• Consists of one Board Member (Connie Hill) &
two At-Large Members (Gayle Cappola & Deb
Clark)
• This current Committee addressed and
approved the following requests:
– Four (4) paint requests approved
– Two (2) fence replacements approved
– Two (2) roof replacements approved

• Dead grass / sod replaced at pond at landscape
contractor cost
• Repaired fence at pond
• Signs at pond replaced
– “No Fishing”
– “Fence Climbing Prohibited”
• Landscaping at front replaced after truck
accident on 15 December 2016

• Replaced the “Deed Restricted Community” sign
at entry
• Pond aeration system received a major overhaul
– Aerator pump rebuilt
– Diffuser trays and membrane sticks replaced
• Rusted / non-operational electrical receptacles
on the gazebo and on concrete post at pond
replaced
• Pond fountain cleaned

Prohibition as approved at a Special meeting on
11 April
• All 2017 Homeowners due have been paid –
June
• Greenleaf (Landscape Contractor) contract
revised to provide regular application of fertilizer
and weed control

to a ‘hybrid’ type

• BY LAWS – ARTICLE IV
– Section1. NUMBER. The affairs of this Association shall
be managed by a Board of five (5) Directors who are
members of the Association in good sanding.
– Section 2. TERM OF OFFICE. The members shall elect
five (5) Directors for a term of two years. To ensure
continuity, three Directors will be elected in odd
numbered years and two Directors will be elected in
even numbered years.

• Board of Directors recommend that the residents approve an increase in the annual dues of $50– Dues will increase from $250 to $300
– Last dues increase was in 2007
– Cost of Living Increase / Inflation since 2007
• Dues in nearby neighborhoods:– Rio Villa recently increases dues from $325 to $350
– Lake Washington – from $200 to $492 yearly
– West Melbourne – from $300 to $425 yearly
– Viera / Suntree – from $300 to $1,064

• What is the status of the sidewalks being put in
place?
• On indefinite hold!
• Required process to make a change to the
neighborhood has not been accomplished
– Petition stating wording and signed by 29 (40%) of
members in good standing
– Special meeting within 30 days
– At least 50% of the members must agree to the
change
