Change is afoot and it seems we are all in circulation more than ever. Expectations are changing, as are the ways we are using our homes. A NEW WAVE OF LUXURY IN HANCOCK PARKA case study: 516 S Hudson at ~$8.5MM shows us how an English Tudor can be reinvented for today’s lifestyle while maintaining its timeless elegance. Basements with screening rooms++ are the new amenities. Luxury home median prices ($4MM and above) have appreciated 6% versus Q3 ’14 with an average price per square foot of $826. The highest price per square foot sold was $1300, still well below West LA and NYC prices.

THE TIDE IS HIGH AND WE’RE MOVING…• Mid-tier home median prices ($2-4MM) have also appreciated 2% with an average price per square foot of $735. Unit volume was down

over 21% as homeowners are reluctant to sell and pay substantial capital gains tax.

• Homes under $2MM appreciated over 16% with an average price of $665 a square foot. Unit volume was also down over 21% as those wishing to sell face stiff competition among others also wanting to trade up.

• The average price to rent a home in our neighborhood is $6,269, 22% higher than last year. Unit volume was up 24%.

• Condo prices have appreciated 10% and Hancock Park Terrace on Wilcox broke through the $1MM barrier.

• Surrounding areas have seen appreciation as well. Most noteworthy to us are Hollywood north of Melrose and below Willoughby where new the average price per square foot is $704, 7% above a year ago driven new construction over $2.5MM. Country Club Park HPOZ between Olympic and Pico homes are selling for an average of $671 a square foot, up 42%. Investors are renovating beautiful large homes in the central location.
