hotel amenities), and• 13thfloorterrace(forusebyresidents).ThedesignofopenspacewillcontinuetoberefinedduringreviewbyCitystaffandtheDesignReviewCommittee.

Street-Level ImprovementsTheprojectproposessignificantadditionalpedestrianspaceandamenitiesatstreetlevel.Sidewalksarewidenedtoallowforseveralelements.OnCenterStreet,thesidewalkaccommodatesmoveableseating(forusebygeneralpub-lic)andplantingareascontainedbycurbs.OnShattuckAvenue, the wider sidewalk accommodates an “allee” (two rows)oftreesandabikesharestation.TheCityofBerkeleyseekingalocationforabikesharestationclosetoBART,withthebikesharestationinstalledbytheCity.Street elements would complement the scale and character of traditional elements, with some contemporary expres-sionenvisionedfortreegratesandtreeguards.Treegrateswouldnotbeallowedtocutintotreetrunksastheywiden,asstreetelementswouldbemaintainedaspartoftheproj-ect.Streetlevelimprovementsalsoincludeadrop-offlaneforhotelguestsandcondominiumowners.Allmajorhoteloperatorsrequirecurbsideparking.Furthermore,dropoffzoneiscriticalforfunctionalvaletparkingon-andoff-site.

3rd floor (Conference Space & Hotel Amenities)Outdoorconferencespacewouldbeprovided.Ontwosides,theconferenceterracebeembracedbyconcreteplant-erswithshrubsandsmalltrees,slightlyangledtoempha-sizeCenterStreetasavisualfocalpoint.Landscapingwouldbeup-lightedfordramaticeffectatnight.Concreteplanterswouldincludefixedwoodseating,butotherwiseseatingandfurnishingswouldbemoveable.Decorativepaversareexpected.

Asetofthreeretractableawningswouldcoverthespacewhenitrains.Whenretracted,theawningswouldbecon-cealedagainstthebuilding.Whenextended,theawningswouldbeconnectedtostructuralpostsalongCenterStreetpropertyline.CenterStreetpostswouldalsocontainlight-ing,soundequipment,anddataaccess.A pool and seating area provides outdoor amenities for hotelguests.Thepoolmustbeoverandsupportedbytheconcretepodiumabovethe2ndfloorparkinglevel.Togetto the top of the pool, guests will use stairs or a ramp to enterthepoolfroma“raised”terracethatis4feetabovetheconcretestructuralpodium.Theterracewouldalsohaveroomformoveableseating.The3rdflooralsocontainsprivatepatiosforindividualsuites.Thepatioswouldseparatedbyconcretepanelswithintegralcolor,alongwhichawoodbenchwillbefixed.Pa-tioswillalsohavelargepottedplants.

13th floor terrace (for use by residents)The13thfloorterraceandclubroomwillbeusedbycondo-miniumresidentsandtheirguests.Theterraceispartiallyenclosedbyshrubsandtrees,butwithoutblockingmajorviews.Theterrace’srelativeopennesscanbeusedinaflex-ibleway,suchaswithmoveableseating.Oneexceptionwouldbeanintimate“firepit”surroundingbyfixedseatingandscaledandconfiguredtoencourageconversation.Twooutdoorkitchenswillalsobeprovidedwithpreparationareas,sinksandBBQgrills.Theterracealsoservesasfireegress,linkingstairsonfloors13to18,toafirestairthatrunsfromthe13thfloorterracetoastreetlevelfireexit.Lightbollardsreinforcethispath,and would lead to a small “overlook” that would serve as anvisually-interestingfocalpoint.,andarealsolocatedinplantedareas.Lightbollardsandlightsconceswithcutoffswouldbeusedfordownlightingonthe13thand3rdfloor.Downlight-ing would minimize glare and create a dramatic nighttime environment.
