Welcome to the November edition. With the last month of Spring amongst us, finally the Tuggeranong market gives buyers and sellers reason to feel warm and fuzzy. Excitingly our statistics are showing promising signs of market improvement, with a sudden influx of fresh homes hitting the sales market. Most encouraging, and a positive sign of local buyer confidence, was the high increase of overall stock levels reaching agreement, the first time to which we have been able to report a percentage higher than 20%. This indicates that both agents and sellers have been much more conscious of pricing homes both realistically and competitively. If agents and sellers are too ambitious with their advertised price expectations, this results in low open home numbers and invariably - not much buyer feedback available after a weekend to provide an owner as to why their home may not be selling.
In regards to a chosen sale method, you will find that generally as the market picks up so does the trend towards marketing homes by way of auction. Currently there are upwards of 10% of available homes with auction campaigns underway and a figure that will continue to rise throughout the rest of the year.
Although local Tuggeranong buyers still may not have completely embraced the Auction process as have those in the inner suburbs, it is becoming increasingly evident that gaining insight and appreciation of this method offers benefits of transparency and certainty. On the internal front, proudly our office again has achieved an average sale price in excess of $40,000 over that of the regional average, proving that skillful negotiations and quality marketing make an enormous difference to your bottom line. In addition, Salesperson Brian McPherson of our office notched two noteworthy sales this month, with one being case study 9 Dalgarno Close, Oxley - the second highest sale price achieved overall for the suburb this year behind 1 Lamble Place (also sold by Peter Blackshaw Real Estate).
