Yes, you can build a modular or manufactured home as long as it's on a foundation. 3) Where can I get a building permit? You can get it from the Modoc County Building Permit Department. 4) Is there an expiration date on the building permit? You have a year to build from the time you get your permit. After it expires, it can be extended for a few more months. 5) Can I put a trailer on the lot? Yes, you can but there's a maximum of 30 days to park on the lot.
6) Who takes care of the ground maintenance? The HOA takes care of the ground maintenance while the lot is still vacant. You are responsible though after you've built a house. 7) I'm not ready to build yet, what are the my other expenses aside from the property tax and HOA dues? There are NO other expenses aside from the property tax and HOA. 8) Are utilities available? Yes, they are all available on site.
