I’m more than a littlebit Irish.

So, it comes as no surprise, per-haps, that in celebration of St.Patrick’s Day, I’m thinking aboutgreen – the color often associatedwith the Irish saint.

As an aside, it’s also my favoriteneutral! It complements so manyother hues.

Some of our advertisers have list-ed their favorite green-shadedpieces in this month’s Editor’sPicks. Check them out on page 72.

We thank them for supportingus. And we hope you’ll supportthem by shopping local. Pick outyour favorite three to five shops. Now, think how much you’d missthem if they weren’t in business.

Small-to-medium-sized, localbusinesses serve our personal needs, feed our local economy and evenaffect our own property values. Justthink how a downtown or subur-ban area would look vacated.

Writer Barbara Canetti intro-duces us to another type of green.Code Green Houston – also knownas the city’s Green BuildingResource Center located in theHouston Permitting Center, 1002Washington Ave.

Browse more than 50 displayson how to build environmentallysmart. The center shows you howto achieve LEED for new con-struction at the Gold Level. Readmore about it on page 26.

It appears Houston is on track.According to the NationalAssociation of Home Builders,“green” homes comprised 23 per-cent of the overall market in 2013.

Thanks to an educated con-sumer, more activity at the regula-tory level and availability of prod-ucts, the business of buildinggreen is expected to double withinthree years.

Wishing you a great spring,Susan (with Sam)

Describe Frazier’s today. What do you do and offer? We have 14 acres of product and almost 30 employees. Many havebeen with us for more than 30 years. Some employees havebrought their own sons into the business. We are a large producerof specialized concrete pieces, which we make here. We have otheritems for sale, but we’re known for our concrete.

What are your concrete pieces? It’s just about anything and everything you can think of.Benches, fountains, pavers, garden décor, and dogs and cats.Statues and birdbaths. Monuments and urns. Architecturalpieces, such as columns and balustrades. It’s endless. And if wedon’t have what you want already on hand, just ask us. We canprobably do it. My sister, Charlene Todaro, does all the customfinishes on the concrete items. She’s been doing that for overfour decades. Some customers have purchased a concrete statueof a dog and have given Charlene a copy of their own belovedpet . . . she paints it look just like Fido.

What changes have occurred since you joined the business?Of eight children, my sister and I are the only ones to follow inmy parents’ footsteps. In recent years, we incorporated, addedinventory to include products made from resin, aluminum andother materials. Additionally, we added a store filled with a lot ofsmaller items – from garden tools and supplies, flags . . . ourbuilding is as large as a football field, so it’s filled with everythingfor house and garden. We also recently opened Frazier’s By theBay.

What and where is Frazier’s By the Bay? Is it different? We bought a business in the Kemah-Baycliff area – near the intersec-tion of Hwy 146 and Hwy 646. It’s a smaller version of ourHempstead barn. Here we sell a high concentration of nautical andbay décor, along with popular selections from Hempstead.

Are you personally, or as a company, involved in the community? We have long supported the firefighters across Texas, in addition to

BILLY FRAZIER

Frazier’s Ornamental and Architectural Concrete

began in 1952 in Hempstead, with a strong nudge

from Billy’s mother. Initially, the family had a truck

garden, selling produce and melons mostly at the

side of the road. But Mrs. Frazier thought they

should enter a less fragile business – such as con-

crete. The rest, as they say, is history.

supporting the military by donating and erecting memorial statues. In April2008, the son of our police chief and his wife lost their son in Iraq. To showour appreciation for our chief and his son, SSG Jeffery Lee Hartley, weapproached the mayor about erecting a memorial site at the city park. Thatwas the impetus that began the Watermelon Run for the Fallen. Last year,we had 5,000 people come here to participate in the event – to honor ourmilitary and in remembrance of those who gave their lives. This year, weexpect 6,000 to participate. (info: www.watermelonrftf.org)

Do you have children involved in the business? My stepson, Fernando Gomez, is the general manager and heir to the busi-ness. He is an engineering graduate of A&M and oversees the relationshipwe have with the university. Frazier’s provides campus site furnishings.

What’s in store for the future? The business is in good hands with Fernando who now has a family of hisown. I’ve been a part of a group of loyal people who have helped growFrazier’s. The business has been good to our families, and we will continueto meet the needs of our customers.

Getting PersonalDid you join the business as soon you could? No, I studied music and went forward playing drums in rock and R&Bgroups. Then I began managing bands . . . and later began booking enter-tainment into AstroWorld. It’s a hard lifestyle, and so I moved to Mexico toteach English as a second language. I came back and joined the company in1980.

Frazier’s Ornamental and Architectural Concrete, Inc. is located atthe southeastern gateway to the Bluebonnet Trail at the intersection ofHwy. 290 and Hwy. 6 in Hempstead. The thing I enjoy most about the interiormakeover business is taking a sow’s ear and turning itinto a silk purse. And when I can accomplish thatmission in a master bath, it is also satisfying.

Jean and Paul Fontenot’s bath was outdated anddid not reflect the rest of their décor.

COUPLE TURNS OUTDATED BATH INTO A

FUNCTIONAL DREAM

AFTER: New tile, updated lighting, a storage tower on the new granitecountertop and closing in the knee space with drawers turned thisonce dated bath into a functional one.

BEFORE: Before: A lack of adequate storage, a water leak by the shower, unattractive carpet, big mirrors, Hollywood makeup lighting and busy floral wallpaper dated this bath and certainlydid not give it the Tuscan feeling the owners desired.

Page 22: 0314 houhousehome vir

house& home | March 2014 | www.houseandhomeonline.com22

TIP: The most interesting baths offer contrast among the flooring, cabinets, counter-top, backsplash and wall color.

Like most baths, storage is always at a premium. It was hard for Jean to visualize exactlyhow adding storage on top of the new granite countertop and closing in the knee space toadd drawer storage would look.

But, it was an easy sell to convince the couple to add a storage tower to the countertop, once I emailed them photos of finished baths so that they could see how these changes lookedin actual rooms.

I also recommended adding new individual mirrors as well as bath bar lighting to replacethe dated Hollywood makeup lighting.

“Your idea of removing the carpeting and adding 24-inch large format diagonal tile wasinspired. It made the room feel larger, and now I can enjoy all of my favorite Tuscan acces-sories,” Jean explains.

TIP: Create contrast in materials—rough with smooth, polished with grooved, metallicwith stone.

With my guidance, Jean and Paul selected the neutral Giallo Ornamental granite fromStone Quarry.

AFTER: Closing in the once open knee space with drawers and adding a storage tower with electri-cal receptacles at the bottom section also provides space for items like shavers and toothbrushes.

B E F O R E

BEFORE: Despite the dated design choices and lack of amenities, thebath still had some potential.

“At first I selected a much more dramaticgranite, but you gently talked us out of thatchoice for resale reasons. After our visit, wedecided to select a more neutral color palette. We liked that your suggestions were in linewith our tastes and that you did not forceyour tastes upon us,“ explains Jean.

Additionally, Jean bought monogrammedtowels, which added a personal touch to theroom.

TIP: Minimal changes – like removing car-peting – can make a dramatic difference.

“Every project we have worked on hasalways turned out better than I expected, andthis bath is no exception,” Jean says. She advises consulting a professional beforebeginning any project that affects propertyvalue.

“We felt like your consultation was moneywell spent. We had more confidence in ourchoices and decisions. Your emailed photosand notes helped us visualize the changes, compare costs and assisted in getting competi-tive bids,” explains Jean.

TIP: Removing busy wallpaper can openup the space and bring the view and lightin through the windows.

Jean loves the clean, crisp feel the bathnow has. Even her oil-rubbed bronze acces-sories look crisp and organized in their newarrangement. She loves how her friends andfamily love the new space.”

• Resist the temptation to “decorate” the top of your cabinets with bric-a-brac that addsclutter and requires dusting. In this case, wood trim was added to the storage tower.

• By keeping the original tub, you can splurge on high-end Altman Passione oil-rubbedbronze faucets from Morrison Supply and save on bronze accessory items, such as theclock from Bed Bath & Beyond and the scrolled ironwork from Hobby Lobby.

• Do consider adding a storage tower to your countertop to add a custom look and morestorage.

• Think outside the box. By keeping the original footprint of the bath, you save money andkeep expensive roofing out of the equation.

• Sometimes the most effective strategy is to first rethink the items (like the bath tub) thatare already paid for.

BEFORE: A dated brass shower enclosure, old tile and busy wall-paper overwhelmed the master bath. AFTER: A new and tallerframeless shower enclosure adorned with large Tuscan-style tile, new oil-rubbed bronze hardware and recessed shower nichesadded much needed storage – and an Italian vibe the ownerswanted. The couple selected a honed and filled travertine showertile in light ivory. They chose contractor Chambers Painting andRemodeling, LP to do the work and, with my guidance, choseSherwin Williams’ “Totally Tan” as their flat wall paint color.

Going green – using recycled materials, conserving resourcesand utilizing renewable energies while adapting to city, stateand federal building codes – may seem overwhelming to mosthomeowners and remodelers.

City of Houston leaders agreed it was information overload,so they instigated creating a place where residents can get edu-cated and familiarized with all things green for any new con-struction or remodeling job.

The Green Building Resource Center at 1002 WashingtonAvenue is conveniently located on the edge of downtown andin the city’s permitting center. Free information about energy-efficient construction and products is available every weekdayin the building’s first floor hands-on display showroom.

The permitting center is a five-story building erected in the1920s as a rice warehouse. In 2009, it was renovated using

many recycled products and modernized, grouping togetherthe entire city’s building permitting offices in one conven-ient place.

Architect Steve Stelzer is the program director. He is pas-sionate about conservation, energy efficiency and sustainability. And, he is available to assist residents free-of-charge to maketheir homes more resourceful and efficiet.

“We are educating the public and providing a free resourcefor residents,” says Stelzer. “We offer advice so people canlearn about energy efficiency and use that information whenthey build and remodel.”

“It is a voluntary program but well received by people whobelieve in green behavior.”

Stelzer says he encourages homeowners to come by the cen-ter with their preliminary building plans and learn how to

incorporate green solutions into their construction project. They can learn about different materials and products thatare used for efficiency and sustainability. Fifty displays havebeen donated by companies to promote their products whileproviding generic information about specific topics on thewhole spectrum of green.

For instance, several companies display rainwater-harvestingbarrels. This free method of conserving water and recyclingrain reduces water bills, protects rivers from pollution andhelps control moisture around the house’s foundation. Plus, plants prefer rainwater, which has lower salt and higher oxy-gen than city water.

Information is available about recycled building materialsfor flooring, countertops, doors and acoustical wall panels, aswell as the number one way residents can bring down theirenergy consumption and bills: insulation.

“Insulation is the cheapest thing that you can do in yourhome to bring down bills. Twelve inches of insulation in anattic – where temperatures could get as high as 140 degreesin the summer – will pay for itself in a year,” he says. “This isthe type of information we can assist with.”

A good starting point is the DIY Home Energy Auditavailable on the Center’s Web page (www.codegreenhouston.org).

“Walk around your house with the checklist. It mightmotivate you to make changes,” he says. “You can figurepretty quickly how long it will take for a return on yourinvestment. Sometimes the investment is monetary andsometimes it is health related.”

Displays also give tips on kitchen and bathroom faucets, encouraging the use of aerators in the faucet, which reducethe amount of water used by creating increased water flow, as well as installing higher efficiency commodes, which use less water.

The Code Green building is equipped with roof solar pan-els, as well as some wind turbines. Stelzer explains the panelsonly provide about 4 percent of the building’s electricalpower, but the display is available for visitors to get ideas. Italso has a rooftop garden, which protects the roof from thesun, collects rainwater to feed the plants and helps to con-serve energy.

Monthly seminars at the facility are open to the public. Theyare scheduled for the fourth Wednesday of the month from 6 p.m. to 8 p.m., and are presented in collaboration with theU.S. Green Building Council. Some of the presentations aregeared more toward commercial buildings, but Stelzer sug-gests checking the online calendar for the topic of the month.

Swimming Pool Trends Focus on Making Home More Livable

BY LINDSAY CANRIGHT

Fire meets water in this outdoor setting; a top trend in the Master Pools Guild Builder Survey. (Photo by Jason Camenzuli, courtesty of CP Architecture.)Berry Pools designed the luxurious retreat below.

THE LAP OF LUXURYIf jet setting to San Tropez isn’t part of your workweek regimen, paradisemight be closer than you think. Landscape architects and pool designerscan transform even the most underwhelming yard canvas into an opulentoasis – and only steps from your living room.

“Instead of flying their family of four to Hawaii, people are creating aparadise in their own backyard,” says Keith Smith, president of AestheticPool & Patio Renovations.

The era of the “staycation” has seen an uptick in the desire for indoor-outdoor living spaces.

“One of the challenges is to bring it all together and not make it looklike it was added on by making it flow with what’s already there,” saysJohn Berry, owner of Berry Pools.

Pool designs mirror the evolving nature of outdoor spaces, which arenow more livable and focused on entertainment. Though water features are no less popular, their function is changing.

Page 32: 0314 houhousehome vir

“People don’t want to get in theirpool and swim, they want to get intheir pool and relax with a margaritaor a glass of wine. It’s a place ofleisure now,” Smith says.

Gone are the days of deep ends, curving contours, and vinyl surfacessynonymous with the 1970s and1980s.

Modern consumers favor glass tiles, because of their functional qualitiesand flexible design.

“If you put a whole lot of the samestone into the backyard, it can be toomuch. You need color and contrast, and one way to accomplish this is byusing glass tiles,”says Kevin Harper atPacific Pools.

While blue remains an instinctiveand popular color choice, shades ofemerald and turquoise are also burst-ing onto the scene.

“I’ve been having a lot more peopleask for shades of green for more of alagoon look,” adds Smith.

Green isn’t just driving the colorpalette, there’s also a movement to“go green” by increasing energy effi-ciency.

“The same factors that drive thehome building industry are driving theswimming pool industry and one ofthose things is becoming more energyefficient,” Harper says.

As modern pumps and heaters moveto lower electric bills, new technologyis also upping the convenience factor.

“If somebody is going to spend a lotof money on a pool, they want to beable to enjoy it without having to goout and climb all over pipes and turnvalves,” explains Harper.

Modern pools can be operatedremotely using an interior touch-screen or even a smartphone.

“You can leave your office at fiveo’clock in the afternoon, punch in afew numbers on your cell phone, andyour spa and heater will be ready foryou when you get home,”Harper says.

Eight tips for shoppingat antique weekendLooking for tips to shape a successful shoppingadventure at Antiques Weekend?Paige Hull (The Vintage Round Top) and Linda O’Neal (White ChurchHouse on the Hill) are longtime shoppers at the antiques extravaganza, andthey know the ropes.

Here are eight tips to get you on the right track.

1. If you can, go twice: shop early for the best selection and then againon the last day to get the best deals. If you can only go once, determine ifyou want best selection or best price.

2. Bring cash. Always ask the dealers for their best price.

3. It’s good to start early. You may see an item change hands two tothree times before the end of the show so be the first to buy it.

4. Wear comfortable shoes, bring a hat and wear sunscreen.

5. Go to Warrenton and shop the fields before Marburger begins.Enjoy the hunt in the fields for great finds.

6. Bring a large bag to carry “smalls” that you purchase.

7. When you see something you want, go for it. You may not pass thatway again, and if you do, the piece you spotted may well be gone.

8. VERY IMPORTANT: Bring a notebook to keep a list of vendorsthat you bought large items from so that you can get back at theend of the day for the pick up. The fields are large and can be confusing,so jot down the dealers name and cell phone number. Be sure to take downthe “field” or “show” and booth number.

Ninety miles west of Houston where the salt grass prairiejoins a swath of fertile farmland, half a dozen tinyTexas towns offer a respite from everyday urban living.

Here, picturesque cottages, farmhouses and small inns, some dating from the early days of Texas, are now restored asvacation rentals in stylish, even luxurious fashion, without for-getting their roots.

Creating a sleek, chic interior with rustic charm and mod-ern comfort is second nature to Paige and Smoot Hull whoown The Vintage Round Top, a house located just minutesfrom Round Top’s town square.

Her design philosophy: “Buy pieces that you love, onesthat speak to you, and don’t be afraid to mix the old with thenew.”

Their home’s interior is a combination of clean lines andreclaimed materials handpicked by Paige Hull, an inveteratecollector of industrial objects and vintage furniture.

“Our style is a mixture of modern with vintage touches; it’sa fusion of new and old,” she says.

In the living area the couple has refaced the ceiling withblue-gray and brown planks from the Habitat for HumanityReStore. Reclaimed wood also forms a backdrop for the bed inan upstairs sleeping loft.

Using old items – many with stories – the Hulls find cre-ative pleasure in making their own accessories. The diningroom light fixture was once a metal drum with a wooden arm.The tabletop – found in a field – traveled with a carnival andonce rested on saw horse legs.

Paige and Smoot Hull bought a place in Round Top and immediately began turning it into a country retreat, available to rent. The couple usedreclaimed materials and added repurposed items to create a relaxing ambiance full of inspired ideas. (Photo courtesy of The Vintage Round Top)

The elegant master headboard is fashioned from a found archi-tectural piece with added antique tin panels, and the handsomedaybed is constructed from an antique door and shipping pallets.Sconces are made from cow feed sifters with added burlap fringe.

Displayed on the wall fronting the stairs is an art installation ofmultiple antique suitcases. For them, it represents people travelingin and out of the house. The coffee table trunk covered in stickersfrom actual travel was a $25 estate sale find.

Hull recommends spending a little more for a focal piecewhether it’s an old country store counter to serve as a kitchenisland or a hutch that is crusty and aged but perfectly houses pris-tine white ironstone pitchers and plates.

“One-of-a-kind décor allows your personality to shinethrough,” says Hull.

Best known of the designers contributing to Round Top’shomespun aesthetic is Rachel Ashwell, owner of the Prairie, a clus-ter of five buildings operating as a bed & breakfast and eventsvenue on 46 acres of private land.

The London-born designer dressed the properties in her hall-mark/trademark “Shabby Chic” style, which has gained widespreadacclaim as a line for Target.

For Ashwell, “the beauty of imperfection is at the core value ofshabby chic.”

Her newest book features some of the design work at her TexasB&B. It’s called Rachel Ashwell Couture Prairie And Flea MarketTreasures.

Two more purveyors of down-home design are Joan and JerryHerring of Blackbird Farm. The couple owns three historic housesand the Red & White Inn on the square in Fayetteville.

The Herrings are adept at converting the well worn intoantique chic, and combining vintage items with special high-endtouches like Bella Note linens.

“People come to the country for an authentic experience, butthey want modern plumbing and all the amenities,” says JoanHerring.

Blackbird Farm is a 47-acre retreat between Ellinger andFayetteville with two cabins and a hall for weddings and familygatherings. Three miles from Fayetteville, the couple has a refur-bished log cabin dating from 1850 and the Sealy House. They arecurrently restoring a historic home on Market Street in Fayettevilleproper.

“People just seem to slow down and sleep late when they cometo the country. It's so quiet and relaxing, they don't want toleave,” she says.

Sliding barn doors give rustic appeal to guest rooms and whenthe couple takes down any walls on a property, they harvest thewood for bedside tables and headboards.

“For us, comfort is key. We like to surround ourselves withbeauty and feel that others enjoy that too. We’ve designed placesand spaces with our personal art collections and amenities reflect-ing the way we like to live,” adds Herring.

She is often asked about paint colors, bedding and even if thelonghorns on display are for sale. The two most requested colorsare Tradewind (SW6218) and Alpaca, a soft gray (SW7022).

METAL WINDOW SCREENS MADE AND REPAIRED

Page 56: 0314 houhousehome vir

Interior Designer Trisha Dodson, a self-described “city girl,”escapes to the country with her husband, Marion, everychance they get.

The couple, with their 5 dogs in tow, typically head outevery Friday from Houston. But sometimes, if they can, theytake off a day or so earlier to drive about an hour northwest tothe small town of Burton, where they have a weekend home.

Dodson says they bought the 30-year-old, 1,600-square-foot house three or four years ago, after her son found it onGoogle Earth.

“He and Marion called me and said, ‘Come on, we’regoing to Burton.’ I didn’t even know where that was. Once Iwalked into the house, I knew I wanted to buy it,” saysDodson. And so they did.

The Dodsons previously had been looking at Fayettevilleand other neighboring towns at houses with acreage.

The Burton place, however – while it doesn’t have a lot ofland – satisfied their “want” list perfectly.

Houston Designer Finds Life In BurtonRelaxing – and Addictive BY SUSAN FOX

Joseph & Company in Houston made the comfy linen slipcovers for the Dodsons’ family room. The metal daybed was an Ebay find about six yearsago. She had it cut down to accommodate a twin-size mattress. The original tin below is actually three pieces that Dodson married together for art.

Country Comfort

Page 57: 0314 houhousehome vir

Marion Dodson drew up the architectural plans for the master suitethat was added to the 30-year-old house. The architectural piece abovethe headboard was replicated from an original that Dodson has in herHouston shop -- Memorial Antiques & Interiors on I-10 West. The guestbath below was renovated by the couple, who added a shower.

They primarily wanted a house they could immediatelyenjoy but yet offered remodeling and decorating potential.

It also is located about 10 minutes from Round Top, whereshe enjoys shopping the renowned, bi-annual antiques fair.

Dodson remembers the first day she took her morning cof-fee to the back wrap-around porch to sit, facing a broadstretch of green pasture, and watch her dogs run along afence line, teasing and playing with the neighbor’s donkeysand cows.

“Well, that was one of the happiest days of my life,” she says.

Her Decorating StyleDodson says she wanted their country abode to be both com-fortable and familiar.

“I literally wanted a second home, an extension of ourhouse in Houston. The Burton house is more country – offer-ing a more serene setting, but the style is consistent to whatwe love and enjoy in the city.”

The designer went with a soft creamy color palette punctu-ated with gray, black and some muted blue accents.

Many of the furnishings and one-of-a-kind accessories

Page 58: 0314 houhousehome vir

house& home | March 2014 | www.houseandhomeonline.com58

Dodson had picked up at some of herfavorite Round Top Antique fair dealers.

She favors country French furnishings, rusticwooden pieces, original tins, architectural ele-ments perfect for display, and large slipcoveredfurniture.

The headboard element in the master, though, is a copy of an architectural originalthat she has for sale in her booth at MAI(Memorial Antiques & Interiors) in Houston. It didn’t fit the size of the bed’s headboard, soshe had Joseph & Co. replicate it to size.

The columns, capped off with independentmetal capitals, flanking the dining table in thegreat room of the house were found at theAustin citywide garage sale. They had been ather Houston house but because the homesshare similar styles, they were easy to transportto this new venue.

On a trip to Canton about 15 years ago, shediscovered three original ceiling tins. Two sidepieces and a cornice. She has combined themfor greater visual effect and placed the tri-panel“art” over a French-style burlap-covered benchin their great room, which comprises thekitchen, dining and living areas.

Dodson is first to say that she has amassedover the years a number of interesting treasures. Many of which have found their home inBurton. But an equal number also get trans-ported to her MAI shop space.

Creating SpaceSoon after settling into their weekend retreat,Marion and Trisha Dodson began thinkingabout adding a 750-square-foot master suite totheir home-away-from-home.

The house already had two bedrooms; oneof which had its own bath. The other is a hallbath. The couple redid them both to be moreaccommodating.

“Marion drew out the plans for the vaulted-ceiling bedroom. He’s really good at doingthat,” says Dodson, about her husband whoused to be in the remodeling business beforegoing to work at Fluor.

To be true to their budget, they opted tohire independents and supervised their work. They chose paint-quality pine wood for theirfloors.

She came up with an especially innovativeidea. Dodson hired Houston faux painter JamesFarmer to transform simple bath doors fromLowes into showcase pieces that look likeFrench paneled antiques. And, voila, she gother look – for less.

Houston Interior Designer Trisha Dodson comes out from the drapped kitchen into thelarge main area that includes the family and dining rooms.

Chunk is one of the five dogs that enjoy the house as well. The couple matched new deck-ing to this area when they added the master.

HOUSES OPEN LATE MARCH TOSHOWCASE HOW TO UNIFY OLDSTYLE WITH NEW BY SUSAN FOX

The 38th Annual Rice Design Alliance Architecture Tour, titled “Additionally,” features eight Houston residences, dat-ing from 1885 to 1964. Each has received substantial addi-tions in recent years by local architecture firms.

RDA began organizing tours in 1975 to allow those inter-ested to see first-hand some of the most interesting works forarchitecture.

Late this month, this year’s tour-goers will see how localfirms have increased the size, functional space and use of theolder residences, introduced technologically advanced buildingmaterials, and brought together contrasting architectural stylesand periods.

The tour – March 29 & 30, from 1 p.m. to 6 p.m. – isopen only to RDA members and their guests. RDA member-ships begin at $45 and can be purchased during the tour atdesignated ticket-buying locations or in advance online(ricedesignalliance.org), and in person at the RDA office onthe Rice University campus.

Houston House & Home gives readers a glimpse into twoof the tour homes – in hopes of whetting appetites to seemore and to share the architectural talents that might be oth-erwise missed.

5503 STURBRIDGE1960, Marshall S. MacDougal2008, Dillon Kyle Architecture

“What I like about this house is that it isn’t an imposing one. It’s agood example of mid-Century ranch, with its openness, quiet frontand nice attributes,” says Dillon Kyle, principal of Dillon KyleArchitecture.

The homeowners moved into the Tanglewood house a dozen orso years ago with the plan to remodel in phases. They had found a

family-friendly house on a large lot. “It was a great house that justneeded to be more livable,” says one of them.

During phase one, they added the backyard swimming pooland replaced the existing pea gravel with grass for their children toenjoy.

The next phase, which involved Dillon Kyle, entailed remodel-ing the four bedrooms and five baths. Walk-in closets were addedand the bathrooms received updated looks.

The final phase required the family to move out of the housefor a year so that main house needs could be addressed. Theyfocused primarily on tripling the size of the original galley kitchen, adding a butler’s pantry and acquiring a new paint job.

The new kitchen offers spacious countertop space, and includesan island, eating bar and banquette seating with room for a smallbreakfast table.

A three-car garage that had been turned into a game room byprevious owners “kind of competed with the main house. Plus, itfaced east and with so much glass, it was blazing hot,” accordingto Kyle, whose objective was to visually and functionally unify aplanned new addition with the older house.

The old garage/game room was torn down and an adjoiningnew construction was erected on the same site to house a play-room and mudroom. It opens up to the swimming pool.

“A lot of times people buy into an older neighborhood andwant to erase what was once there. These owners loved the mod-esty of the house . . . I think that’s an admirable and nice approachto buying a home for your family to enjoy,” says Kyle.

The owners tripled the size of the kitchen. On their “want” list was ban-quette seating. The countertops are stainless and Calcutta Gold mar-ble. The photo below shows how the new addition joins the older origi-nal Tanglewood house. Blue stone was placed around the pool. (Photosby Hester + Hardaway)

823 PEDDIE19252008 and 2013, Brett Zamore Design

The 2,200-square-foot Heights home on tour belongs to thearchitect, Brett Zamore, and his wife Rene. Together they livethere with their two children and dog.

The couple bought the 89-year-old bungalow in 2008 andupdated it enough to lease.

During that first phase, the Zamores removed unnecessaryinternal walls to convert three original rooms – traditionally seg-mented for living, dining and cooking – into one visually openand functionally pleasing space.

When it came time to find a larger space for a growing family,Zamore did not have far to look. He returned to his original ideaof expanding and customizing their investment across the streetfrom where they lived so that it could accommodate their domes-tic needs.

The original footprint comprised just less than 1,000 squarefeet.

The second phase focused on a adding a large 16x24 spacebehind the kitchen to accommodate a family room, mudroomand laundry room, in addition to an outside deck designed toaccommodate a 100-year-old native Pecan tree, and a two-storygarage.

A staircase, accessible from the family room, goes up to access the sec-ond floor of the garage – the couple’s master suite.

The design incorporated efficiencies that created little waste duringconstruction, according to Zamore.

LEED sustainable practices were utilized. The home incorporates ener-gy star appliances, water saving plumbing fixtures, low voltage lighting, optimum seer-rated mechanical units, standard size and energy-efficientwindows, recycled hardwood floors, quartz countertops, and non-toxicconstruction materials, such as no VOC paint, non-formaldehyde insula-tion and cabinets, hardie siding, insulated pex-pipe, a 350-gallon cistern, and a standing seam metal roof that reflects the hot sun.

Walls dividing the original footprint into three dinstinctive rooms were torn down to allow for easy flow. Below is the master bath, which is new con-struction. (Photos by Luis Ayala)

In Texas there are two seasons: summer and almost summer. Thealmost summer season runs from November to May and is alsoknown as our fall/winter season. Summer season starts in June andruns through October, which may have some cool days and nights.

This past winter is reminiscent of the winters we had in the1980s when we were Zone 8. Did you know that Houston'sUSDA climatic zone has changed three times in 25 years? In1985, Houston was Zone 8; in 1990, we became 8b, and in theyear 2000, we changed again to 9a-WOW! This winter doesn'tseem to reflect global warming does it?

So what will this summer be like? One thing is for sure if youdon't like the weather in Houston just wait a while, and it willchange. To experience severe degree temperature swings in a daycan be quite common here.

Where am I going with all this? If you are new to Houston ornew to gardening, plant what you think is pretty, and see how theyperform. Gardeners should shop local, independent, nurseries forplants that will grow well here.

There are some guidelines successful gardeners follow:1) Soils must be porous and allow good percolation or drainage, whether in a container or in the ground. Tip: Most plants needthe soil to dry out in between watering, as this is when plants man-ufacture carbohydrates (food).

2) If you are gardening in containers, use a "real soil," such ascompost. This holds moisture and promotes good strong rootgrowth. Strong roots produce healthy, strong plants. When using abark-mix potting soil, you will notice as you water that the waterruns right past the roots and out of the pot. This mix requiresthree times more hand watering in the summer to keep the rootsmoist, but this can be a great mix for the person who has a ten-

dency to overwater! When using a peat-based potting soil, the soilgets water logged because the mix never dries out and this killsroots on the plants. A peat-based soil is a good mix if you forgetto water.

3) When using clay pots you need to know that clay is porous andbreathes, which removes 50 percent of the water out of the soiland away from the plant. Clay is good to grow cactus, succulents, and dry loving plants. It is also good for the overwaterers!

4) Plastic containers keep the soil moist and dries out slowly, espe-cially if using a peat-base mix which can be too wet for manyplants. Use plastic pots for those plants that like to stay evenlymoist like ferns and other shade loving plants.

5) Using a topdress of leaves, pine needles, or mulch will keep thesun from baking the soil dry and maintains a more consistentmoisture level, ideal for maximum plant growth.

Two plant combinations that are not only flameproof but vacation-proof are:Canna ‘Australia,’ Russelia aka Firecracker, and yellow LantanaDark Blue Plumbago, ‘Goldstar’ Esperanza, and African IrisTwo plant combinations for a shady location are:Alocasia, Begonia, and yellow sweet potato vineCalathea 'Roseo-picta,' Black Coral Sansieveria, and silverDichondra

For gardeners who will only grow what they can eat, two com-binations are:Peppers, Basil, and OreganoKumquat citrus, Lemon Balm, and Kentucky Colonel Spearmint

Colorful Container Combos for Houston SummersBY LINDA GAY

The Arbor Gate nursery has created beautiful plant combinations that are truly flameproof to Texas summers. When choosing plants for a combination con-tainer, you will need a “Thriller” (tall focal point), “Filler” (fills up the pot around the Thriller), and “Spiller” (cascading creeper over the side).
