THE SOUTH FLORIDA ADVANTAGE
Strategic LocationBroward County, located in South Florida, connects an immense amount of transportation networks by land, air or sea to the rest of the world. Broward County is the only place in the country that an international airport, seaport, railways and a massive network of super-highways come together in an area less than 1.5 miles in diameter. Geographically, it is one of the most desirable areas of South Florida due to its easy access to every major highway in the region including I-95, I-75 and the Florida Turnpike. Fort Lauderdale-Hollywood International Airport can fly non-stop to over 55 cities in the United States and to 40 different international destinations.
With its centralized location, Broward County not only provides a customer base from the South Florida population, but it also attracts hundreds of thousands of commuters and consumers on a daily basis. Due to the continuous development and evolution of Broward County, it is constantly improving infrastructure to accommodate the growing population. A recently completed $650 million capital program supports the increase to over 25 million airline passengers in 2015. Growing EmploymentThe labor force continues to expand in Florida, increasing by 110,00 participants since April 2016 as new graduates enter the market. Expansion of the labor force in July of 44,000 people compounded with employment losses elevated the unemployment rate 20 basis points to 5.1 percent. In Broward County, the unemployment rate as of June 2016 was 4.5%, which is a nearly 200 basis point improvement year over year. Construction and professional and business services continue to lead the way in terms of employment growth, growing 5.7 percent and 4.2 percent, respectfully, compared to this time last year. Strong Industrial MarketMany Broward County companies renewed as well as expanded to take advantage of the South Florida’s growing economy. The overall vacancy rates have decreased while the industrial market remains active with higher rents. With strong absorption & growing rental rates, it is anticipated that Broward County will remain a top industrial market. Its central location, multiple interstate access points, vibrant labor pool, and access to executive housing continue to separate it from other locations.
