Is it the weather? Several trends are worth noting.

Closings down. Sales in July were 25% lower than last July and pending contracts were 5% lower. This is the largest decrease insame-month closings since 2008 so it obviously begs the question: Is this a sign of things to come or simply an anomaly?

Prices up. The average price of properties sold in the trailing twelve months increased by almost 10% compared to the twelvemonths ending July 31, 2013. But price creep seems to be levelling off. Residential properties sold this July (including single familydetached, condominiums, single family with acreage and townhouses) increased only 3.9% over properties sold last July.

Inventory up. Inventory is 25% higher than it was at the end of last July, almost certainly a function of higher prices and fewerdistressed homes available for sale, and we have 4.2 months of inventory compared to 3.4 months at the end of last July.
