Our Excel/Docklands branch opened in 2006 and is situated in the heart of the Royal Victoria Docks and is within a short walk of Royal Victoria DLR. Residential Lettings, Sales and Financial Services are offered from the branch, which covers the Docklands area.
Docklands is fast becoming one the most popular areas of London with its close proximity to the City and Canary Wharf and the excellent transports links consisting of the Underground, Docklands Light Railway (DLR), City Airport, Emirates Cable Car to the O2 Arena and easy access to all major roads and motorways.
Excel /Docklands
A (very brief) history of The Royal Docks
Early days
The Royal Docks area is named after three docks – the Royal Albert Dock, the Royal Victoria Dock and the King George V Dock. The three docks collectively formed the largest enclosed docks in the world, with a water area of nearly 250 acres and an overall estate of 1,100 acres. This is equivalent to the whole of central London from Hyde Park to Tower Bridge. At its peak, hundreds of thousands of cargoes of grain, tobacco, meat, fruit, and vegetables were unloaded onto the quayside and stored in the giant granaries and refrigerated warehouses, and passenger ships arrived in their hundreds.
Fall and rise
During the Second World War, London and the River Thames were the prime targets for the intensive bombing campaign, with thousands of bombs falling on Docklands, with much of that on the Royal Docks and surrounding area. But despite this, the Royal Docks remained open and towards the end of the war, the Royal Docks played a vital role when the mulberry harbours that helped establish the beach head for the Normandy landings were constructed in secret within the docks.
Although the Royal Docks suffered severe damage from German bombing in World War II, they recovered after the war but suffered a steady decline from the 1960s onwards, and the docks finally closed to commercial traffic in 1981.
In the 1980s the London Docklands Development Corporation (LDDC) was set up to regenerate the docks, improve the transport links and promote residential and commercial developments in the area.
Since then, the area has seen huge improvements due to investment from new residential developments, the arrival of large multi-national companies and the re-development of the Canary Wharf Shopping Centre. There are many other local attractions such as Retail Parks, London City Airport, which opened in 1988, and of course the ExCel Centre which was used for the Olympics’ 2012 and continues to hold major exhibitions throughout the year. The area is steeped with heritage, such as the original cranes and historic warehouses, which are still present from when the docks were first built in 1880.
The future
There are many residential, commercial and retail developments planned for the next few years including the £3.5billion Silvertown Quay project to provide offices, 20,000 new jobs, a tech hub, 3,000 new homes and brand experience pavilions. The Silvertown scheme, along with the Royal Wharf and the ABP development represent a multibillion pound transformation of the derelict docks into a thriving waterside community. By 2020 all of what was formerly dock buildings and land will have been regenerated.
Masterminds in local knowledge Local knowledge is a top priority at Outlook, in fact, this could easily be our Mastermind specialist subject! We believe a successful sale is not just about knowing where the nearest school catchment is, or the distance to the train station, but also having a keen understanding of an area’s heritage, community and future.
Award winning customer serviceSince opening the first branch in 2001, Outlook has invested 15 years in building a solid reputation based upon exceptional customer service, delivered with integrity and passion. But don’t just take our word for it; allAgents.co.uk – the industry benchmark for reviewing and comparing estate agents – has ranked us in the top 1% of trusted Estate Agents in the UK.
We don’t believe in the ‘one approach fits all’ method. We view each customer as unique and we take time to get to know you.
Why choose Outlook?
Agents at your serviceUpon instruction, an Outlook agent is specifically assigned to you and their mission is to provide a seamless, end to end managed sale. But don’t worry, there is nothing secret about our service, we pride ourselves on our transparency and having clear cut conversations with you so you have an understanding the whole way through. So rest assured, from the moment you meet us and instruct us, right through to completion, you’ll have your very own agent guiding you step-by-step through the process, keeping you constantly informed until the mission is complete.
A personal Outlook for youOutlook staff take the time to get to know you and your situation and we will talk candidly to you about what we think will work in your circumstances. As every homeowner and property is unique we believe our approach should be bespoke. We do not treat our customers in a one size fits all manner – we adapt to you. But one integral thing we do not compromise on is ensuring the sales process is done by the book for everyone.
Cut out the cowboysNot all Estate Agents represent their profession well, so at Outlook we work doubly hard towards building a more positive perception of our industry. We don’t believe in cheap sales techniques such as hardball selling or scare tactics, we simply remain professional. We view each customer as an individual and understand that buying a house is a huge life changing decision which needs a balance of sensitivity, precision and a positive two way relationship. Outlook care, because you care.
Outlook are particular about the particulars
Get your property snapped up
Often buyers will view properties based on the images alone and properties with poor quality images can lie dormant for months without a single bite. Outlook have a very unique approach to this process. We use a small pool of professional, trusted and talented photographers that are matched to you according to the style of your property. They will create a portfolio of high quality, marketable images that capture the feel of your home and ensure your property stands out to potential buyers.
Measure up against the rest
Taking the internal measurements of a home is a small but incredibly powerful tool to help sell a property and set you apart from others. Having a floor-plan adds another dimension to your property particulars and the more information we have for a potential buyer ensures we engage with only the most qualified of leads.
Route to market
Outlook uses multiple sources including digital platforms, such as online property portals, as well as print media to promote your property for the maximum exposure and reach. It may be that you benefit from visibility in your local shop window, or we reach out to a wider network of buyers via our neighbouring East London branches; each case is different and we will do what is right for you.
Marketing your property is a top priority for Outlook and ensuring you have high quality, professional photographs to add to your property particulars is an essential part of our offering.

Rightmove is the UK’s largest property portal. Visited by more buyers, sellers, renters and investors than any other property website. It offers home movers the perfect place to search for their next home and research the things that are important to them such as property prices and information on local schools. Every month over 1.5 billion pages of property are viewed on Rightmove from around 110 million visits(1). This huge audience of UK home movers coming to Rightmove is why it achieves 82% of the total market share of viewed property pages in the UK compared to other property websites(2).
It’s the only place to view over 1 million properties online giving a whole property market view of the UK. In fact over 90% of home sellers expect their property to be marketed on Rightmove (2). UK home movers are viewing more property on mobile devices than ever before. Over half of all properties viewed on Rightmove are viewed on a mobile or tablet device which is why they have ensured your property will look great on mobile, with large images and an easy to use app on any platform. Whether you’re looking for your next home to purchase, place to rent or investment property, Rightmove is the UK’s destination for property, helping you ‘Find your happy’.

Keep an eye out for our branded vehicles in the area. It’s a top priority for us to keep an active presence in the community, especially when it comes to marketing your property.
Our offer of discounted sales fees runs for the duration of 2016. We thought it was something worth shouting about.
Valuation
Our expert valuers can tell you how much rent to expect, and how to go about maximising your property’s rental potential. But it’s also important for us to understand what you’re looking for in a tenant – getting the right tenant is just as important as getting the right rent.
Marketing
Once the property is ready for market we’ll take photographs and produce property particulars. We’ll advertise the property, and our local lettings team will start talking to potential tenants and arranging viewings – the more the better.
Offers
Once we’ve found someone who wants to be your tenant we’ll ask them to make a written offer. We’ll send the written offer to you for your consideration and give you advice on how to respond. We’ll always negotiate to get you the best offer we can.
Referencing
It is essential to conduct thorough referencing. We’ll conduct all the necessary checks on your behalf and report back to you before the tenancy starts.
Tenancy Start
There’s a lot to organise before the tenancy begins: contracts, deposit protection, safety inspections, landlord licences, furniture deliveries and much more. Let us handle the arrangements for you, making sure that both Landlord and Tenant are happy on move-in day.
Valuation
It all starts here. After visiting your property we’ll produce a detailed valuation report. We’ll tell you the minimum price we think you’ll achieve, and also the most ambitious marketing price we can recommend. Our report will assess the key selling features of your property, and provide details of similar properties being sold nearby.
Marketing
It’s about getting noticed! We include professional photography free of charge on every single listing – there’s no better way to make your property stand out from the crowd on rightmove.com and onthemarket.com. We’ll also produce floor-plans and print high-quality property particulars to hand out to potential buyers. We’ll accompany every viewing so we can point out all the advantages your property has to offer.
Offers
We’ll present every offer to you in writing along with important details about who the potential buyers are and what their financial position is. Our in-house mortgage advisor is on-hand to speak to buyers so we can ensure they are in a good position to proceed with a purchase. Most important of all, we’ll always negotiate to get you the best offer we can.
Conveyancing
The hard work doesn’t end when a buyer is found. Conveyancing can be complicated, frustrating, and confusing. Outlook aren’t just here to find you a buyer; we’re also experts in navigating the conveyancing process. As well as recommending a reliable solicitor, we will also ensure you receive regular updates on the progress of your sale, and stay in regular contact with all the relevant parties to make sure problems are dealt with quickly and the process is as smooth possible.
Exchange and Completion
Once we’ve helped you to tie up the loose ends it’s time to agree the completion date and exchange contracts. Then get ready to book the removal van, defrost the freezer, and open the champagne!
Our SalesProcess
Our LettingProcess
We don’t just sell and let property.Let’s talk about what else we do.

A kitchen can sell a home, so make sure it’s clean, tidy and smelling fresh! Also, consider fixing minor repairs. It’s a small investment that could pay handsomely in the final sale. Gurveer Nashaan, Sales Manager – Excel/Docklands
“Outlook Tip
”
Make the home fit for purpose, for example, take some time to dress the bed, or clear the dining table. Buyers like to imagine themselves using the space. Victoria Robson, Head of Operations – Stratford
“Outlook Tip
”Make sure your property stands out. Putting yourself in the viewers shoes can help you be more objective with this. You need to dress the house to sell and give viewers a fresh perspective as soon as they walk in. Lee Kennedy, Senior Property Consultant – Excel/Docklands
