The site is located on the Scheldt, near the centre of Antwerp. Once it was the heart of the European petroleum industry. Today the remediated areas are ready for a new chapter: Blue Gate Antwerp, a leading public-private project for businesses that take control of their own future.
Blue Gate Antwerp is the first circular, eco-effective, water-bound business park in Belgium. The ideal breeding ground for the growth process of sustainable businesses in the chemical industry, cleantech and logistics.

Our sustainability vision starts with the 5 Ps of the Sustainable Development Goals of the United Nations: People, Planet, Prosperity, Peace and Partnership. In partnership with Cifal, a training centre of the UN, we have implemented sustainable development goals into the DNA of Blue Gate Antwerp.

A public-private partnership with strong shoulders
Antwerp City The city of Antwerp is entirely committed to the sustainable redevelopment of the former Petroleum-South site. Antwerp is at the origin of the project through the autonomous municipal business for real estate and urban projects (AG VESPA) and the Business & Innovation (B&I) service. In this way, the city supports circular economy, sustainable innovation, local entrepreneurship, multi-modal mobility and high-quality job creation all at once.
The public-private partnership brings together a lot of relevant expertise, political support and financial strength. These are the strong shoulders that support Blue Gate Antwerp.
Flemish government The Flemish government is the initiator of Blue Gate Antwerp together with the city of Antwerp. Via the do and dare company PMV, it invests in the remediation and redevelopment of brownfields. The Flemish Waterway (the former ‘Waterways and Sea Canal’) carries out its core task through this project. It promotes inland navigation and water-bound entrepreneurship by offering business parks, quay walls and logistical facilities.
DEME Environmental Contractors (DEC)
DEC is an international specialist in environmental projects such as soil remediation, the purification of landfill sites, recycling techniques, waterworks and the redevelopment of brownfield sites. That makes DEC the right partner for this public-private partnership right from the start.
Bopro Bopro is an international real estate developer and service provider. It specialises in construction projects, property management and sustainability advice. Bopro uses this know-how to develop and manage Blue Gate Antwerp in a sustainable manner. During the entire development or guidance, the project managers take the global sustainability objectives into account.
Flemish and European subsidies The innovative vision and sustainability efforts of Blue Gate Antwerp are also rewarded with government support. The project receives subsidies from the Flemish Agency Innovation & Entrepreneurship (Vlaams Agentschap Innoveren & Ondernemen, VLAIO) and the European Regional Development Fund (ERDF).

With an eye on far-reaching circularity, we match your business with other candidates to achieve optimal clusters. Therefore we use an identification tool to reveal the synergies both inside and outside the site.
MAKE IT LAST…
We take sustainability very seriously. We closely supervise the efforts in this area before, during and after the development of your CO2 neutral real estate. After which a sustainability report about the operations is made according to GRI standards.
LET’S BUILD IT
Together we draw up a program of requirements for the new building which indicates necessary functions and surfaces. The technical requirements regarding durability, together with the company-specific requirements will be treated in the program.

With Blue Gate Antwerp we strive for CO2-neutrality for electricity and heating. In addition we work together with you on a development plan for this around five specific ambitions:

Plotting lots: where do you settle?
The total project area of Blue Gate Antwerp amounts to 63 hectares. We develop the site as a green lung in which we embed companies in 3 phases. And you get the first choice: welcome to phase 1!
At this moment we are developing the first zone of the area. Between now and 2030 we will start phases 2 and 3 and the green corridor will be extended over the entire site. What weighs in the most for you: the proximity of the water, the interaction with other R&D companies, or the visibility on the approach roads? We are happy to advise you on your ideal location.
Technical details
The technical details and guidelines are different for businesses in the core area and businesses on the periphery. These are the most important agreements:
Lot size
At least 5000 m² per lot (potentially to be shared with another business).
Building grade CORE: at most 70% built, at least 70% green space on the undeveloped area and a maximum building height of 17 metres.
Rooftops At least 40% of the roof surface is covered by photovoltaic cells, technical installations are hidden from view, and remaining space is arranged as a green roof.
PERIPHERY: no more than 50% built, at least 70% green space on the undeveloped area and no more than 9 floors (with a maximum F/P of 2.5).
