. The name of the building was

dedicated to one of the inspirational figures behind the project, Michael Jaharis.

As chairman of the Miami-based KOS Pharmaceuticals and an industry leader in

the creation of new and improved pharmaceuticals, Michael Jaharis issued Tufts

this challenge: Raise $10 million for this new

research facility, and I will match it. [2]

The Jaharis Family Center is the world’s first

collaborative biomedical and nutritional research

center. “The Jaharis Family Center for

Biomedical and Nutrition Sciences will bring

together the expertise of nutrition and basic

sciences to investigate the fundamental

underpinnings of debilitating diseases, including

cancer, heart disease, Alzheimer's and infectious

diseases like cholera.” [3]

1.2 – Project History and Information

The Jaharis Center project was initiated in 1995 by Tufts University.

Architectural Resources Cambridge, the projects architectural firm, was well into

the design process by 1997 when financial difficulties forced the project to be

delayed for several years. When finances for the project were finally secured in

2000, the project was taken back off the shelf, and the design process was

resumed. At this point, additional consulting firms were brought on-board to

finalize the design. BR+A Consulting Engineers was on of these firms. BR+A,

located in Boston, was the primary mechanical consulting firm on the Jaharis

Center project. At this point in the project’s succession, it was already years

behind the original schedule, and time was of great importance. There was

scarce opportunity for design consideration and in depth analysis. Over all other

design influences, project lead-times were the greatest concern.

1.3 – Building Overview

The Jaharis Family Center for Biomedical and Nutritional Research is truly a

multi-use facility. Major space use groups include classrooms, a 202 person

auditorium, offices, conference rooms, a lobby, laboratories, laboratory support

spaces, copy rooms, a receiving/shipping area, kitchens, cafes as well as other

classifications. The total floor area of 180,000 square feet is divided unequally

among the nine occupied levels of the building. The following table illustrates the

square footage for each level.

The first level through level three is 100 percent fit-out as are the sixth through

ninth levels. However, levels four and five are not completely fit-out. The

remaining spaces on these floors are designated for future expansion of Medical

and Nutritional Research and will be fit-out once future research funding

materializes. Until that time, these spaces will remain as shell space separated

from the working spaces by a partition. The mechanical consulting engineers

did, however, take these spaces into account in their load calculations. The shell

space was designed at 2–2.5 cfm/sqft., around 6 air changes per hour.

The following major use group divisions for each level have been generated to

convey the intent of the architect for the use of each level. These diagrams will

be necessary to understanding the goal of the mechanical redesign. Each color

represents a different major space use. There is a color key included on the right

side of each floor plan that indicates the use group associated with each color.

1.7 – Building Systems

Building Envelope

The building envelope of the Jaharis Center is comprised of a curtain wall

system. The majority of the envelope is made up of Type 1 Exterior wall (as

designated on the working drawings.) The Type 1 Exterior Wall components,

listed from exterior to interior, are as follows:

• 3 5/8” Brick • 1 1/2” Cavity • 1 1/2” Rigid Insulation • Sheet Rubberized Air Barrier (SRAB) on 1/2” external gypsum sheathing • 6” Light Gauge Metal Framing System

There is no use of BATT insulation in the exterior walls. The resulting R-value for

Exterior Wall Type 1 is 18 [hr-ft2-F/BTU]. All of the exterior glazing is 1” insulated

glass on aluminum frames. The glazing R-value is approximately 1.5 [hr-ft2-

F/BTU].

Electrical System

The electrical system for the Jaharis Center consists of one primary electrical

feed branched off to serve the building’s needs, which include lighting,

mechanical system equipment, and power usage. The primary switchboard with

surge protection receives 480Y/277 V on a 3 phase, 4 wire system.

Transformers step down the voltage supply to 208Y/120 V.

Lighting Systems

The main lighting systems operate on 277 Volts and mostly consist of a variety of

highly efficiency fluorescent fixtures. There is a combination of T8 lamps with

indirect, recessed, and industrial fixtures. Also used are metal halide lamps.

There are also some 120V incandescent fixtures as well as 120V halogen

fixtures which serve the large first floor classroom/auditorium.

Structural Systems

Steel frame construction is used for structural support as well as lateral moment

support for bracing. The composite floor system consists of 3 ¼” light weight

concrete (115pcf, 3000psi) poured on top of 20 gauge corrugated metal decking.

The concrete and corrugated metal roofs are supported by either light weight

long spanning joists or structural steel.

Fire Protection System

A fire department connection on the exterior of the building is available, and a

wet pipe sprinkler system has been designed to serve all of the spaces in the

building. The exterior hookup is in place to allow the fire department to

supplement the water supply and pressure in the event of a fire. A fire alarm

system is also integrated throughout the building with automatic as well as

occupant activated sensors.

Telecommunication Systems

Telephone outlets are located in the majority of spaces in the Jaharis Center,

consistently throughout the offices and classrooms. Television and CAT 5e

cable serve most of the common rooms and offices.

Transportation Systems

Transportation systems consist of 4 cable elevators. The full height of the

structure is also served by two stairwells. The elevators have a capacity of 4000

lbs operating on 480V. Wheel chair lifts are also accessible in the building.
