INTRODUCTION
Currently home to approximately 912,000 people, the region (Logan LGA & Gold Coast LGA) covers an area of approximately 2,292 square kilometres.
In recent years the region has transitioned from an economic base of tourism and construction to a more diverse, knowledge-based economy valued at $25.2 billion. The region still welcomes close to 12 million visitors each year who spend close to $1.2 billion per annum.
The region is one of the fastest growing regions in Queensland. Both the municipality of Logan and the municipality of the Gold Coast are expected to grow by 200,000 and 300,000 people respectively. Over 130,000 new homes will be required to accommodate this growth in the Gold Coast municipality alone.

Some areas within the region are experiencing double-digit growth. Pimpama grew by a rate of 31% in 2016/2017 and Coomera by 10% in 2016/2017, compared with Brisbane’s growth rate of only 1.7%.
A number of significant civil projects and infrastructure projects are currently being planned to manage the forecast increase in population.
The growth region surrounding Coomera is located in the northern part of Queensland’s Gold Coast and the broader Logan City local government area, approximately 30-40 minutes’ drive from the Brisbane CBD and only 15 minutes’ drive to Southport, the major commercial hub of the Gold Coast.
THE REGION IS BECOMING AN INCREASINGLY POPULAR DESTINATION FOR RESIDENTIAL PROPERTY INVESTMENT AND OVER 130,000 NEW HOMES WILL BE REQUIRED TO ACCOMMODATE THIS GROWTH IN THE GOLD COAST MUNICIPALITY ALONE.

Home of the Arts (HOTA) on the Gold Coast hosts musical events, theatre, dance, comedy, opera, cabaret and kids shows. In addition to the arts centre, a Gallery positioned to become a cultural attraction in the region is currently under construction.This international-standard art gallery will comprise of 3000m2 of exhibition space over six levels, retail space and a dining area, due to open in 2021.
GOLD COAST LIGHT RAIL The Gold Coast light rail (G:link) opened in 2014 and the initial stage connected 16 light rail stations along a 13 kilometre route from Broadbeach to Gold Coast University Hospital. The recently completed stage 2, extends another 7.3km to Helensvale with 3 new stations constructed.
RETAIL AMENITY The area is serviced by major regional shopping precincts such as Australia Fair, Pacific Fair, Harbour Town, Westfield Helensvale and the brand new Westfield Coomera. A number of smaller satellite precincts including Pimpama City, Pimpama Junction and Coomera Square also service the area.

The South East Queensland growth corridor benefits from its immediate proximity to both the employment nodes of Brisbane to the North and the Gold Coast to the South. Specifically, a number of major infrastructure projects as well as the Gold Coast Rail Link will provide large employment opportunities for the area.
Logan City currently has 21,000 businesses providing approximately 89,000 jobs. Its population is tipped to grow from 300,000 to 500,000 over the next 20 years.

Stage 2 included a $420 million, 7.3 kilometre extension to the Gold Coast Light Rail line and generated 1,000 direct and indirect jobs. Stage 3 will take 3 years to construct and will begin in June 2020. The new expansion will increase employment opportunities throughout the region due to increased accesibility and transportation.

Median House Prices – over the past four years have seen strong levels of growth, averaging a 5.8% increase per annum since 2013.

Over the past 4 years the median land price had averaged 5.2% per annum compared with 5.7% within the broader Gold Coast LGA. However, Coomera has recently experienced significant level of growth with 9.56% growth experienced in 2018.

The suburb currently has a very low vacancy rate (decreased since the last 2 years) of 1.9% reflecting a high demand for housing in the area.

MAJOR ROAD UPGRADES
More than $1.5 billion has been allocated by the Australian and Queensland Governments to widen two sections of the M1 Pacific Motorway. This upgrade will reduce travel time and congestion, improve traffic flow and access on and off the motorway in the Gold Coast Region.

South East Queensland is set to benefit immensely from the extension of the Gold Coast Light Rail set to increase connectivity and tourism projects creating employment opportunities and economic growth.

GOLD COAST LIGHT RAIL EXPANSION
The extension of the Gold Coast Light Rail line was announced in early 2016 and is one of the largest transport infrastructure projects in Australia. Works commenced in April 2016 and the G:link now connects 19 stations along a 20km route, before connecting to the Heavy Rail Train Station at Helensvale. The most recent stage of construction will connect Broadbeach to Coolangatta (via Gold Coast International Airport).
HOSPITAL EXPANSION
There will be a $112.2 million commitment over four years to redevelop Logan, Caboolture and Ipswich Public Hospitals in SEQ. The Logan Hospital Infrastructure Program is set to support new residents moving into the region with 4 new levels, 105 new beds and 48 new treatment spaces. Young families will also benefit with a 1,803m2 expansion to the maternity ward offering new beds and birthing suits. A brand new multi-storey car park is also planned to provide ample parking options.
COOMERA TOWN CENTRE
The new $470 million Westfield Coomera is perfectly position to become the heart of Coomera Town Centre. Recently opened in October 2018, Westfield includes two supermarkets, several major retailers, 120 specialty stores, casual dining and entertainment, a cinema and market-style fresh food precinct. Upon project completion the Coomera Town Centre will include health and lifestyle amenity and 25,000 dwellings.

THE STAR GOLD COAST CASINO UPGRADE
Formerly known as Jupiter’s Casino and making great headway on the transformation, the original $850 million masterplan to expand the Broadbeach property has expanded into a mega investment of $2 billion set to boost tourism and jobs in SEQ. A plan to construct 4 additional towers and increase capacity to 3000 hotel rooms is set to make The Star comparable to some of the largest Las Vegas resorts. The project is set for completion in 2022.
MAJOR ACTIVITY CENTRES
A number of major expansion areas have been identified for development in the SEQ Regional Plan including Coomera, Park Ridge, Yarrabilba, Flagstone/Flinders, Springfield and Ripley, which will see the development of a number of new town centres and commercial/industry nodes.
SPORT AND RECREATIONAL FACILITIES
As part of the Commonwealth Games, over $320 million in new sporting infrastructure was developed in the region. Adding 3 new sporting venues to the Gold Coast, 7 upgraded facilities and the new $40 million Coomera Indoor Sports Centre.

A $550 million legacy project has begun to convert the former Gold Coast 2018 Commonwealth Games Athletics Village, to mixed use residential, retail and commercial development. Encompassing over $5 billion in world class infrastructure, the recently completed precinct includes the Gold Coast University Hospital, the new Gold Coast Private Hospital and Griffith University, forming 200-hectare high-tech hub. Supporting 26,000 jobs once complete and $2.9 billion for the economy over the next decade.
